    <title>Great little "Stay-cation" Idea...Visit the Days of World War II</title>

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; I'd written a blog some time back about a really fun exhibit that I'd seen at Pottstown's Community Days.&amp;nbsp; It is called Reflections of World War II.&amp;nbsp; It is a large trailer/vehicle that has been converted into the "Home" of a typical family during WWII; from an old icebox, and nostalgic music on the radio to the exact bedroom with chenille bedspread that my own grandparents had, back in the day! &amp;nbsp; The people that "live" in the exhibit are all dressed in the garb of the day...They are true history lovers and are there to make the experience truly real for you and your family.&amp;nbsp; I wanted to include their calendar of events so during the course of this Summer of high gas prices- you might be able to have some fun during what many families are calling their STAY-CATIONS!&lt;/p&gt;

&lt;p&gt;&lt;em&gt;Let me start my photo show of our soggy, yet very exciting beginning to the 4th of July festivites; the traditional parade!&amp;nbsp; These two very attractive people above are my daughter, Megan &amp;nbsp;and my grandson, Ashton&amp;nbsp;under the required umbrella awaiting the beginning of the parade.&amp;nbsp;Although, it wasn't quite the same&amp;nbsp;with the steady rainfall...I have to&amp;nbsp;say the beautiful array of umbrellas did add a unique look to the day!&lt;/em&gt;&lt;/p&gt;

&lt;p&gt;&lt;em&gt;What would a 4th of July celebration be without Uncle Sam?&amp;nbsp; At the end of the parade, you could shake hands with Uncle Sam and the kids would get a flag from him down at the festivites at the Memorial Park just down the street.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&amp;nbsp;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I hope everyone's holiday was as wonderful as mine! I feel sincerely blessed and grateful for everyone at the Parks and Recreation department and all the other people that made our somewhat soggy holiday a great one!&amp;nbsp; They even managed to pull off the fireworks after hours of rainfall--Awesome event everyone!&lt;/strong&gt;&lt;/p&gt;

    <title>The 4th of July in Pottstown is like the Good Ole' Days...</title>

&lt;p style="text-align: center;"&gt;&amp;nbsp;&lt;strong&gt;30 Years Pottstown has been celebrating the 4th of July like it's supposed to be!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;I must say that the residents in and around the Pottstown area are one very lucky bunch during the 4th of July Holiday.&amp;nbsp; To me, it has come as second nature, a celebration that has been here for most of my life.&amp;nbsp; But, as time rolls on, I've come to realize that not every town is fortunate enough to have such a wonderful tradition to look forward to.&amp;nbsp; As a matter of fact, in speaking with many friends from around the country, very few towns have the type of camaraderie of this special holiday and there are many people that travel&amp;nbsp;miles to join our hometown tradition.&amp;nbsp; Many, many thanks are due to the hard work and dedication of the &lt;a href="http://www.pottstown.org/departments-parks.htm" title="Pottstown Parks and Recreation" target="_blank"&gt;Pottstown Parks and Recreation department&lt;/a&gt;&amp;nbsp; as well as the many donations from our residents and friends.&amp;nbsp; &lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;The 4th of July holiday brings the opportunity to get out and have some good ol' fashioned fun and run into friends, family and school mates that you probably haven't seen in ages--at least since you bumped into them last 4th of July!&amp;nbsp; The excitement kicks off with a car show and a flea market prior to the 4th and the day is ushered in by - what else- a parade.&amp;nbsp; Not just any parade, one that has just about everyone, young and old is seated in their lawn chairs along High Street to watch the innovative and funny floats, the many bands and community groups, schools and of course our 4th of July Homecoming Queen (who was elected at the festivities the evening before) all go by, proudly.&amp;nbsp; The excitement follows the parade into Memorial Park where you can get just about any type of food your little heart can imagine.&amp;nbsp; There you can watch hot air balloons take off, baby contests...oops did I forget the fireworks? &amp;nbsp;Sound like fun?&amp;nbsp; Anyone in the area-please stop in and help enjoy our 4th of July holiday fun.&amp;nbsp;You may decide to make it YOUR new Independence Day tradition, too!&lt;/em&gt;&lt;/p&gt;

