      <description>&lt;p&gt;All the hoopla over the months have been the first time home buyers $8,000 tax credit.&amp;nbsp; Yes, there have been some roadblocks and some criteria to follow, but have you made the effort, did the steps to take advantage of it as a &quot;first time home buyer?&amp;nbsp; If not, you may well be on your way of being too late to take advantage of a fantastic program.&lt;/p&gt;

&lt;p&gt;&amp;nbsp; The stock market has made a many people realize that the&amp;nbsp;&quot;get rich&quot; scheme can come to a halt too fast for anyone's liking.&amp;nbsp; And now, your home's lost this &quot;ghost&quot; equity!!!&amp;nbsp; What is going on??&amp;nbsp; (if you bought the home 2 years ago....)&lt;/p&gt;

      <title>Lobbying to extend the first time home buyers tax credit</title>
      <description>&lt;p&gt;I've been watching and reading the news, there's talks to extend the tax credit.&amp;nbsp; That's great news!&amp;nbsp; However, remember, when they extended it the last time (late last year) the rules changed.&amp;nbsp; At first you got $7,500 that you had to pay back over an amount of time, then the revision changed and they gave you, if you were a first time home buyer or haven't owned a home in three years, $8,000!!&lt;/p&gt;
&lt;p&gt;&amp;nbsp; Well...... what would be the change, if any, if they decided to extend the credit again?&amp;nbsp; The banks are paying the money back from the stimulus package&amp;nbsp;at a much faster pace than expected.&amp;nbsp; The interest rates are holding steady.&amp;nbsp; But, why take the chance and wait?&amp;nbsp; If you are a first time home buyer, take the time now, and not wait for a hopeful extension that may or may not be approved.&amp;nbsp; The gifted horse's mouth your looking in, take advantage of it, you just don't know what's around the corner.&lt;/p&gt;
&lt;p&gt;&amp;nbsp; Don't try and predict the bottom of the market, it will be and, have been on it's way up before you realize it.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;bull;-&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;strong&gt;A list/criteria. &lt;/strong&gt;&amp;nbsp;Sort of blends into the open mind above; San Antonio has a vast and great opportunity for great purchase now homes.&amp;nbsp; Your choices WILL be overwhelming; why not create a must have list and a I want list to give you a focused goal.&amp;nbsp; Your want list can be something we'll find for you when you're ready for your move up home, in a few years.&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;

      <title>Golf course review The Westin La Cantera Resort, San Antonio, Texas</title>
      <description>&lt;p&gt;&amp;nbsp;I had the pleasure on this fathers day to play the Resort course, one of two incredible courses at La Cantera.&amp;nbsp; Green fees were discounted because of aeration of the greens, and I must say, Thank you.&lt;/p&gt;
&lt;p&gt;&amp;nbsp; This is a beautiful manicured course and a profession facility from the parking lot to the 18th green.&amp;nbsp; We played from the &quot;tips&quot; where the pro's played the Valero open where I also had the pleasure of seeing Zach Johnson win in May 2009.&lt;/p&gt;
&lt;p&gt;&amp;nbsp; Standing on the various tees and you can see fantastic views of the hill country and Fiesta Texas.&amp;nbsp; It really is a breath taking scenario.&lt;/p&gt;

