selling your home: Is your home "On the Market" or does it just have a sign in the yard? - 07/28/11 07:45 AM
Drive through your neighborhood, how many For Sale Signs do you see? How long have they been on the market? There could be any number of reasons that a home has been on the market for a long period of time. But, many times it is as simple as this: Price. When your Realtor comes to your home, he/she will come armed with comparables of similar homes that have recently sold, are active and have expired in your localized area. These studies are done for a very good reason. Price is about a method of specific calculations. These

selling your home: Does your agent have TOO many clients? - 05/11/11 02:01 PM
Let me begin by saying that I’m sure that I will receive a few comments to this post from some slightly unhappy real estate agents. I can understand that. It isn’t my intention to offend my colleagues; but to simply present some concepts that home buyers (and sellers) should consider… Many agents pride themselves in the number of listings they hold at a given time. Does this say something about their knowledge or ability to sell? Maybe. But, it also says, “Hey, I’m spread pretty thin- it may take me a while to get back to you when you need me.”

selling your home: 2009 The Two (Emotional) Sides to the Settlement Table - 11/11/09 07:44 AM
I've been very fortunate to have had quite a few settlements over the last few months. Sitting at one settlement in particular last week brought a very important factor to mind--a MAJOR factor in why I decided to go into real estate in the first place. We as real estate professionals are not just selling bricks and mortar...we are selling hopes, dreams, memories and commitments that have become part of that home. Great real estate deals sometimes come out of unfortunate situations. There are many people losing their homes because of lost jobs and income, lost marriages--while

selling your home: Part IV Selling Your Home? Things You Really Must Consider... - 06/11/08 09:33 AM
Flashback three years ago.... if you had a home to sell that was clean and in good condition, you could pretty much bank on it selling pretty quickly. As a matter of fact, in many neighborhoods, buyers had to have the speed of light on their side to get an offer placed in time before that average home was snatched up right before their eyes. Buyers were overlooking the little things that they otherwise might be focusing on in a home and going with the idea that they can make those little fixer-upper changes on their own. Flashforward (is that a

selling your home: Part 3 in Selling Your Home? Things you Really Must Consider...If You Don't Have Anything Nice to Say, Don't Say Anything At All.. - 06/08/08 09:09 AM
How many times when you were a child did you hear that one? This one was my grandmother's mantra. If you really think about it; how often were you in a situation uncomfortably sitting with your foot neatly jammed in your mouth...truly wishing you could take back what you just said? If only you'd have exercised that favorite saying... If You Don't Have Anything Nice to Say Don't Say Anything At All! Well, Nan--I'm here to tell you that in Real Estate I have to disagree with you on this one. At least from a listing presentation's perspective. Let's try these scenarios

selling your home: Part II of Selling your Home? Things to Consider...Location-Location-Location-Is Everything...Well Not Quite! - 06/06/08 06:09 AM
As sellers have heard for years, it's the location of your property that counts most. Well, if your home is located next to a garbage dump with garbage trucks coming and going past your driveway all day long-I'd say location is going to be a pretty big deal...in this case getting that home sold brings the other most important factor in selling a home into play-Pricing your home correctly from the start! Many homeowners see no problem at all starting high and they will accept offers. The big problem with this philosophy as well as the "I'm not in a hurry

selling your home: First in a 5 Part Series: Thinking of Selling your Home? Things You Really Need to Consider... - 06/05/08 07:19 AM
When I was a little girl; I was convinced that my grandmother had to be the smartest lady on earth. Today- I'm even more certain of it. While she didn't have a college education by any stretch of the imagination; she had what many people lack today--common sense and a true and sincere empathy and consideration for others. She and my grandfather also LOVED their sayings and I have to tell you; when you give these some real thought-they should be put into "law" and this world would truly be a better place! Let's take one of my favorites and

selling your home: Is it so much to ask to be in contact with your sellers? - 05/10/08 01:43 PM
I am always amazed when I meet with expired listings and they tell me, "I didn't speak to my other agent for weeks on end". "Really?" I answer. What I would like to say is, "Are you kidding me?" Putting a sign in the yard, placing ads in the newspaper and online does not complete the responsibilities, guys! While you might be facing the idea of delivering difficult news to your sellers, (such as maybe we need to consider reducing the price or we might want to consider freshening up the paint) avoiding that phone call is not only doing