    <title>Pottstown's Homeownership Initiative loans get a boost to $10,000 for New Buyers!</title>

&lt;p&gt;&lt;strong&gt;The Homeownership Initiative Program in Pottstown&lt;/strong&gt;&amp;nbsp;just got a healthy jolt--IT DOUBLED!&amp;nbsp;This time it's in your favor, Mr. (and Miss-don't want to leave anyone out!) and Mrs. Homebuyer in Pottstown!&amp;nbsp; Usually, we're dreading gas prices, taxes, food prices etc. doubling and we all know what it feels like when those prices are doubling by leaps and bounds these days. But this time you're receiving - not giving!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;This program began several years ago with money that was received through the Montgomery County Revitalization Fund.&amp;nbsp; It's purpose is to provide forgiveable loans to new homebuyers in Pottstown to make improvements to their homes.&amp;nbsp; The original program was set up for a single residence to have a $5000 maximum available.&amp;nbsp; That limit has just jumped to $10,000.&amp;nbsp; How great is that? The program was also created to try and encourage the conversion of Pottstown's many multi-unit properties back into single family homes.&amp;nbsp; Originally there was a $5000 limit per unit removed-&lt;em&gt;that&lt;/em&gt; has just doubled for the first unit to $10,000&amp;nbsp;and remained at $5000 for each additional unit.&lt;/p&gt;
&lt;p&gt;The new guidelines apply to all applications made on or after July 1 for any property located in the boundary area and purchased on or after July 1, 2007. As of this time, the program has been extended through Feb 1, 2010.&amp;nbsp;&lt;/p&gt;

    <title>Part IV Selling Your Home? Things You Really Must Consider...</title>

&lt;p&gt;&lt;strong&gt;Flashback three years ago&lt;/strong&gt;.... if you had a home to sell that was clean and in good condition, you could pretty much bank on it selling pretty quickly.&amp;nbsp; As a matter of fact, in many neighborhoods, buyers had to have the speed of light on their side to get an offer placed in time before that average home was snatched up right before their eyes.&amp;nbsp; Buyers were overlooking the little things that they otherwise might be focusing on in a home and going with the idea that they can make those little fixer-upper changes on their own.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;Flashforward&lt;em&gt; &lt;/em&gt;&lt;/strong&gt;(&lt;em&gt;is that a real word--I dunno; not sure on that one&lt;/em&gt;!) &lt;strong&gt;to 2008&lt;/strong&gt;... your home must&amp;nbsp;not only be clean and in good condition--it really must be virtually flawless and presented impeccably.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Having an agent that has an excellent staging team on board is extremely helpful in getting homes sold in a challenging market.&amp;nbsp; Some sellers have difficulty getting past the idea that "It's only paint-the new owners will probably want to paint it their colors anyway".&amp;nbsp; This is probably one of the biggest mistakes you can make as a seller.&amp;nbsp; Buyers, as I have mentioned in past blogs, make their decision as to whether they like a house or they don't within a few seconds of entering the front door.&amp;nbsp; It is the initial reaction to what they see AND FEEL.&amp;nbsp; If your living room is painted in bright yellow and they hate yellow--your house already has a huge strike against it. Couldn't they just re-paint?&amp;nbsp; Well, of course they could and it's not even an expensive investment on their part.&amp;nbsp; But, it has created in their mind the feeling that maybe this house isn't right "from the start" and they begin to look at and focus on the negatives instead of the positives in the property.&amp;nbsp; This also holds true with clutter and overcrowded rooms.&amp;nbsp; Sellers have the mind-set, "Well, they're not buying my stuff, they're buying the house".&amp;nbsp; Again, some years ago, the buyers would gladly overlook your "stuff" because they didn't want to take the chance of losing the house of their dreams.&amp;nbsp; Today, the&amp;nbsp;buyer has the ability to be more choosy and a clutter free home just presents that warm and fuzzy feeling that they are looking for...not to mention gives your home a more spacious feeling!&lt;/p&gt;
&lt;p&gt;So, if you'd like to sell your house as quickly as possible in this market; your best bet is to take the time to make sure your home "&lt;em&gt;Puts it's Best Foot Forward&lt;/em&gt;"&amp;nbsp; so to speak.&amp;nbsp; Here's another favorite saying:&lt;/p&gt;

