This home is a transitional-style home, with the main living areas on one floor and a finished bonus room over the garage. That style home is very popular in the Fayetteville area--it combines the ease and function of a ranch home with the extra space of a traditional two-story home.

But, this home is no cookie-cutter home!

Enter into a large foyer with a wood floor and you'll be surprised at how spacious this home is! The greatroom is huge, and has a vaulted ceiling and gas fireplace. There is space in this room for several different seating areas--a place for watching TV, or reading or just gathering to chat. The room enjoys beautiful natural light through the triple-wide windows at the rear of the home.

Follow this blog for even a short period of time, and you'll know that we believe in that old saying about real estate--location, location, location. Location is one of the biggest factors in a home's value and whether it will appreciate and retain value over time. Today, many home buyers list school district as a critical factor when they choose the home they want to buy. In Fayetteville, that means many buyers are looking at homes for sale in the Jack Britt School District. It's no wonder, Jack Britt has an excellent score card when it comes to school evaluations.

This pretty home is located in Middleton, a quiet, established neighborhood in the Jack Britt School District. Middleton is literally right down the street from the elementary and middle schools, and a short drive to Jack Britt High School. Here is a Google map of the location.

Location aside, Middleton is a wonderful neighborhood with moderately priced single family homes, large lots, green spaces and lots of trees. This 3 bedroom/2.5 bath home is towards the back of the neighborhood, a quiet and peaceful location. It's a pretty home--two-story, large front porch, nice front yard and park-like back yard.

Before you even enter the home, you want to spend time on the wide front porch, enjoying the views of the neighborhood, sitting or relaxing in an easy chair or enjoying the porch swing. Inside, the family room is to the right and the formal dining room is on the left. They both have wood floors and two windows for gentle, natural lighting. The family room runs the entire width of the home and features a gas fireplace and access to the deck on the rear of the home. It's a large room, with space for several sitting areas to watch a big screen TV, play, or relax with a book.

The kitchen is also large. It has a tile floor, lots of cabinets for storage, marble tile counter-tops, and black appliances. It also has an eat-in area with a pretty bay window that overlooks the back yard, a perfect spot for breakfast or just to relax with a cup of coffee.

The formal dining room also has wood floors, chair-rail molding and space for a full sized table and chairs for more formal dining.

The bedrooms are all upstairs and they are all carpeted. The master suite has a pretty dormer window, a walk-in closet and a full bath with double sinks and a full-sized shower. The other bedrooms are also large and have double-wide closets. Bedroom 2 has a dormer window, also.

One of the most enjoyable features of this home is the peaceful, park-like back yard. It features a deck for outside dining or relaxing and a brick paver patio for more seating areas. There are no neighbors to the rear. This yard is comfortable, pretty and private.

Another great feature of this home is that it is priced right. Very few homes in Middleton have sold in the last year, and there are few on the market. It is a stable neighborhood and home values are solid. This home is priced under market value at $175,000, making it a great buy, in a great location, with so much to offer.

If you are considering buying a home in Fayetteville, NC right now, you're already pretty smart. Despite all the negative news from the news media about the national real estate market, homes for sale in Fayetteville, NC remain a good buy.

You've heard about homes losing value in many areas of the country, but at the end of the year when the numbers are totaled, home values in Fayetteville and the surrounding areas have increased every year over the last decade. This year looks to be similar, with home values increasing slightly or staying relatively even. The effect of the military community on our neighborhood values is powerful as Fort Bragg continues to grow.

And, you've also undoubtedly seen that mortgage interest rates have fallen to new lows. Just this week, my preferred lender quoted us a rate of 3.75%. Now, that's low by any standard!

Those are pretty good reasons to buy any home in Fayetteville, NC. But, if you are looking to purchase a modestly priced home in Fayetteville, I have some specific reasons you should include the home at 6222 Lansford Drive in your home buying search.

1. For the price, there are very few homes that are in the condition of this home. There are 155 homes for sale in Fayetteville today that are priced between $75,000 and $85,000. This home is priced at $84,000. It has been completely renovated. What's new in this home? New heating and a/c unit, refinished hardwood floors, new tile, fresh paint throughout the interior, and brand new matching stainless steel appliances in the kitchen, including a refrigerator, range, microwave and dishwasher. And, for added protection, the homeowner is also offering a one-year home warranty with this home. You probably won't find those features in too many other homes for sale in Fayetteville in this price range.

2. This home is in a very stable neighborhood and is close to post and shopping. The home at 6222 Lansford Drive is located in the Mayfair subdivision. Mayfair is a quiet neighborhood of modest homes. In the last 5 years, only 5 homes have sold in the neighborhood, and none have been sold since August of 2009. That's low turn-over, and it's a sign of a mature, stable neighborhood with homeowners who intend to keep their homes long-term. This location is also ideal for anyone who doesn't like spending hours in their car driving back and forth. The neighborhood is located off Cliffdale Road, right across from the Cliffdale Post Office and Cliffdale Elementary School. It is only minutes to the Cross Creek Mall, restaurants and major shopping areas and it is a short drive to Fort Bragg, using either Reilly Road or the All American Expressway.

3. The mortgage payment on this home will be less than the rent at any similar home. According to Zillow, rental prices for homes in Fayetteville have increased an average of 10% over the last year. That's not surprising; many people are choosing to rent right now. Use this mortgage calculator and compute the payment of the loan and you'll see that this home can be a very affordable purchase! You will not find a home for rent in that price range that has the location and features of this one. Fayetteville NC Homes for Sale

Great news for my sellers, this beautiful home in Somerset is under contract! God willing, it will close in mid-September and the buyers will have found a really beautiful home to build their life in.

This home has been on the market for 55 days.

