These are some of Louisville's most desirable and sought after communities. It gives an overview of where the subdivisions are located and the price range and what the neighborhood has to offer, such as clubhouse, pools, tennis, golf courses and country clubs available in these communities located in East Jefferson County.

As I mentioned before, I think corporate relocation owned properties are hidden deals in this market. Usually in good condition, not much work needed and relo companies willing to take a hit to move the properties.
Another potential area for excellent real estate deals in this market are new construction executive style inventory homes. I don't have specific knowledge of what builders might come off of the prices, but I think there is potential to negotiate.
For example, Longwood is a great subdivision in Goshen. Its proximity to the schools is excellent and it has a community pool, tennis courts and clubhouse. Very impressive. As of today, there are 24 homes for sale in the neighborhood. Of those 15 are new construction ready to go. The new construction homes are price from $499,000 up to $770,000. Some of these have been on the market a year plus closing in on 2 years. Also, only 2 homes have sold in Longwood this year according to the mls, so if my math is correct, there is about 10 years worth of inventory on the market right now. Ouch. It would make sense that is a builder had an offer from a ready, willing and able buyer, they might not mind coming of the price to move some of the current inventory.

I saw this in the hot sheet this morining, price dropped from $299,000 to $279,000.
Looked at sales in the neighborhood over the past 2 years and the average sales price has been right at $340,000. Could be a good deal for someone looking to get in to Oldham County, but right at the edge of Louisville.

As I have mentioned in my last few posts, I think there are deals to be had with corporate relocation properties. Many times the homes are in move in condition and can be bought at below market prices. The owners have transferred and they have taken a buyout from their company and it is now up to the relo company to move the house. They do not want to sit on it and can afford to take a bit of a loss to get it out of inventory.

This house was originally listed at $374,900, last time it sold it transferred for $355,000. I had folks that would have done a full price contingent offer, but the relocation company would not do a deal contingent on the sale of the buyer's house. So, a ready willing and able buyer came along and pick it up for $311,000. It closed this morning. Why I like this comapred to a short sale or foreclosure, the house is in move in condition, you don't have to replace carpet, the furnace, update kitchen and baths. The seller's were not in a distressed situation, they were just transferred and the relocation company has deep enough pockets to get the house moved under market value.