    <title>Part 3 in Selling Your Home? Things you Really Must Consider...If You Don't Have Anything Nice to Say, Don't Say Anything At All..</title>

&lt;p&gt;&lt;em&gt;How many times when you were a child did you hear that one?&amp;nbsp;This one was my grandmother's mantra.&amp;nbsp; If you really think about it; how often were you in a situation uncomfortably sitting with your foot neatly jammed in your mouth...truly wishing you could take back what you just said?&amp;nbsp; If only you'd have exercised that favorite saying...&lt;/em&gt;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;strong&gt;If You Don't Have Anything Nice to Say Don't Say Anything At All!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Well, Nan--I'm here to tell you that in Real Estate I have to disagree with you on this one.&amp;nbsp; At least from a listing presentation's perspective.&amp;nbsp; Let's try these scenarios on for size and see which one you choose as the seller:&lt;/p&gt;
&lt;p&gt;Situation 1- You are selling a home that you and your family have lived in and loved for over 20 years now.&amp;nbsp; But, it is time to move on and you believe that your house is perfect and ready for the market.&amp;nbsp; Your agent comes in and does his/her initial walk through and you sit down at the table to discuss your home and it's listing.&amp;nbsp; During your discussion, you talk over the pricing and any questions you&amp;nbsp;may have.&amp;nbsp; In this situation, you agree on the price and he/she quietly takes the pictures of your home and smiles sweetly, you shake hands and off he/she goes to list your home.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Situation 2- Same seller and scenario, but this agent comes in and walks through your home with you and points out situations that may need to be addressed; possibly painting the window sills or (GASP) removing the large abstract painting in the living room that your daughter did for you in the sixth grade.&amp;nbsp; He/she presents to you the idea of replacing the carpet in the bedroom, because, as sometimes happens- a homeowner may have become so accustomed to something they tend to miss it. But, the bedroom carpet has a lingering&amp;nbsp; odor of cat pee-pee! This agent smiles sweetly, you&amp;nbsp;shake hands and off he/she goes to prepare your listing.&lt;/p&gt;
&lt;p&gt;Now, obviously, the first situation's agent has instituted the &lt;strong&gt;If You Don't Have Anything Nice to Say Don't Say Anything At All&lt;/strong&gt; philosophy.&amp;nbsp; While he/she is busy being polite, he/she also detected the smell of the pee-pee and also realized that the painting, while valuable to you, was quite distracting to buyers.&amp;nbsp; But, for fear of insulting you decided to keep it to herself and hope for the best.&amp;nbsp; Did I mention that the first scenario's listing was sitting on the market for 3 months with regular showings but NO offers?&lt;/p&gt;
&lt;p&gt;The second scenario, decided that "nice to say or not"&amp;nbsp;- You, the seller NEED to know that other people can smell the "cat's little indiscretions" in the bedroom and that perhaps a more neutral painting would work better in the living room.&amp;nbsp; That agent knew that she needed to risk offending or insulting you because the pure fact is that your house WON'T sell if you don't address the facts.&amp;nbsp; Now, we'll assume that these sellers got over the tough talk and took care of the things that the agent suggested.&amp;nbsp; Guess what?&amp;nbsp; &lt;strong&gt;Their&lt;/strong&gt; house was on the market for 3 weeks and received&amp;nbsp; 3 competitive offers.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Now, Mr. Seller-which agent do you want to work with?&amp;nbsp; I have to say, thanks to my grandmother, I believe that you should always be polite and kind in everything you do.&amp;nbsp; But, when it comes to getting my listings sold... I choose to use another little ditty that she used to say.... &lt;em&gt;Everything goes down alittle easier with a little bit of honey&lt;/em&gt;.&amp;nbsp; You never heard that one?&amp;nbsp; Whenever I was small and needed to take medicine-she'd follow it up with a teaspoon of honey. I'm thinking she may have just made this one up.&amp;nbsp; But, she also used it when she had to deliver tough news...So, when I am at a listing that needs a little tough news- I put on my best (honey sweet) smile and deliver it in my best (honey sweet) voice.&amp;nbsp; After all, I'm there to get your home sold-period.&amp;nbsp; Right? Pass the honey.&lt;/p&gt;

