By using the Nucazza tools along with their affiliation with ACRE, we have been able to make appointmants and open doors previously sealed shut to an independent title agent.  The idea of "The collision effect" that Nucazza talks about places my agency in the middle of the realtor, he lender and the all important BUYER.

Did Respa get the right guy? - 08/23/11 12:06 PM
Living in the title insurance world for 25 years, this story does resonate the feeling that the title agent gets when dealing with RESPA and the whole section 8 kickback rules.  We are very fortunate that our client base believes in the high road, we have been in business for 26 years and this time in history is by far the worst.  As Realtors and their brokers fight to stay alive, the monies received from title and mortgage are the only things keeping the doors open.  I don't mind helping, but we prefer the Affiliated Business Arrangement verse straight extortion!

It's Not BUSINESS, It's Extorsion!! - 08/12/11 03:19 PM
When does business ethics, morals and values deplete to the point of extortion?  When does a business owner decide that their line of business is more important than yours?  How does the Golden Rule get thrown out and replaced by the "Realtor Rule"... He who controls the buyer gets his hand in the title and mortgage cookie jar?  Im all for bundled service when its about service, but when service is replaced by cash, it has gone too far.  And eastern PA has gone too far!

Brokers and Lenders....Do you own a Title Company? - 08/04/11 04:10 PM
Do you own your own Title Insurance Agency?  Is your real estate office participating in a "Controlled Business Arrangement" or an "Affiliated Business Arrangement"? Do you "steer" all your buyers to your "In House" title company? Do you promise your buyers that YOU have control over the process IF they use your title company but not one of their own choosing? At the end of the month do you receive a nice check for your stock ownership of the new company?  Do you really have anything to do with the title company or is it just a convenient way to siphon … (0 comments)
