New Hampshire Market Reports - 2009, Second Quarter (YTD)
The single family statistics show a decline of average selling prices from $287,470 to $237,819 (-13%) with condominiums falling from $204,159 to $177,437.  The first quarter of 2009 was one of the worst real estate markets on record and will affect the overall averages in 2009.  

The number of transactions sold remained steady with a small decline of 4% and DOM (days on market) increased slightly to 141.  Sales are expected to continue at this level for 2010.

Nashua New Hampshire Real Estate Annual Market Report -2008 
Nashua single family home sales continued to decline in 2008.  In 2007 there were 537 homes sold and 486 in 2008.  The average sales price dropped nearly 8% to $268,659.  The DOM (days on market) increased sharply to 101 days.  
Condominium sales were down over 25% from 2007, which was typical of other major cities in New Hampshire.  The average selling price for condominiums sold in Nashua in 2008 fell 10% to $194,163.

The average selling price dropped from $298,566 (2007) to $277.720 in 2008. 
The average DOM (Days on Market) was increased to 108 days from 79 in 2007.
Condominiums Sold
The number of condos sold in Merrimack, NH during the month of October decreased dramatically from 15 sold (2007) to 6 units sold in 2008.

The number of single family homes sold in Nashua, NH during the month of October decreased from 40 sold (2007)to 37 homes sold in 2008.
The average selling price increased from $284,844 (2007) to $298,379 in 2008. 
The average DOM (Days on Market) was comparable with 106 days to 103 in 2007.
Condominiums Sold
The number of condos sold in Nashua, NH during the month of October increased dramatically from 24 sold (2007) to 44 units sold in 2008.

The average selling price for single family homes sold in the month of October 2008 was $266,482 which is a substantial decrease from $320,489 for the same time period in 2007. 
The number of homes sold increased from 11 from 9 with the average days on market dropping from 139 to 104.  The trend for average market times for homes sold in Amherst, NH have been substantially longer until this month.  This statistic usually indicates more aggressive pricing and fewer homes available on the market.