&lt;p&gt;&lt;em&gt;As sellers have heard for years, it's the location of your property that counts most.&amp;nbsp; Well, if your home is located next to a garbage dump with garbage trucks coming and going past your driveway all day long-I'd say location is going to be a pretty big deal...in this case getting that home sold brings&amp;nbsp;the other most important factor in selling a home&amp;nbsp; into play-&lt;strong&gt;Pricing your home correctly from the start&lt;/strong&gt;!&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp; Many homeowners see no problem at all starting high and they will accept offers. The big problem with this philosophy as well as the "I'm not in a hurry to sell" theory on pricing is a very important one.&amp;nbsp; Smart buyers are working with agents and those agents are making good use of their local MLS.&amp;nbsp; They will know their buyers price range, their requirements in a home (3-4 bedrooms etc.) and their search will include those homes. If there are plenty of homes in their categories, your home will never even be seen.&amp;nbsp; You will lose valuable time on the market.&amp;nbsp; In the current market, most buyers will be "making an offer" on the homes that are actually in their price range, anyway.&amp;nbsp; So you have effectively priced yourself, as they say-right OUT of the market.&amp;nbsp; Then, as time goes by and you reduce your price--you have what we in the Real Estate business call a Stale Listing.&amp;nbsp; Pricing your home accurately from the start is absolutely crucial; especially in the competitive markets of today.&amp;nbsp; Impeccible, unique properly priced homes will usually sell within the first 30 days and at asking price in this area. Wouldn't you like to make sure THAT is where your home fits in?&lt;/em&gt;&lt;/p&gt;

    <title>First in a 5 Part Series: Thinking of Selling your Home? Things You Really Need to Consider...</title>

