buying a home in sa: Be THE market leader for $.....???? huh - 12/12/08 12:15 AM
So many landing pages, so many gimmicks leading you, the consumer, to leave the old "mickeymouse@whateveryouchoosethatemailtobe.com just to view listings.  It's frustrating I know.  You want to look for homes and do your homework but, you don't want the thousands of emails and the calls from real estate agents!  I really do understand.  There's a way around this; search the market area you're interested in; look at the blogs, testimonials, and websites of the "real" Realtors in your area.  Everyone is so accustomed to page 1 of Google as the "standard" of real estate professionals and the opportunities to view listings.  … (6 comments)

buying a home in sa: My buyer? A loyal state of mine?? or mind.. - 12/09/08 10:08 PM
Do you get the occasional email from customers, at first keen and ready to go, but when you say the magic works, "come into the office" they magically disappear!  Is that wrong?  Should I deviate from being a professional and just drop what I'm doing to show a home?  Kind of confused, how do you handle the "brush off," that's what I'll call it.  I find if I don't jump in the car right then and there they are gone.
As a rookie still in this business, I ask my AR professionals, what's your course of action to keep a buyer … (19 comments)

buying a home in sa: The most important part of your business plan as a Realtor - 11/22/08 09:11 PM
Real estate is more than sending some listings, presenting listing presentations, and driving to and from homes of interest.  Perhaps we as Realtors, need to explain this better.  We are professionals, we are our profession.  There's a valuable part of our business that we, and our clients, tend to overlook and we need to stop it now.  That most valuable part is Time!  In a "sales" business, we need to ensure we are one step ahead of time management and time wasters.  The time you waste today doesn't come back in the long run.  Your childs soccer game or musical recittal should … (4 comments)

buying a home in sa: You don't own the home until the loan closes... - 11/19/08 10:11 PM
Home buyer; I know you're excited about the new home and I wrote something similar in the past about it, but I want to re-emphasis.... You don't know want to jeopardize the buying of your house during the loan process.  When your Realtor and loan officer tell you not to make any major purchases until the loan is funded, we do it for you, really.  There is always another time during the loan process when your credit and bank accounts are checked for verification, you have to have what you've offered in the contract.  You having the money for the down-payment … (13 comments)

buying a home in sa: Disclosure, disclosure, disclosure! - 11/10/08 09:57 PM
Greetings from your retired veteran, your full time Realtor!
Now that we are in a "recession" although congress won't admit it, one of the biggest things you should pay attention to when selling your homem,in this market and any market is disclosure.  Why?  For many reasons!
First, this is a buyers market, discretion is the better part of valor....  You as the seller have a need to sell your home, and yes, homes are still sold in any market, people still need to relocate, and still need a place to live.  On your part, as a seller, is to … (17 comments)

buying a home in sa: There is an upside to this economy, if you really look - 10/08/08 10:30 PM
With the economy in the dire straits that it is; have you noticed interests rates are at one of the best they've been in, in a long time.  Now is definitely the time for the move up buyers, the downsizing buyers, and the first time home buyers.  You don't know how long this will last!  Take the time to take advantage of this market now, it really is a great time to buy!  Texas is still one of the best places to relocate and live!

buying a home in sa: Now, if you really want to buy a home, you'll make it happen!!! - 10/02/08 12:58 AM
You're sitting on the fence, still?  Why?  If you have the credit, and some money put aside, you are truly missing the boat!  Most areas have a vast inventory of houses sitting on the market (San Antonio has about 8 months.....).  You're sitting there looking at the 401k shrinking AND you just paid October's rent.  Again, why?
Now is truly the time to buy a home.  No ifs, ands or buts about it.  Once again, buying a home will, in the long run, be one of the greatest investments you can do.  Whether a buyer's market or a seller's market, you … (10 comments)

buying a home in sa: How I sell your home - 06/29/08 11:06 PM
As you may well know; there are a ton of Realtors in Texas.  All proudly brag about what they can do to get your house sold.  I'm your full time Realtor, your retired veteran, and I'll tell you one thing.   All that discipline Uncle Sam has instilled in me is my motivation to get your house sold.  I love to deal with real estate, I take the normal sporatic approach and focus it into a specific mission; getting your house sold.  My website syndicates with over 30 other sites on the web, I show case your house on Realtor. com, (yes … (0 comments)

buying a home in sa: How to buy your first home the right way - 06/21/08 11:28 PM
You've met with your Realtor, dedicated and worked with each other to buying your home, found the "dream home") now what?  First and foremost and maybe the most important part of the whole homebuying process.... Do NOT start buying furniture, cars, tidbits and anything that may cause a query to your credit.  Time and time again, you find your dream home and you plan ahead by buying the furniture you need to fill that lovely new home.  Wait, please!!!.  Secure your loan, close on your house, and then buy, buy away!  The homebuyer process goes so much sweeter without any additional … (0 comments)

buying a home in sa: San Antonio market update - 05/22/08 10:23 PM
San Antonio continues to be on the rise as far as housing and jobs go!  My broker sent out some interesting information that I felt I should share:  If this isn't a reason for you to take advantage of an ideal situation, then nothing will ever be.   Take advantage, this is an opportunity you shouldn't ignore.
MARKET OVERVIEWSan Antonio housing market is on the leading edge of recovery, although new credit andunderwriting guidelines have disqualified many willing buyers, and others who areotherwise qualified parked on the sidelines until the national media states this is anational problem opposed to San Antonio, and … (3 comments)
