Louisville Metro Foreclosures and Shorts Sales of Homes $250,000 and Over

I wanted to let you know how I have been having success with clients buying and selling homes even before we put them on the market.   I have been working with several folks who are looking to buy and sell homes in Louisville, Cretwood, LaGrange and Buckner that the rest of the home buyers and sellers don't know about.

Through my years of working with clients and constantly networking with other agents, I am putting together inside information on homes for sale and homes being sought that could sell and never hit the market.  If you have a specific neighborhood you want to buy in or want to sell your home but not ready to officially put it on the MLS, I can immediately start looking for a potential seller of a home you want or buyers for your current home.

Just let me know what you are trying to accomplish and I will add it to my "pocket listing" database to see what we can find.   Also, if you know of anyone else that might benefit from this, let me know or pass on this email.

Let me know how I can help you.

As I mentioned before, I think corporate relocation owned properties are hidden deals in this market. Usually in good condition, not much work needed and relo companies willing to take a hit to move the properties.

Another potential area for excellent real estate deals in this market are new construction executive style inventory homes. I don't have specific knowledge of what builders might come off of the prices, but I think there is potential to negotiate.

For example, Longwood is a great subdivision in Goshen. Its proximity to the schools is excellent and it has a community pool, tennis courts and clubhouse. Very impressive. As of today, there are 24 homes for sale in the neighborhood. Of those 15 are new construction ready to go. The new construction homes are price from $499,000 up to $770,000. Some of these have been on the market a year plus closing in on 2 years. Also, only 2 homes have sold in Longwood this year according to the mls, so if my math is correct, there is about 10 years worth of inventory on the market right now. Ouch. It would make sense that is a builder had an offer from a ready, willing and able buyer, they might not mind coming of the price to move some of the current inventory.

If this makes sense to you and you are looking to move to the Goshen area and want to find a deal, give me a call at 502-807-5648 or send me an email at info@familymoves.com

Glenoaks & Moser Farms have much to offer. Located in the Northeast Jefferson County and Oldham County, these subdivisions benefit from the substantial growth around the Springhurst Towne Center, The Summit, and Old Brownsboro Crossing Retail/Office developments.

In addition to shopping convenience, Glenoaks also has memberships available at the Glenoaks Country Club. This offers an 18 hole golf course, junior Olympic size swimming pool, wadding pool, tennis courts and clubhouse with a restaurant open year round. There are also leagues and social events throughout the year. Also, right now if you join Glenoaks, you are also a member and have golfing privileges at the Polo Fields Country Club. Both are owned by the same group, so 2 for 1.

I saw this in the hot sheet this morining, price dropped from $299,000 to $279,000.

Looked at sales in the neighborhood over the past 2 years and the average sales price has been right at $340,000. Could be a good deal for someone looking to get in to Oldham County, but right at the edge of Louisville.
