As I sit here, in my office, looking out the window and watching the rain come down nursing a cup of cuban cafe con leche ; and I was thinking that there are agents that will call 4 and even five stagers to get a quote for them, have them compete in price and in many instances even showing the stager their lowest bid and asking them to lower it and they will give them the job. This has caused for Staging prices to go down in our area "BIG TIME". I went to destage the 3 million dollar estate that just sold and I noticed in one of the For Sale estate neighbors that also said Staged on the sign.

I went in and the stager did a beautiful job! , although the house was mediterranean style on the outside, the furniture used was contemporary, I have to say all together looked good, so I mentioned to the owner of the estate I was destaging and he told me that the stager had no room in her warehouse and offer them a free staging fee with a 500 dollars monthly rental, thats why the owner did it! WOW , and I thought to myself.....Is this stager doing the right thing? Or is it better to have the attitude of "In business everything is valid, everyone to themself".

Question is???? Is it okay to do this in a downtime Staging Season here in South Florida?

Were stagers, we hammer, screw and display lots of different forms of art on the walls of our clients. We do make it look picture perfect!

A long time ago I wrote about this but I recently had an experience I want to share with everyone. Every time I do a contract for a staging I make sure I word that the Property will be staged until it sells or client gives a15 day notice. Well, this client informed me that he was going to keep half of the monthly rental until we destaged their property they would give other half. I got really upset and called the client and expressed that what he was holding back the monthly rental fee. Make a long story short we got into it and we screamed back and forth.

Destaging this 3 million dollar home took 6 people and 2 days ! I made sure that while the entire crew was loading the truck i was taking all nails out and covered the holes !!!! I honestly did not think I was going to see the rest of the money but to my surprise the client came when we were almost done. He was very nice and pleasant and even mentioned as he handed me the check for the remainder balance that we did a great job. He then asked me "If you owned this estate would you have held part of the payment just in case there was any damage to the house?. You did great and even covered all the holes on the walls!"

In conclusion... I realized maybe I would have done the same. So never argue with your client theres an old saying that says "customer is always right"

Staging alone will NOT SELL A HOME ,it is a combination of patience, showing it ,open houses It has to be priced right. Have your realtor do the homework and get comparable homes in your area and what they are selling for. Be Realistic! If you get greety YOU WILL NOT SELL.

Home staging has become the way the entire nation is selling homes successfully. If you are the type that thinks that home staging is a waste of time and you are a realtor, then Im sorry your not doing your job rigth. As you know, what we stagers do is package beautifully a home so that it sells at the highest price possible and staging should be reccomended from the beggining to the seller. Im writing this refering to the South Florida Home Stagers situation. When I first started Staging a bit shy of 3 years ago, clients would call ask for quote and then staged with us. I have noticed that has changed drastically during the past year in my market. Now clients are getting 3-4 quotes for stagings , they take the lowest one and have another stager see it and they ask to improve it to give them the job. This has caused the staging fees to go down considerably!!! .

You know how we all google for stagers in your area to see were we come up? .... Well, I recently did that and to my surprise there are now 5 stagers I never saw before, all in my area of work. Some are accredited, others just call themselves stagers. Makes me wonder will staging become my main source of income??? . Honestly, I can tell you that I could not just depend on Stagings in my area. With the economy the way it is people are not willing to spend more than 700 dollars for the monthly rentals, and I can understand that.

I left my 25 year Executive Chef carrer almost 3 years ago to go into this Home Staging adventure, but I realized I am a chef with good taste and a great decorator. As I am returning to what I know best which is cheffing! I can only say this has been a great ride, and don't think I will not be staging in my spear time cause you'd be wrong.

Would you be interested in seeing both or just one?

Curb Appeal starts on the Internet. Most people dont think about it when posting pictures. You know how they say that you only have one chance to make a first impression ? Well the pictures you post on the Internet ARE the First Impression and it will be what will motivate the prospect buyer to be interested in seeing that property. Checking the MLS I have found very scary pictures of properties that have been for sale for more than 2 years and they don't understnd why???

I would suggest to hire a professional Home Stager , we share the pictures once we stage your home , that way that first impression will be a WOW ! instead of an EEWWW ! That shows you how powerful the pictures are. You do not need to stage the entire house. The stager will give a makeover to the entire property even if we dont put furniture in there, we will advice through a consultation what to do with the curb appeal and suggest paint colors for inside. So pretty much Stagers can do as much or as little as you want but in this market I reccomend highly the addition to your marketing strategy of a Home Stager you can trust. I don't understand why are the Staging phones not ringing??? ...as much as they are in other states??? Is Florida always behind ? It is pathetic at this stage to try to CONVINCE realtors, agents and sellers that by staging that vacant property or the cluttered house they are trying to sell.

Obviously Staging works when done the right way. what I mean by that is that STAGING alone will not sell that property . Staging is not a magic pill that "POOF" gets it sold NO , ITS NOT LIKE THAT AT ALL !!!

The competition of Foreclosures has begun. So , what separates one house from another? THE STAGING

it is like a recipe where you will need all the ingredients to have a successful SALE

I want to Stage but Im broke! and my credit cards are maxed out!