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; When I was a little girl; I was convinced that my grandmother had to be the smartest lady on earth.&amp;nbsp; Today- I'm even more certain of it.&amp;nbsp; While she didn't have a college education by any stretch of the imagination; she had what many people lack today--common sense and a true and sincere empathy and consideration for others.&amp;nbsp; She and my grandfather also LOVED their sayings and I have to tell you; when you give these some real thought-they should be put into "law" and this world would truly be a better place!&amp;nbsp; Let's take one of my favorites and put it into Real Estate practice...&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;The Golden Rule:&amp;nbsp; Do Unto Others as You'd have Done to You.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Preparing a home to go on the market involves many things, but very basically-you'll want to make sure that your home is in good repair, clean and a place that is welcoming and greets your buyers with that warm and fuzzy feeling.&amp;nbsp; These things are no secret, right?&amp;nbsp; Now, let's suppose that you feel that your property is ready to go on the market and you are about to call the agent and get that sign in the yard.&amp;nbsp; Let's give the house one more "going over" and try on &lt;strong&gt;The Golden Rule: Do unto others as you'd have done to you&lt;/strong&gt;...Walk back through your home&amp;nbsp;and ask yourself, "Hmmm, now would I want to buy a house and find out after settlement that the cute little dog that lived there before had actually been using the back bedroom closet as a potty for some time and that while the carefully placed remnant (along with generous amounts of Febreze) managed to take care of the smell temporarily, it was now leaving a lovely aroma in the clothes you have hanging in the closet?&amp;nbsp; While the fact that a dog lived there should have been disclosed on the Sellers Disclosure; you as the seller&amp;nbsp;might feel this was adequate-but you as the buyer...feeling just alittle duped, maybe?&amp;nbsp; Another favorite saying that also applies here would be:&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;strong&gt;Put Yourself in the Other Person's Shoes&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Are&amp;nbsp; you getting the idea?&amp;nbsp; If you are viewing your home from the buyers perspective--truly and honestly; getting&amp;nbsp; your home prepared to go on the market is easy.&amp;nbsp; Many sellers believe they are looking at it that way--but truly and honestly...Schedule a showing -so to speak- of your own home and put on the shoes of an interested buyer and walk through your home and ask yourself the tough questions... &lt;/em&gt;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; When I was a little girl; I was convinced that my grandmother had to be the smartest lady on earth.&amp;nbsp; Today- I'm even more certain of it.&amp;nbsp; While she didn't have a college education by any stretch of the imagination; she had what many people lack today--common sense and a true and sincere empathy and consideration for others.&amp;nbsp; She and my grandfather also LOVED their sayings and I have to tell you; when you give these some real thought-they should be put into "law" and this world would truly be a better place!&amp;nbsp; Let's take one of my favorites and put it into Real Estate practice...&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;strong&gt;&lt;em&gt;The Golden Rule:&amp;nbsp; Do Unto Others as You'd have Done to You.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;em&gt;Preparing a home to go on the market involves many things, but very basically-you'll want to make sure that your home is in good repair, clean and a place that is welcoming and greets your buyers with that warm and fuzzy feeling.&amp;nbsp; These things are no secret, right?&amp;nbsp; Now, let's suppose that you feel that your property is ready to go on the market and you are about to call the agent and get that sign in the yard.&amp;nbsp; Let's give the house one more "going over" and try on &lt;strong&gt;The Golden Rule: Do unto others as you'd have done to you&lt;/strong&gt;...Walk back through your home&amp;nbsp;and ask yourself, "Hmmm, now would I want to buy a house and find out after settlement that the cute little dog that lived there before had actually been using the back bedroom closet as a potty for some time and that while the carefully placed remnant (along with generous amounts of Febreze) managed to take care of the smell temporarily, it was now leaving a lovely aroma in the clothes you have hanging in the closet?&amp;nbsp; While the fact that a dog lived there should have been disclosed on the Sellers Disclosure; you as the seller&amp;nbsp;might feel this was adequate-but you as the buyer...feeling just alittle duped, maybe?&amp;nbsp; Another favorite saying that also applies here would be:&lt;/em&gt;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;em&gt;&lt;strong&gt;Put Yourself in the Other Person's Shoes&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;em&gt;Are&amp;nbsp; you getting the idea?&amp;nbsp; If you are viewing your home from the buyers perspective--truly and honestly; getting&amp;nbsp; your home prepared to go on the market is easy.&amp;nbsp; Many sellers believe they are looking at it that way--but truly and honestly...Schedule a showing -so to speak- of your own home and put on the shoes of an interested buyer and walk through your home and ask yourself the tough questions... &lt;/em&gt;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;em&gt;I am always amazed when I meet with expired listings and they tell me, "I didn't speak to my other agent for weeks on end".&amp;nbsp; "Really?" I answer.&amp;nbsp; What I would like to say is, "Are you kidding me?"&amp;nbsp; Putting a sign in the yard, placing ads in the newspaper and online does not complete the responsibilities, guys!&amp;nbsp; While you might be facing the idea of delivering difficult news to your sellers, (such as maybe we need to consider reducing the price or we might want to consider freshening up the paint) avoiding that phone call is not only doing a dis-service to your client-but it is only making matters worse for you!&amp;nbsp;Turn the tables, what would be running through your mind if the roles were reversed?&amp;nbsp; Maybe something like...."Geez, did my agent just dry up and disappear after she put the sign in my yard?"&amp;nbsp; This is a difficult market for our sellers...let's not make it even &lt;strong&gt;more&lt;/strong&gt; difficult ...don't you agree?&lt;/em&gt;&lt;/p&gt;    </content>

