First time homebuyers tax credit, are you prepared for it to end?

All the hoopla over the months have been the first time home buyers $8,000 tax credit. Yes, there have been some roadblocks and some criteria to follow, but have you made the effort, did the steps to take advantage of it as a "first time home buyer? If not, you may well be on your way of being too late to take advantage of a fantastic program.

Fear not, if you didn't, all is not lost, here's why. Even though you may have decided to become a home owner now, you are still at an advantage.... home prices are at an all time low (depending on the market and where you are) and interest rates are so good right now it's unbelievable, don't believe me, ask your parents and/or older relatives what were the rates when they were your age?

One of the "few" ways the real estate market mirrors the stock market is, you just never know when the bottom has hit, you can't predict the unpredictable. Do not wait for the bottom because, you will miss the bottom and see the up-rise before you realize it even happened.

Now is a great time to buy a home for you, and/or move up to a bigger, better home. If you look around, even in a buyer's market, the best homes, price right, are bought quick, and what are you left with..... you want a "carpet allowance, sold as is, paint allowance? I don't! With the state of affairs and the markets, Topsy turvey attitude, now's a troubling but thought provoking time. You have to make the decision.....are my financing and state of affairs in place? Have I been "floating along" making minimum payments and just going with the flow? And now you find it's the time to buy, and sell actually!!

The stock market has made a many people realize that the "get rich" scheme can come to a halt too fast for anyone's liking. And now, your home's lost this "ghost" equity!!! What is going on?? (if you bought the home 2 years ago....)

The great thing about the housing market is, it always stabilizes after an exaggerated bubble. What's an exaggerated bubble? Well when the market climbs all things climb with it. Because, and thank God, the housing industry is not regulated by the stock market, when good times go with stocks, the housing market reciprocates from it. When the market takes a plunge....housing drops, but it doesn't die.

Interest rates drop, inventory grows and all that couldn't buy in the past can....... That's the way it works. You have to survive the downs, in order to benefit from the ups. If you listen to the news, no one has equity in their homes and can never sale! Twitter is a Marathon......... Longer Than A Tweet

While purging some "inactive bloggers" from my subscription list, I came across the musings of Tina Allen. Tina seemed a little overwhelmed and discouraged by her Twitter experience.

"I hate to just give up, but, I'm lagging so far behind with this twittering, I don't think I can catch up."

Hey Tina! Be of good courage... I have some good news for you!

Twittering is like a Marathon... Steady persistence wins the race.

In my opinion, the use of all Online Social Media tools shouldn't be viewed as a "sprint".

It can take 6 - 18 months to build a viable, consistent online presence through these tools.

Without question, Twitter is an excellent way to build a diverse and profitable Lead Generation Database. REMEMBER.......... You are in the LEAD GENERATION BUSINESS.

If you don't have leads..... YOU HAVE NO BUSINESS!

Who do I "tweet"? Everyone! However, I have a core group of "followers". These are the individuals that would..... 'know me, like me and trust me.... and would send referrals to me'.

These "tweeples" have helped me to build a national presence that has lead to being interviewed by national publications.

My Twitter success has led to speaking/training engagements within the Keller Williams Carolinas Region.

There should be a balance between "everyday stuff" and "real estate specific content".

My first goal in Twitter is to build my professional credibility. I share my blog posts. I share my listing. I update my "followers" on my teaching schedule. These "tweets" will let my "followers" know about my involvement and success in the real estate industry.

Do I share "everyday stuff? ABSOLUTELY! It's important to connect with "followers". If they don't like you, the chances of receiving a referral from your "followers" are slim.

Lobbying to extend the first time home buyers tax credit

I've been watching and reading the news, there's talks to extend the tax credit. That's great news! However, remember, when they extended it the last time (late last year) the rules changed. At first you got $7,500 that you had to pay back over an amount of time, then the revision changed and they gave you, if you were a first time home buyer or haven't owned a home in three years, $8,000!!

Well...... what would be the change, if any, if they decided to extend the credit again? The banks are paying the money back from the stimulus package at a much faster pace than expected. The interest rates are holding steady. But, why take the chance and wait? If you are a first time home buyer, take the time now, and not wait for a hopeful extension that may or may not be approved. The gifted horse's mouth your looking in, take advantage of it, you just don't know what's around the corner.

Don't try and predict the bottom of the market, it will be and, have been on it's way up before you realize it.

Hello future home buyer, it's been a while since I've been on Activerain. I've been making future home buyers of your peers. Here's something I give to them during our initial meeting and thought I would share it.

Things you should do and be aware of when you're buying a home:

•- Your agent! nothing is more valuable when your shopping for your home than a great agent who is working on YOUR behalf

•- A Notebook! You should really jot down key detailed notes of each property you visit. This is crucial, if you visit more than 4 properties in one day they will all blend together

•- Mental measurements! When viewing a potential home, you should visualize how your furniture, or that cute little table you seen at Ashley furniture you've been wanting to buy is going to fit in your new home. TV's pool tables, jukebox etc....