Currently, there are 9 homes for sale in the neighborhood and they have been on the market for an average of 88 days. In the past 6 months, homes in this neighborhood that sold were on the market for an average of 112 days.

It's no small thing that this home is under contract. I posted a wonderful story about this home and how it sold. You can read about it here; it really is an inspiring story.

So, now everybody will do the hard work to get this house to closing--inspections, repairs, loan docs, title work, etc.

But right now, my heart is singing, because this house sold one day, and God hears when His people pray, especially the prayers of children.

Sometimes God Lets Me Be Nearby When He Does Awesome Things

How often do we ask God for something, not really expecting it? Don't we so often encourage people to pray, or tell someone "I'll pray for you," but we really only mean it as a form of comfort, a way to show we care?

I have a story to share with you.

I have clients who are selling their home, and hope to buy a new one in a nearby neighborhood where they will be joining the staff of a local church. I have their home listed for sale, and they are anxious to get it sold because they are excited to begin their new life.

Yesterday morning, my client called me and said, "Julissa, you're going to sell our house today."

"I am?" I asked. "What's going on?"

She shared with me what happened that morning at their table. Her pastor had been teaching lately that one should be very specific when praying. Don't just offer a general prayer of hope, ask God for what you want or need and be specific about it. She was teaching that to her children, and they asked her, "So, Mommy, can we ask God to sell our house today?"

She told them that would be a great prayer, and so she and her children prayed together and asked God to sell their house that day.

Two and a half hours later, she received a call from the showing service notifying her of a showing on her house. That's when she called me bubbling over with excitement, and telling me we were going to sell the house.

So, we laughed about it and got pretty excited about it, and my husband and I added our prayers to hers and her children's and asked God to sell the house.

The showing went as scheduled, and last night when my husband and I were sitting in the living room, I got this showing feedback from the scheduling agent:

I read it to my husband and this is what he said. "Baby, you know, I am just always so grateful that God lets me be nearby when He does awesome things.

I am, too. And, God willing, I'll post tomorrow about a house I have under contract!

It's no surprise we got this home in the Jack Britt School District under contract in only 5 days! It's an affordable home, in excellent condition, in one of the most popular school districts in the county. This home is an excellent choice for anyone looking to buy or invest in a home in Jack Britt. Still, it did go under contract much faster than one would expect. The homes in this neighborhood that sold in the last year were on the market for an average of 203 days, and they were similarly sized homes. The difference for this home was that the sellers made sure it was at the front of the market in price and condition, and let the popularity of the location work for them.

Selling Your Home Usually Comes Down to 3 Things - Price, Condition and Location.

The sellers of this home called me to list their home just a week or 2 (talk about pressure!) before they were due to move out of the area. They are a military family and had orders and had to do something with their home. They did not want to carry a mortgage payment any longer than necessary, as they would be facing a pretty steep mortgage in the area to which they were relocating. They knew they wanted to sell or rent the home in as short a time frame as they could. So, we talked about the effect of location, price, and condition on selling a home and they did what was necessary to get their home sold.

Price - Where do You Want to be in the Range?

First, these sellers priced their home to be attractive to someone looking to buy in the Jack Britt School District. Their home is very affordable for many buyers, and it would be an ideal starter home for someone, it would also be a good home for anyone downsizing, and it would be a good investment property for someone looking to invest with an eye to the school district. In this case, we targeted a younger audience, a single or married couple with children in the home who would be most concerned about the school district their children were in. My sellers set their price accordingly, not giving money away or leaving it on the table, but not pricing it at the high end of the range, either.

Condition - Buyers are Looking for a Reason NOT to Buy the Home

Then they worked like crazy in their last few days here to get the home in top condition to attract a buyer--fresh paint, new carpet, no damage, and everything in good working order. We brought in our team to make sure the house was clean and sparkled and staged to help highlight the features of the home and give potential buyers a feel for what the home would be like to live in. Simple touches--a sense of perspective. Finally, we brought in our lawn team to get the yard cut, bushes trimmed and keep the exterior attractive.

The #1 Rule of Real Estate - Location, Location, Location

And then, we marketed the home to highlight the location--Jack Britt, Jack Britt, Jack Britt. We made sure the school district was on all our advertising, in the MLS, and in all the syndicated sites we list homes on. There is little anyone can do about location--your home is where it is--but there is ALWAYS something you can do to highlight it if it's a desirable location, or mitigate it if it's not. In this case, this home is in one of the most desired school districts, in a quiet neighborhood not too distant from post or shopping, and on a corner lot on a cul-de-sac. So, we got an offer in 4 days, and we had another buyer considering an offer, also. The negotiations were simple and now we'll do all the hard work to get the home closed, inspections, repairs, etc. God willing, my sellers will have sold their home in a short time and the buyers will have a great home that meets their needs.

These are the ones that make me remember why I love being a Realtor®!

Here is the newest home I have listed for sale in Fayetteville, NC. It is a very pretty, and very well-maintained 3 bedroom/ 2 bath home located in the Summerfield East community in Raeford. Summerfield East is a great neighborhood in Hoke County that is just a few miles from the town of Raeford. Summerfield East is close to Fort Bragg, with many commuters using the back gate on Chicken Road to access post. It is also close to neighborhood schools and major shopping areas, including the new Super WalMart plaza just minutes away at Raeford Road. This neighborhood is very popular with many buyers, not only because of its location, but because it offers a quiet setting, lower Hoke County tax rates, and the convenience they desire without the hustle and bustle of being in more crowded areas. This home is sited on a large lot, and it has many different planting beds and areas to decorate the home's exterior. It features a transitional-style floor plan, offering the best features of traditional and contemporary style homes. The greatroom and kitchen in this home are at the front of the home and the bedrooms are at the rear, offering a great plan for both convenience and privacy.