Got a call early in the morning on a Sunday. "good morning , oh, Im sorry I thought you were closed today and called to leave a message, the gentleman said startled!. I replied by saying we usually do office work on Sundays to catch up with things that I procrastinated on during the week.

The gentleman was calling for information. He was worried , because he has had his vacant property for sale for over 2 years. His entire family moved that time thinking they would sell the house quick. 2 years have gone by and he called for advice. I asked him if he wanted to meet that afternoon. He then said "I want to Stage but Im broke! and my credit cards are maxed out! Can we come up with a creative way to do this ? . We then meet at the property and it has a lot of potential.

This is what idea I came up with. I suggested that he at least had to give $1000 down payment and the rest when property sold, maintaining the house staged until it sold. Client was pretty satisfied with that answer and asked me to give him a couple of weeks to get the down payment and then we could sign the contract. I even offered him he could pay it in instalments and we could stage once its paid, to give him another option. He understands that by staging the vacant property he will improve the chance of selling it quicker. I loved when he told me "I totally get it, The Staging , I totally do"

Lesson learned: In this economy with more and more people getting creative as they loose their jobs, I see a lot of services home -based businessess. I for one own Eclectic Home Staging of the Palm Beaches and also created Palm Beach CupCakes, we have to do whatever we can to survive.

Every now and then when I have the time to sit down to read a few of my peers blogs make me realize I have been missing a lot of lessons here in ActiveRain ! or as I refer to it " AR UNIVERSITY" . Here is where I get the scoop on what green is and how important it is to know about it. Every day more buyers are savvy about these things and they want to use green products in their homes. I just learned that theres a recycled glass top named Vetrazzo which looks to the old terrazo counter or floorings. I grew up with terrazo floors. The vetrazzo come in so many different colors and I absolutely adore these!

Ok so I have heard the word before "bagua" but do I even know what it means. NO !

Thank God for Carole Provenzale and her Feng-Shui New York blog that talked about it in her last blog. So I went to Wikipedia to find out a bit more and this is what I got

The Ba gua (Chinese: 八卦; pinyin: bā guà; Wade-Giles: pa kua; literally "eight symbols") are eight diagrams used in Taoist cosmology to represent a range of interrelated concepts. Each consists of three lines, each either "broken" or "unbroken," representing a yin line or a yang line, respectively. Due to their tripartite structure, they are often referred to as "trigrams" in English.

The trigrams are related to Taiji philosophy and the Wu Xing. The ancient Chinese classic I Ching consists of the 64 pairs of trigrams (called "hexagrams") and commentary on them. The interrelationships among the trigrams are represented in two arrangements, the Primordial (先天八卦), "Earlier Heaven" or "Fuxi" bagua (伏羲八卦), and the Manifested (後天八卦), "Later Heaven," or "King Wen" bagua. Are your listing's windows so dirty they are obstructing the view to a SALE ?

I had the pleasure of working with a family that is selling their own property. Prior to my staging I gave them a list of to do things. They only complied with half of the list. One of the most important things on that list was cleaning all windows..I meant Q-Tip clean. Something that really needed to be done.

I mean imagine wearing glasses to be able to see everything, but if the glasses are dirty everything looks, blurry, blah! But when those glasses are clean its an entire different perspective. Are the windows in your house so clean you can tell the difference if there is a window or not ?

Are you aware that blurry, dirty windows could even get you in a depression?

Its an old Feng-Shui principle.

When the windows are crystal clear on your listing property and the views are uninterrupted by smudge and appear clear , it could help seal that DEAL !!!

The house is staged now and it looks great...but the beautiful view is distorted by the

really dirty windows.

Lesson Learned:

Staging is key component of a recipe to sell a house... But not the ONLY ingredient To complete the recipe seller must be on the same page as stager to make the investment of staging a successful experience !!!

Mr XYZ was so excited on the planning the staging of his gated senior community 2 bedroom ,2 bathroom townhouse . His mother an law who previously lived there passed away. The property looked great on the outside... but inside it was like going back in time to a wall paper world. The space had great potential. to remove all walllpaper and paint in a real estate taupe. Client was really into it ! the entire process. He was always there for each step to help on whatever he could.

We finally staged the place and it came out great him and his wife had tears of joy when they saw what they were selling .

Theyve had no luck on their open houses. They keep saying, But on HGTV they get multiple offers on each showing. I had to explain to them the Home Staging is NOT a magic pill that will sell it.

Home Staging + good location + price realistycally = Sale

Mr XYZ decided to lower his price a little and Though they were dissapointed before on the fourth open house they had a good offer and they accepted . That took the right combination

I was in Orlando for a Home Staging seminar and I was at thehotel just chilling in the pool when all of a sudden everyoneat the hotel gathered and started looking up. I was asking whats going on ....until someone said the space shuttle just took off. By the time I ran to the room and got my camera....This is what I got !! it was something else!!!

very proud of this mission , particularly because it has the first puertorican astronaut to go to space.....
