At times, as a listing agent, you experience the offer, counter offer, the counter offer, etc.. game. Just be patient and let them duel it out. As a Realtor in the negotiations, your job is to advise and keep the sellers net sheets handy!! During a buyers market, you as the sellers agent, have to be empathetic to your sellers and any low ball offers they receive. Ask any Realtor, no matter where you are, there are two reason a home doesn't sell; Price and condition..... that's the advice of the past, but they will tell you, now there's another. Marketing! With the age of the internet and the amount of buyers going to the web first; the thrid reason is now a factor. If your home is not in the condition it should be, it will not sell; only contingent on if you don't price it accordingly; with a follow up contingent on, if your home is not seen, it won't sell! Had the opportunity to play a round of golf with some associates a few weeks back at Olympia Hills golf course in Universal city, Texas. Overall the course, even in the winter months, is in great condition! The greens were smooth and ran true. There are several blind shots that you need to be aware of off the tee (and I paid the price!!) The price was reasonable and the pace of play was great! Wow, I love to go through the web to increase my knowledge of the market and all aspects of real estate. I decided to look at some of the referrals posted here on Active rain and noticed an increase in the referral fee percentages!!! Is that a sign of the times? I know we are lucky to be one of the few industries to get paid to refer but 40 - 50%???? That really seems excessive to me, am I the only one to think that? With referral requests like that, I would definitely look elsewhere. Money not earned is money not

I'm sure all our office afford the luxuary and time to sign up for phone duty and I'm sure a lot of us are not really fond of it. The calls saying "we're in front of this house and want you to show us the inside right now" really puts you off. You have to develop a relationship with our customers, which is really hard on phone duty, and it deters a lot of agents. You have to take a different approach and view it as an opportunity to "showcase" your business as a Realtor, period. Not everyone is looking to buy

So many landing pages, so many gimmicks leading you, the consumer, to leave the old "mickeymouse@whateveryouchoosethatemailtobe.com just to view listings. It's frustrating I know. You want to look for homes and do your homework but, you don't want the thousands of emails and the calls from real estate agents! I really do understand. There's a way around this; search the market area you're interested in; look at the blogs, testimonials, and websites of the "real" Realtors in your area. Everyone is so accustomed to page 1 of Google as the "standard" of real estate professionals and the opportunities to view listings.

Do you get the occasional email from customers, at first keen and ready to go, but when you say the magic works, "come into the office" they magically disappear! Is that wrong? Should I deviate from being a professional and just drop what I'm doing to show a home? Kind of confused, how do you handle the "brush off," that's what I'll call it. Building codes change all the time, so you must know how your home falls into that. Getting in the real estate business, I decided I should dress the part. I love looking professional, and having my clients working with someone dressed the part. Do you make an effort to wear clothes that reflect you as a professional? If not, you should I even offer this advice to the "well established" brokers and agents. You look like a professional, people treat you as such. Doesn't take a whole lot of time to make the effort, so, make the effort. I like looking like a professional, and being the part. It's all part of the package.