•- An open mind! You never want to rule out a potential gem home for the sake of something that you feel is not really a deal breaker, (use your best judgment)

•- Pre-Approval! This is your best approach for your homebuying needs. Why get disappointed looking at the 300k home when you know you only want to spend 200k (be fair to yourself)

•- A list/criteria. Sort of blends into the open mind above; San Antonio has a vast and great opportunity for great purchase now homes. Your choices WILL be overwhelming; why not create a must have list and a I want list to give you a focused goal. Your want list can be something we'll find for you when you're ready for your move up home, in a few years.

•- Your best Texas hold'em face! If the buyer's are present, they don't need to know you FELL HEAD OVER HEALS for their homes, it'll make them feel you do anything to get the house, and kill any bargaining tools we may want to present.

These are things that I feel will aid us in finding you the dream home you want. As your buyers agent I owe you the duty to take care of you, and nothing is greater than handing you the keys to your new home!

Golf course review The Westin La Cantera Resort, San Antonio, Texas

I had the pleasure on this fathers day to play the Resort course, one of two incredible courses at La Cantera. Green fees were discounted because of aeration of the greens, and I must say, Thank you.

This is a beautiful manicured course and a profession facility from the parking lot to the 18th green. We played from the "tips" where the pro's played the Valero open where I also had the pleasure of seeing Zach Johnson win in May 2009.

Standing on the various tees and you can see fantastic views of the hill country and Fiesta Texas. It really is a breath taking scenario.

as you can see from the picture the they really used all of the layout, a well designed course. This facility is located in the Northwestern side of San Antonio, near intersection 10 and Loop 1604 about 15 miles from the downtown central business district and the Riverwalk. It situated in the same area as Six Flags Fiest Texas and the Shops of La Cantera. I can really be a great weekend getaway for you and the family.

When is the good time to buy, are we near the bottom?

Hello all!

I have a lot of buyers shopping around. They hear the news that we are in a buyer's market, hows are just being given away!. Excitement takes over, but...... buyers are still on the fence. Why? Because when a good thing comes, sometimes it seems too good to be true, or maybe, and just maybe... if we wait a little longer, the market will drop just that much more. Realistic? No. No? Yes, no!

What you have to realize, you, as a buyer or seller, or investor is, you won't know the bottom until it bottom out and starts to rise back up! When I say this, I get the usual, "what do you mean" and I'm happy to explain. Take a simple approach, take a pen and paper, from the top start drawing a line at an angle downwards, stop when you feel the market has hit the bottom, and go back upwards when you feel the market has shifted again. You will find, that when you think the bottom is happening, your pen is moving back up. You really don't know where to make the change? You can't trust the news, it's too broad and doesn't match where you live. Now you're at a crossroad.

Have you waited too long, did you miss the best deal? No, actually, the deal and the best deal you make is when you make the decision to get down off the fence. We are at the best time, as far as interest rates and inventory go... BTW, they rose, hmm..., I'm talking interest rates.. Still waiting?

Buyers and sellers, now, is the best time to buy or sell. Sell at a realistic price and recoup the benefits on the next home you buy. Small gain/loss now selling, big gain/home buying on your next home, it's simple.

You just need a few things, your trusted Realtor, to guide you, recommend and assist you. They will point you in the right direction for a loan officer, which you really need to take advantage of today's market, and let you know what the homes are going for in the area you are looking to buy.

Trust in your Realtor and you will be a proud home owner or seller. Wall street jumps, real estate sways... at the end of the day, where do you trust to put your money in. I know where I'm putting mine!

Your Real Estate Professional from 9 - 5? No way!!

I'm a Realtor, and proud of it. With that, I take this job as a career and never use it as a 9 -5 time table. I schedule and adjust my schedule for my family first, and my clients. What better career is there where you can work primarily on appointments, (with your clients) and take the time to improve yourself on "your own" time for real estate education and presentation skills.

Now the big question is, when is "your own" time. With technology the way it is today, we can always answer an email, send a CMA, or even post a blog at any time and from any place. As a Realtor, it's vital to your success to have a laptop with wireless connection and/or a Blackberry or any other smart phone on your "hip".

So with that being said, there is no 9 - 5, you are on call for as much as you chose to be, or as little as you chose to be. But.... make sure you are up to speed, you never know when you will receive an email that you will need to introduce, guide, inform and nurture into a happy home buyer or seller!

Who needs to stuck on a 9 - 5 shift, make my career apart of my daily routine any day!

That's one of the great things about being a Realtor!