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I just got a call the other day regarding my series of posts that I did back in the Fall about the very unique restoration of the Historic Advertising Murals of Pottstown.&amp;nbsp; That call prompted me to send out a call to action for all of you looking for something to do in the Pottstown area as the Spring weather approaches:&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Why not stop by the Tri County Chamber of Commerce at 152 High Street in Pottstown; they&amp;#39;ve got brochures with directions/locations of each and every one of the Advertising murals.&amp;nbsp;If you missed my 5 part series on the Historic Advertising Murals of Pottstown-please visit localism Pottstown and check them out!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;img title="Wrigleys Gum" src="http://activerain.com/image_store/uploads/4/7/5/8/9/ar12052405698574.jpg" height="155" align="baseline" alt="Wrigleys Gum Mural on South Hanover Street" width="164" /&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; While you&amp;#39;re in Pottstown, why not stop by one of the excellent sandwich shops (I&amp;#39;ve been hung up on Angelina&amp;#39;s across from the Hill School in the East end-I recommend their specialty the awesome roast beef!) pack yourself a great lunch and head down to Riverfront park and find yourself one of the benches along the river and enjoy!&amp;nbsp; Riverfront park has also added a pavillion for &amp;quot;picnicing&amp;quot; (or is it picnicking?) at the southern end of the trail at Hanover St.&amp;nbsp; If you&amp;#39;re more of the adventurous type, bring along your bike and do the Mural Tour on bikes then pedal on down to Angelina&amp;#39;s, pick up lunch and ride down to the bike path by the river or venture even farther on the Thun Trail into Berks County. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; This area is not only rich historically, but there are many &amp;quot;hidden views&amp;quot; that you may not even realize are there!&amp;nbsp; Shhh...don&amp;#39;t tell anyone and you can have them all to yourself!&amp;nbsp; Break out the bike, camera and picnic basket and head to Pottstown!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;em&gt;&lt;em&gt;&lt;em&gt;&lt;em&gt;&lt;img src="http://signatures.mylivesignature.com/54486/38/483D9ED7AA870E7C61ADAC91A1ED6827.png" height="50" alt="" width="201" /&gt;&lt;/em&gt;&lt;/em&gt;&lt;/em&gt;&lt;/em&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;    </content>

    <title>Pottstown's RiverFront Park is Ready for your Bike Ride and/or Picnic!</title>

&lt;p&gt;&lt;img title="Part of the Thun Trail for Bikes and Pedestrians!" src="http://activerain.com/image_store/uploads/5/7/4/0/8/ar12041148880475.jpg" height="199" align="baseline" alt="Riverfront Park in Pottstown" width="306" /&gt;Anyone who is an avid biker probably is already aware of the Thun Trail that stretches from Berks County to Pottstown; allowing easy travel between the two areas.&amp;nbsp; But for the rest of us that may not be ready to sign up for any bike&amp;nbsp;races anytime soon; &amp;nbsp;I wanted to let you know that this an absolutely gorgeous&amp;nbsp;place to just go out and enjoy the day with your sweetheart, or stroll with your dog (leashed of course).&amp;nbsp; The picture above is located at the end of the trail; just at the Hanover Street bridge.&amp;nbsp; The path is partly gravel in portions; but a good bit of it is nicely macadamed.&amp;nbsp; This particular location is the site for different events from time to time such as the river Sojourns and re-enactments etc.&amp;nbsp; If you aren&amp;#39;t much into the walking/riding aspect; it is simply a nice place to come out; bring a picnic lunch and enjoy the river!&amp;nbsp; Just another little &amp;quot;secret&amp;quot; that the Pottstown area has to offer!&amp;nbsp; &lt;a href="http://www.schuylkillriver.org/Detail.aspx?id=548" title="Schuylkill river bike trails from Birdsboro to Philadelphia!" target="_blank"&gt;The Schuylkill River&lt;/a&gt; presents beautiful trails from Birdsboro all the way into the city along Kelly Drive.&amp;nbsp; So if you&amp;#39;ve got the day to kill and are feeling ambitious; jump on your bike and see the world!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; This Spring that is rolling around brings new adventures in the LaRosse household. &lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;em&gt;I&amp;#39;ve been lucky enough to have had the opportunity to have two different pre-listing presentations in the past week--Hooray for me!&amp;nbsp; In speaking with others in the industry, we began exchanging some of our little tricks that we need to pull out every so often when readying homes for the market.&amp;nbsp; I love pets as much as the next guy--heck I have two dogs and a cat myself!&amp;nbsp; But, you&amp;#39;ve got to admit-they can definitely pose quite a problem when readying a home to go on&amp;nbsp; the market for a quick and profitable sale. Sometimes, no matter how hard you try, homes may immediately send up that &amp;quot;PETS LIVE HERE&amp;quot; red flag...I&amp;#39;ve heard of all types of remedies, from coffee beans placed in inconspicuous places to the good old&lt;/em&gt; &lt;strong&gt;Plug In&lt;/strong&gt; &lt;em&gt;philosophy---&lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp; It led me to this question and I pose it to you; all my Real Estate Professionals...What&amp;#39;s in your little bag of tricks for getting over those &amp;quot;bumps&amp;quot; that arise (such as pet odors) when preparing a client&amp;#39;s home for sale&lt;/em&gt;?&amp;nbsp; I&amp;#39;m sure there are plenty of interesting stories out there---Let&amp;#39;s hear some!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;    </content>

