Victoria Real Estate At The Highest Level Since 1992

Victoria Real Estate At The Highest Level Since 1992

Victoria Real Estate last month were at the highest level for the month of October since 1992.

742 homes and other properties sold in October through the Victoria Real Estate Board’s MLS system.

There were 776 sales in September and up more than double the 316 sales in October of last year. Prices, meantime, remained stable.

The average price for single family homes sold in Greater Victoria last month was $590,567, down from $619,936 in September. The median price was $536,000.

The overall average price for condominiums was $322,349 last month, down slightly from $325,106 in September.
The average price of all townhomes sold last month was $438,058 down from $441,966 in September.

MLS® sales last month included 400 single family homes, 203 condominiums, 76 townhomes and 12 manufactured homes.

Last Night Thousands of Victorians, News Reporters and Politicians... Lined the Streets in Victoria in Light Rain, to watch the Start of the Coast to Coast 45,000 Kilometer Trek across Canada. The final Stop will be Whistler BC February 12, 2010 for the Start of the 2010 Olympic Winter Games.

Yesterday around 6 PM ....Many Re/Max Realtors, Staff and Family members from my Office at Re/Max Camosun, gathered to watch the Torch relay travel through the Oak Bay Village

With the Winds of Winter on the Horizon with Condos Sales in Victoria.....on October 27, 2009 only 103 out of almost 222 Active Condos in Victoria For Sale are Pending sales...This could change in any direction as the year winds down.

When a Condo Seller in Victoria says .." They Want to Sell Their Condo in Victoria Quickly" ....Then What Should They Do?... to assure a Sale in an orderly fashion. Many Sellers Ask me....."Why do some Sell their Condo's in Victoria Quickly ?"... while others in the same neighborhood are Slow to Sell their Condo in Victoria or the Condo listing Expires?

Everyone Welcome...to Oak Bay's Annual Halloween Bonfire next to the Oak Bay Firehall. It starts at Fireman's Park at 7 PM Saturday October 31, 2009. 1703 Monterey Ave next to the Oak Bay Police Station and Fire Hall.

The Oak Bay Kiwanis Club will once again put on a costume parade for Children ages 1-12 in front of the Scout Hall . Hot Dogs, Popcorn, Pop and Halloween Candy with be available to all Children in Costume.

Plan to Be There and be safe..Sorry no fireworks are allowed in Oak Bay since 2007.

Many Active Rain Members submitted their Apple names and Ideas for this delicious Apple...or so my wife tells me.

The Name of the Apple is..."Honeycrisp"...also known as Malus"Honeycrisp"

A Sweet and Juicy red Apple that is execptionaly crisp, it's fine texture makes it perfect for eating
The Avergage size of the tree is 13' Tall and 10" wide...I assume if you do not trim it's height.
The Apple was introduced in 1991 by the University of Minnesota

Using My Blog to Enhance Customer Relationships

We've all been asked to write down some of our examples of Enhancing our Relationships with our Existing and New Clients with our Blogs written here in Active Rain.

Let me tell and show you some of the basic things I do to help Enhance my relationship with Old and New Clients with my Blog Posts Examples

Plus I....

send out a snail mail newsletter every month to my past clients that includes a announcement to Read my New Blog Posts with my AR Blog www.victoriarealestatevoice.com
I also include this same Blog address on my email signature,web site, business cards and Letter Head and of course all my Blog Post signatures

Now for the Meat of what I first do....I talk to people and show them written examples of my position in Google from my AR Blog Posts, such as Open Houses, New Listings, Photo Tours, all of which end up at the Top of the page in Google with my long descriptive key word heading on my Active Rain Blog posts i.e. Posts headings like "Top floor two bedroom two bath Condo in Victoria BC". or "Two Bedroom and Den waterfront Condo in Victoria "This type of consumer search is very likely and I know who ever enters this discriptive phrase... they are Buying in 30 to 60 days. The Best Part is... I Screen Capture these AR posts with an inexpensive software called SnagIt. I print and Highlight them and number their position on the Page, which is usually Number 1, 2, 3 etc on the first page. I them have Printed copies with me to show People. When I show this material at a listing appointment.... people come right out of their chairs for a closer look and say "No Other Realtor has shown them this"...Folks this gets a lot of positive results with New and Past Clients when they are considering listing their home for sale. I spend a fair amount of time discussing how effective this is to get their home exposed to the world 24/7 online. All my Clients the Love to See this type of marketing material, and it is very much part of my listing presentation material. They all can see how my Internet Blogging works, with my printed AR Blog examples.

Another Example I show Clients is a print out of my first post of a new listing..where I include the street address in the Subject heading...I then have a sign topper on my For Sale sign that says "Google This Address" I have a printout of a Google post with the street address and a photo of my sign with a sign topper. This Type of Post get to the Top Of Google Very Quickly...This is another example for clients to see what I do, and they all know the Internet is very important to find Buyers for their home..they realise I have an effective way to expose their homes For Sale online.

No Blogging Tonight...Honey

The Last two days have been Crazy, trying to get back online and Getting my Outlook email working,. Yesterday the High Speed Internet Service Crashed..I was Busying meeting Clients etc all morning. Then After Lunch I started Calling my Service Provider Telus. This is something you put off, as it's a time consuming exercise..First you Talk to a Computer generated Voice, then after 15 minutes of that, you get sent to someone who you really want, in my case a tech support person. They go through all the questions again, like how long have your computer stopped working etc, finally they admit their High Speed Internet Service is down, call later" I'm sure it will not be long"

By the Time 5 O'Clock rolls around, still not Internet....I'm on my Phone again to Telus for an hour, they they tell me I'll qualify for a credit for the Internet being down, and it probably will not be back for 24 Hours...WHAT, I Need to Blog on AR, make comments, I'll get behind with my Points and go to #4 for BC and check my Email..Yekes !!

By 9:45 PM the Internet was back working, but not my Email with my Outlook..no problem I'll call Telus and speak to a Tech Person and I'll have my Email back in hour at the Worst...Wrong ! ...By Midnight and a Malaysian Telus Tech Person who is already a day ahead of me, we both decide after 2. 5 hours (after Midnight here) we can't get my Outlook Hooked up to Gmail.

I toss and turn all night and Jump out of Bed ...Groggy at 7 AM and Grab a Coffee and head to my Computer hoping it was all a Bad Dream..Nope ! My Outlook still refused to hook up with my Gmail...By 1 PM today I manage to have my in bound Email working...Great..But Now I get 3400 Emails..You read that right. Seems the Whole History of Emails gets downloaded..it now takes me about a hour to sort this out.

This Post is getting too long..so Bottom Line....I just got everything Working tonight including my email going too by 7 PM tonight, I'm now 700 Points behind in AR and in fourth position for BC.

Oh well it's not really about Points... Right ?

It's almost time to Change our Clock Back One Hour as Daylight Saving Time ends November 1, 2009 at 1.59 AM..You should put all your Clocks and Watches back to 1 AM. Good News we'll get an extra Hour Sleep after a busy night from Trick or Treating on Oct 31.

Personally, I change my Clocks back one hour when I go to Bed on October 31.

Here's a great Reminder to also Change you Smoke Detector Batteries at the Same Time Daylight Savings begins and ends.
