Im writing this refering to the South Florida Home Stagers situation. When I first started Staging a bit shy of 3 years ago, clients would call ask for quote and then staged with us. I have noticed that has changed drastically during the past year in my market. Now clients are getting 3-4 quotes for stagings , they take the lowest one and have another stager see it and they ask to improve it to give them the job. This has caused the staging fees to go down considerably!!! .
You know how we all google for stagers in your area to see were we come up? .... Well, I recently did that and to my surprise there are now 5 stagers I never saw before, all in my area of work. Some are accredited, others just call themselves stagers. Makes me wonder will staging become my main source of income??? . Honestly, I can tell you that I could not just depend on Stagings in my area. With the economy the way it is people are not willing to spend more than 700 dollars for the monthly rentals, and I can understand that.
I left my 25 year Executive Chef carrer almost 3 years ago to go into this Home Staging adventure, but I realized I am a chef with good taste and a great decorator. As I am returning to what I know best which is cheffing! I can only say this has been a great ride, and don't think I will not be staging in my spear time cause you'd be wrong.

Curb Appeal starts on the Internet. Most people dont think about it when posting pictures. You know how they say that you only have one chance to make a first impression ? Well the pictures you post on the Internet ARE the First Impression and it will be what will motivate the prospect buyer to be interested in seeing that property. Checking the MLS I have found very scary pictures of properties that have been for sale for more than 2 years and they don't understnd why???
I would suggest to hire a professional Home Stager , we share the pictures once we stage your home , that way that first impression will be a WOW ! instead of an EEWWW ! That shows you how powerful the pictures are. You do not need to stage the entire house. The stager will give a makeover to the entire property even if we dont put furniture in there, we will advice through a consultation what to do with the curb appeal and suggest paint colors for inside. So pretty much Stagers can do as much or as little as you want but in this market I reccomend highly the addition to your marketing strategy of a Home Stager you can trust. And very important to know that Home Staging is TAX DEDUCTIBLE. And don't be scared about not having money to do it.

I don't understand why are the Staging phones not ringing??? ...as much as they are in other states??? Is Florida always behind ? It is pathetic at this stage to try to CONVINCE realtors, agents and sellers that by staging that vacant property or the cluttered house they are trying to sell.
Obviously Staging works when done the right way. what I mean by that is that STAGING alone will not sell that property . Staging is not a magic pill that "POOF" gets it sold NO , ITS NOT LIKE THAT AT ALL !!!

Got a call early in the morning on a Sunday. "good morning , oh, Im sorry I thought you were closed today and called to leave a message, the gentleman said startled!. I replied by saying we usually do office work on Sundays to catch up with things that I procrastinated on during the week.
The gentleman was calling for information. He was worried , because he has had his vacant property for sale for over 2 years. His entire family moved that time thinking they would sell the house quick. 2 years have gone by and he called for advice. I asked him if he wanted to meet that afternoon. He then said "I want to Stage but Im broke! and my credit cards are maxed out! Can we come up with a creative way to do this ? . We then meet at the property and it has a lot of potential.
This is what idea I came up with. I suggested that he at least had to give $1000 down payment and the rest when property sold, maintaining the house staged until it sold. Client was pretty satisfied with that answer and asked me to give him a couple of weeks to get the down payment and then we could sign the contract. I even offered him he could pay it in instalments and we could stage once its paid, to give him another option. He understands that by staging the vacant property he will improve the chance of selling it quicker. I loved when he told me "I totally get it, The Staging , I totally do"
Lesson learned: In this economy with more and more people getting creative as they loose their jobs, I see a lot of services home -based businessess. I for one own Eclectic Home Staging of the Palm Beaches and also created Palm Beach CupCakes, we have to do whatever we can to survive.