    <title>Attention: 70 ish Moms and Grandmoms-Banish the guilt! Go ahead-Enjoy your life!</title>

&lt;p&gt;&amp;nbsp; &lt;em&gt;This past weekend I had spoken with two different women that are facing the same situation.&amp;nbsp; They are widowed and own fairly large homes and are faced with one of those &amp;quot;turning points&amp;quot; in their lives.&amp;nbsp; While they are still in good health, they realize that at their ages (70ish) this could become a problem at any point.&amp;nbsp; Their homes are springing leaks in the roof, problems with their heaters, and oil prices are slowly eating away at their social security checks.&amp;nbsp; &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; They are considering selling the homes that they raised their families and moving to a retirement community.&amp;nbsp; I sat with these ladies for a few hours and empathized with them and reminisced about all of the family happenings in their homes.&amp;nbsp; These women were the backbone of their families.&amp;nbsp; Every day they got up, packed lunches, made sure their husbands and children had clean clothes and sent their families off to start their days with a kiss and a hug.&amp;nbsp; Now, with their children having families of their own and their husbands gone; they struggle with the guilt and sadness of selling the family home.&amp;nbsp; I tried to explain to them that for those many years, they made their families TOP Priority and put themselves second.&amp;nbsp; They should not feel guilty ( the most popular emotion for mothers, I might add!) for moving into this next step in their lives.&amp;nbsp; I also pointed out that retirement communities of today are NOTHING like they imagine from days gone by.&amp;nbsp; There are activities and friends and the leaky roof is not their responsibility.&amp;nbsp; I write this blog today, because I want to salute all the moms out there that don&amp;#39;t even realize that for 10, 20 even 30 years and more they&amp;#39;ve ignored their own wants and needs to make a wonderfully happy home for their families.&amp;nbsp; &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I say to you moms (now grand moms and even GREAT grandmoms!)     <title>To Upgrade or not to Upgrade--That is the question...</title>

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;em&gt;I recently previewed an absolutely gorgeous home with many, many extras including central vacuum, zoned heating, marble bathroom and hardwood flooring throughout.&amp;nbsp; This home is in flawless condition and an absolute must see.&amp;nbsp; It has been on the market for several months, as of today.&amp;nbsp; Not unusual in todays market, you might say.&amp;nbsp;My concerns arise when you take into consideration this homes location.&amp;nbsp; It is in a neighborhood where homes are priced very differently than this home.&amp;nbsp; If, in fact, it were possible to pick up this home and move it to a different location; it would probably have received several offers, by now.&amp;nbsp; &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; This brings me to my suggestion to the homeowners out there that are watching the &lt;/em&gt;&lt;a href="http://www.diynetwork.com/" title="DIY Network" target="_blank"&gt;&lt;em&gt;DIY Network&lt;/em&gt;&lt;/a&gt;&lt;em&gt;&amp;nbsp;and &amp;quot;readying&amp;quot; their tools.&amp;nbsp; Upgrades to a home are generally what makes your home stand out over the one for sale next door.&amp;nbsp; When you make your decision on how and what to upgrade, please keep in mind that while upgrades bring value to your home in the event you are selling; ultimately you should be making these upgrades to add to the value of your quality of life within your home, first and foremost.&amp;nbsp; If you decide to make $50,000 in upgrades to your home and you are doing this to give your family added space (finishing a basement, for example) that adds value to the quality of your life within your home.