      <description>&lt;p&gt;Hello all!&lt;/p&gt;
&lt;p&gt;&amp;nbsp; I have a lot of buyers shopping around.&amp;nbsp; They hear the news that we are in a buyer's market, hows are just being given away!.&amp;nbsp; Excitement takes over, but......&amp;nbsp; buyers are still on the fence.&amp;nbsp; Why?&amp;nbsp; Because when a good thing comes, sometimes it seems too good to be true, or maybe, and just maybe... if we wait a little longer, the market will drop just that much more.&amp;nbsp; Realistic?&amp;nbsp; No.&amp;nbsp; No?&amp;nbsp; Yes, no!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;What you have to realize, you, as a buyer or seller, or investor is, you won't know the bottom until it&amp;nbsp;bottom out and starts to rise&amp;nbsp;back up!&amp;nbsp; When I say this, I get the usual, &quot;what do you mean&quot; and I'm happy to explain.&amp;nbsp; Take a simple approach, take a pen and paper, from the top start drawing a line at an angle downwards, stop when you feel the market has hit the bottom,&amp;nbsp;and go back upwards when you feel the market has shifted again.&amp;nbsp;&amp;nbsp;&amp;nbsp; You will find,&amp;nbsp;that when you think the bottom is happening,&amp;nbsp;your pen is moving back up.&amp;nbsp; &amp;nbsp;You really don't know where to make the change?&amp;nbsp; You can't trust the news, it's too broad and doesn't match where you live.&amp;nbsp; Now you're at a crossroad.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp; Have you waited too long, did you miss the best deal?&amp;nbsp; No, actually, the deal and the best deal you make is when you make the decision to get down off the fence.&amp;nbsp; We are at the best time, as far as interest rates and inventory go... BTW, they rose, hmm..., I'm talking interest rates..&amp;nbsp; Still waiting?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Buyers and sellers, now, is the best time to buy or sell.&amp;nbsp; Sell at a realistic price and recoup the benefits on the next home you buy.&amp;nbsp; Small gain/loss now selling, big gain/home buying on your next home, it's simple.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;I'm a Realtor, and proud of it.&amp;nbsp; With that, I take this job as a career and  never use it as a 9 -5 time table.&amp;nbsp; I schedule and adjust my schedule for my  family first, and my clients.&amp;nbsp; What better career is there where you can work  primarily on appointments, (with your clients) and take the time to improve  yourself on &quot;your own&quot; time for real estate education and presentation  skills.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp; Now the big question is, when is &quot;your own&quot; time.&amp;nbsp; With technology the way  it is today, we can always answer an email, send a CMA, or even post a blog at  any time and from any place.&amp;nbsp; As a Realtor, it's vital to your success to have a  laptop with wireless connection and/or a Blackberry or any other smart phone on  your &quot;hip&quot;.&lt;/p&gt;
&lt;p&gt;&amp;nbsp; So with that being said, there is no 9 - 5, you are on call for as much as  you chose to be, or as little as you chose to be.&amp;nbsp; But.... make sure you are up  to speed, you never know when you will receive an email that you will need to  introduce, guide, inform and nurture into a happy home buyer or seller!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp; Who needs to stuck on a 9 - 5 shift, make my career apart of my daily  routine any day!&lt;/p&gt;
&lt;p&gt;That's one of the great things about being a Realtor!&lt;/p&gt;

&lt;p&gt;&amp;nbsp;I had the pleasure of playing the Bandit golf course in New Braunfels, Texas.&amp;nbsp; At first viewing, the course and layout is stunning!&amp;nbsp; The condition of the course is very well taken care of, however you do have to bring your &quot;A&quot; game, and your best putting stroke, the greens are quick.&amp;nbsp; From the first hole to the last, you are challenged with the shot placement accompanied with beautiful landscaped views, layed out by nature and homes.&amp;nbsp; The course truly lives up to the name &quot;Bandit&quot; as it seemed to steal a good amount of golf balls from my bag!&amp;nbsp; I will definitely plot revenge on this course, and book a tee time again here in the near future.&lt;/p&gt;
&lt;p&gt;&amp;nbsp; The homes surrounding the course range from decent to lavish in prices and size.&amp;nbsp; This area truly has a home for all walks of living comforts.&lt;/p&gt;

      <description>&lt;p&gt;At times, as a listing agent, you experience the offer, counter offer, the counter offer, etc.. game.&amp;nbsp; Just be patient and let them duel it out.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;nbsp; As a Realtor in the negotiations, your job is to advise and keep the sellers net sheets handy!!&amp;nbsp; During a buyers market, you as the sellers agent, have to be empathetic to your sellers and any low ball offers they receive.&amp;nbsp; A lowball offer with the right advise and negotiations can turn into a deal, if you work it.&amp;nbsp; Always remind your sellers, this is the time to counter with what you will accept and what you won't.... Checkmate!&lt;/p&gt;