Golf course review, The Bandit golf course, New Braunfels, Texas

I had the pleasure of playing the Bandit golf course in New Braunfels, Texas. At first viewing, the course and layout is stunning! The condition of the course is very well taken care of, however you do have to bring your "A" game, and your best putting stroke, the greens are quick. From the first hole to the last, you are challenged with the shot placement accompanied with beautiful landscaped views, layed out by nature and homes. The course truly lives up to the name "Bandit" as it seemed to steal a good amount of golf balls from my bag! I will definitely plot revenge on this course, and book a tee time again here in the near future.

The homes surrounding the course range from decent to lavish in prices and size. This area truly has a home for all walks of living comforts.

First time home buyers have the greatest gift!!!

The news is a troubling vessel of misinformation, yes I said it. All you hear is, foreclosures, home prices spiraling, we are at the fringes of a depression. Then, after the commercial we here, now‘s a great time to buy, interest rates are at a all time low, house prices are at their lowest.

How can a first time homebuyer make a decision?? You can convey the economy in shambles, banks not lending, and turn around and tell our first time home buyerss to buy??? Let me help with the message; ignore your news, it's not exactly city related; and if you are in a city that still seeing growth, then yes, it truly is the time to buy, even become a landlord, these rates and deals won't last forever. Housing will always run in cycles, look at history, it doesn't change. What you lose in your home you may have now; you will double on the next end.

If you are renting, and your credit is good, you have everything in your favor... Really! Buy a house, and turn around and get $8,000 from the government, if you are eligible??? Sign me up!!! Contact your local Realtor and take advantage of an opportunity that you may never see again....

Now is the time to buy and sell, just look at the finish line, you will be the winner in the end.

Houses are still selling, are you still selling?

We all hear, this a "buyers market" but guess what? Without sellers we won't have a buyer's market. A lot of people are scared to sell their homes because of all the "foreclosures" swarming the market places. At the end of the day, consumers still need to sell and relocate. Your home will still sell, just not at the price you would have gotten a few years back. The remedy is, consult a Realtor, groom your house for the market, and price it right. Now is the time to take advantage of a buyer's market.

What you don't get now, you will get later. Patience is a virtue. A buyer's market means, you sell at what you can, and move up to a great deal. As a seller a loss is really a win. Yes, you won't receive the thousands your neighbor did when they sold, but, you won't pay the thousands for your move up home, your move down home, that your neighbors did.

Houses are taking longer to sell because you are not doing your homework. Trust in the advise of your Realtor and they will sell your home.

I have a listing that has 20 showings in 45 days following my advise, and a contract is in the works. It's my job to find you "qualified" buyers, and with your help, I can do that.

An offer, or a chess game

At times, as a listing agent, you experience the offer, counter offer, the counter offer, etc.. game. Just be patient and let them duel it out.

As a Realtor in the negotiations, your job is to advise and keep the sellers net sheets handy!! During a buyers market, you as the sellers agent, have to be empathetic to your sellers and any low ball offers they receive. A lowball offer with the right advise and negotiations can turn into a deal, if you work it. Always remind your sellers, this is the time to counter with what you will accept and what you won't.... Checkmate!

As a buyers agent, you have to play the devils advocate, because at the end of the day, you have your reputation to maintain. It won't be a buyers market forever.....

The most important end result.... having your sellers, and your buyers seeing eye to eye and both being happy with the deal.

A stimulus package has been approved; specifically to "boost" the economy and make it effective for first time home buyers to achieve the "American Dream." Wow, fantastic news, but let me clarify it a bit further for you, so you can be aware of what you are receiving.

Yes, when you buy a house in 2009, and if you have not bought a home in 3 years, then you will be considered a first time homebuyer, how good is that?? Now, years of subprime lending, and loans being approved because you have a pulse and breath have desecrated our housing market to the point where we are today; sad, yes, correctable, yes. Take the steps to get yourself in gear and lined up, and you have one of the greatest times, in my opinion, you will ever have to be part of the "American Dream."

The New steps you should take, and advice to follow:

•1. Banks are "gun shy" they've been crushed by the loans that shouldn't have been approved in the past, that were, and now have to carry.

•2. What that means to you? PATIENCE..... That's going to be the moniker of 2009. You will be prodded, questioned, and under a great deal of scrutiny. Banks were at the "easy" end of the pendulum for a long time, now things have switched, and you have to be prepared for it. "Once bitten, twice shy" is the way of the loan process. You will/can get a great deal today, and I implore you to take advantage of it.

•3. If you feel your credit is shaky, now's the time to clean it up. www.Freecreditreport.com and I'm sure there are others, will let you know what your credit currently is. Take this report, sit down with your family, and take the steps to get you ready. If you don't have at least a 600 credit score, you may not be able to take advantage of the great interest rates, of the money the government is making available for you. We all know, renting is a thing of the past, and despite the reports on Wall Street, being a home owner is still the best investment you can make.

Curb your debt to credit ratio, save some money. At the end of the day, it's up to you to make yourself "credit friendly" to become a home owner.
