I had the pleasure of playing one of the two revamped courses on the Army installation of Fort Sam Houston, here in sunny San Antonio:

  The course was in great shape!  I found this to be a pleasant surprise, considering the water shortage here.  The course has the distinction of being the only military course to host a PGA tournament event twice (the Texas Open).  Arnold Palmer won here on one of those events.

Home of Ben Crenshaw's 1st PGA Tour Victory

  This course was built in the early '70's and the design is fantastic.  Hilly terrains, mulitple water hazards and all the greens are elevated.  It's a true golfer's challenge at a reasonable price.  I will definitely add this to one of my regular courses in rotation.  Not the longest course, about 6,600 yards from the tips, but you will work for par!

Wow, I love to go through the web to increase my knowledge of the market and all aspects of real estate.  I decided to look at some of the referrals posted here on Active rain and noticed an increase in the referral fee percentages!!!  Is that a sign of the times?  I know we are lucky to be one of the few industries to get paid to refer but 40 - 50%????  That really seems excessive to me, am I the only one to think that?  With referral requests like that, I would definitely look elsewhere.  Money not earned is money not … (9 comments)

San Antonio's market is still the prime area to move and work.  There's still a good supply of homes in the inventory but from the looks of things, houses are still moving.  Builders are dropping prices on inventory homes just to get them off the books.  Interest rates are at their lowest in years!  A new home for the holidays or a new years treat!  All the marks are lined up in the right place.

To piggy back on my buddies Dale and Carl, it really is a great ideal to get a home inspection.  Whether you're buying a resale home or a new home, the price you pay now is the price you save later.  Building codes change all the time, so you must know how your home falls into that.  Also, don't be discouraged if your 10+ year homes doesn't fall into the local codes and you feel the home of your dreams you're looking to buy is going to be a headache, your agent should negotiate a one years service contract, paid by the … (9 comments)

Congress is passing a bill to do away with down payment assistance.  Why, I have no clue, it' one of the best programs around.  What can you do about it?  Two things, first now is the time to buy that great home you were leaning towards, and second, send a letter to congress letting them know this is a bad deal!

My last three referral alerts were propaganda and not actual referrals!!!   I took the time to take the steps to have referrals in my "area" pop up on my email so that I can ensure that I'm there when "you" call. 
 The last 3 I had, stated they had viable clients ready to move here, and even left me messages on my voicemail returning my call and answer to their referral request.  I'm still new, still excited about possible clients, I return their calls to be met with a lead referral company asking for a monthly fee..... I have a client that's casually looking for a new home.  Very particular and I truly understand why.  Well I found a home that she fell in love with!!  She wants to view it, "no problem," I told her, just let me do some preview and research to see if it matches all your needs.  Called the listing agent, no answer, got his message service.  Gave them my information for him to call me back.... nothing.  I'm a persistent guy; I called again, got his assistant.  She assured me she would relay the message.  Ok.... Anyone who has been hesitant about jumping into real estate until conditions settle down should keep in mind these dates: April 9, 2008, through June 30, 2009.
They mark the eligibility time span for the home-purchase tax credit created by the new housing bill. If you have not owned a house during the past three years and can go to closing before the end of next June, you may be eligible for up to a $7,500 credit against your federal taxes for 2008 or 2009 ($3,750 if you file taxes as a single person).
