From the initial contract, bpo, monthly reports, and any other requests from the lender. I've started to look at REO Maestro and RIP which I will be demoing on Monday. Can any of you recomend what you are using currently? What are the fees and what your experience has been.&lt;/p&gt;

      <description>&lt;p&gt;O.K. so you're going to the 5 Star Conference, well so am I! As well as the next 40 agents who read this post. If you're going let me hear a who ha! I am definately looking forward to meeting some of you during the conference, my question is &quot;What are you handing out?&quot;....Yes you heard me right...handing out...let me guess your packing five hundred business cards in your luggage? Brochures anyone? I have a feeling that most of our material ends up in the garbage, and yes I am sure some of the asset managers will have us sign some sort of list. But I want to get their attention, I want them to think of me the next week when they are back in their office, I want them to remember that chubby guy from Central Florida...yeah that's who am gonna call to give this listing to!&lt;/p&gt;
&lt;p&gt;So how can you and I leave that impression? Without going to extremes and getting into their hotel rooms and trying to leave subliminal messages? How can we become the &quot;That was easy&quot; Staples voice in their head? Or that FreeCreditReport.com jingle Pirate dude...he cracks me up! Yes that's him in the middle down there!&lt;/p&gt;

I currently have a bank owned property here in Orlando that caught the
eye of an agent who quickly got interested in buying it. My problem,
this licensed agent of 2 years that submitted the offer had absolutely
no experience. &amp;nbsp;None...has not closed a deal, worked on one,
even listed a property. So why the heck does she have a license? I
gotta say I was pretty cool and collected, since she was the self
represented buyer I had to walk her through the process just as I would
if it was my own client. &amp;nbsp;I had to explain to her that she did
not have to write an addendum that read &quot;Subsequent to review by
Broker&quot;. In the proces of submitting her counter offers she continued
to add addendums that just didn't make sense, like Addendum 1 &quot; $2000
towards buyers closing costs&quot; . &amp;nbsp;Addendum 2&amp;nbsp; &quot;6% to
go towards buyers closing costs&quot;. &amp;nbsp;&lt;br&gt;

Lastly, and the kicker of it all after working and helping this agent
with this deal on both sides she decides to withdraw her offer.

Don't get me wrong there are absolutely great deals in the foreclosure
market today. What people fail to understand is that the banks have
already lost on these propeties and they are selling below value in
order to get these homes off their inventory. &amp;nbsp;So if you are
an agent
with a license and are looking to score a good deal for your clients be
sensible. The best thing you can do is speak with the listing agent,
they will give you the ground rules and at times also help you and your
client reach an agreement wth the bank. I have helped buyers agents
often through the process with just honest communication the
transactions work smoothly and everyone is happy. &amp;nbsp;&lt;br&gt;

I went through the task list of getting the property ready to be listed and re-keyed.&amp;nbsp; Spoke with the Asset Manager and listed the property in the MLS and within 2 days I had already agents showing the property.&amp;nbsp; Within three weeks of listing I received three offers and sent them to the bank for approval. And since then I have been waiting.....and waiting...and waiting....&lt;/p&gt;&lt;p&gt;Today I received an email from the REO Assistant that what I first thought to be was counter offers was low and behold a new listing agreement, increasing the listing price, lowering the commission, and telling me I had 48 hours to contact them and fax them the MLS sheet. I came accross their story while listening to NPR on a long ride. After listening I just couldn't find a way to complaint about whatever life has thrown at me, and started looking at the positives with the heart and the smile of Allison.    &lt;/p&gt;&lt;p&gt;Building Her Business  &lt;/p&gt;&lt;p&gt;Allison Wright runs her own framing business. She also has Down syndrome. New government programs are now encouraging people with disabilities to work while they continue to receive federal support. In the past, disabled people who earned income were penalized by having their benefits withheld.  Allison and and her dad, Edward, started a micro-business inside Edward's framing company. They got a micro-loan from the government, which Allison used to buy a specialized carving tool. Her next step was to hire her first employee, a business manager.   &lt;/p&gt;&lt;p&gt;Allison and company now pitch new clients, fulfill orders, and design new products. Come on I&amp;#39;ve been doing this for over two years now, with more than 300 BPO&amp;#39;s under my belt.&amp;nbsp; How else can I go about in explaining that there are no other comps available within the subjects vicinity and that if they would like I can check on comps for that subject 30 miles away (sarcastically said I may add).&amp;nbsp; Do these people even read the comments that we write.&amp;nbsp; I&amp;#39;ve had it with LandAmerica and the comments from their reps, who are they to tell me what the price range is in my territory?&amp;nbsp; Is it me or is my EGO taking over? If they are so smart why don&amp;#39;t they get a Realtor License and go out and perform these BPO&amp;#39;s themselves?&amp;nbsp; I am sure Banks want the suggested prices to be close to what the original loan was for, but come on, not in this market.&amp;nbsp; I see that happening just as I see the possibility of Robert Zemeckis filming Back To The Future 4, which is not going to happen!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Is there anything else I should be putting down in my final comments (listed below) that will help these geniuses at LandAmerica understand? &amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p class=&quot;MsoNormal&quot;&gt;&lt;em&gt;&amp;quot;Due to limited/lack of comps available, size, location, style, age, &amp;amp; conditions; these are the best comps to provide at the time of inspection, in some cases had to exceed six months and over 1 mile.       <description>&lt;p&gt;Well well well, if I had only read some of the posts here before jumping in at the JustListed.com offers. I feel like a fool, like a school boy taken by a bully and I sit here wondering if there is anything I can do about it.&amp;nbsp;&amp;nbsp; Yes folks I have been taken by House Values and their sister company JustListed.com.&amp;nbsp; Last November I got a call from one of their reps pitching the JustListed service, the leads the website with &amp;quot;its great mapping feature&amp;quot; and the all you have to do is work the leads comment. &amp;quot;Yes Felix, we verify our leads to make sure you receive accurate information.&amp;quot; I was told by the rep. They even gave me a month free to try&amp;nbsp; the service and then it would turn to a $300 a month fee for 10 leads.&amp;nbsp;&lt;/p&gt;&lt;p&gt;Needless to say I needed a boost in my home sales and thought to attract buyers in this shifting market.&amp;nbsp; Well to make a long story short the leads that I received were far from verified. I even got one where the person typed on the address and phone number section the following &amp;quot;I don&amp;#39;t want to give it&amp;quot;. I couldn&amp;#39;t believe they sent me that lead, but in their boldness they did.&amp;nbsp; I got leads from people looking to Rent homes, and 90% of them the phone numbers were incorrect and no physical address was listed. &amp;nbsp;&lt;/p&gt;&lt;p&gt;Later in the year my mom passed away, I had to help my father for the burial costs. I sent House Values an email canceling my great lead service. I ended up speaking with one of their reps this week who informed me that I could not cancel my agreement but that they were more than happy to bring me down to 3 leads a month for $150 and that I could cancel in November of this year.&amp;nbsp; How do you like them Apples?&amp;nbsp; I have to be stuck with this service until November at $150 a month pop, for leads that are junk! &amp;nbsp;&lt;/p&gt;&lt;p&gt;So I am at a crossroads, do I continue with this service or do I bow out and suffer the consequences?&amp;nbsp; What do you guys think? Come on AR Community give me some feedback...!&lt;/p&gt;&lt;p&gt;I wonder now that AR and HV are married will this post get swiped?&lt;/p&gt;&lt;p&gt;The bully is approaching......left hook.....The Dork is Out for the Count!
