Congratulations to ActiveRain on 200,000 Members! As of this morning, ActiveRain is 200,000 members strong! Next month will be my fourth anniversary of having discovered and joined AR, not then being really sure of what a blog was. Blogging was a relatively new phenominon, and ActiveRain's membership at that time was somewhere in the 12,000s. Since then, AR has become the best and most well respected platform for real estate professionals, as well as having been joined by sister platform Localism for hyper-local consumer information. It's a mark of accomplishment, symbolizing many hours of local contributions to our real estate blogging platform, and associating me with a group of remarkable and talented professionals. I'm not sure why sometimes our photo seems to be included in the comments, and sometimes not included. Personally, I like the photos included - I can attach a face to comments on my blog without having to leave the post. Last night when I went to bed after blogging, my cumulative points on ActiveRain totalled 199,993. Close, but no cigar. This morning when I logged on, your comments had put me over the top! At a milestone like 200,000 blogging points, it seems like a good time to reflect on the journey with this great real estate community that has taken me so far. This is my 281st post. There was no hesitation when I first read about Jason's latest "Inspired By Music" contest. Paul Anka's "My Way" would have to be my theme song! Paul Anka has had hit songs in every decade since his first #1 hit in 1957, "Diana", at the tender age of 17. He has been a prolific song writer as well as singer. "The Moments of Your Life" became famous as a Kodak commercial. Paul has has been featured everywhere from the Top 40 to Las Vegas to American Idol. Lola Audu has written a thoughtful post about multitasking. We all seem to be doing more things at once, and having less patience for any of them. Is multitasking a way that allows us to get 31 hours out of a 24 hour day? Or is it a prescription for raising our stress levels, doing too many things at once, and doing none of them well? As I prepare for our national day of thanks tomorrow, I'm reflecting on the blessings that we enjoy. Despite the record gasoline prices of well over $3.00/gallon, a record 38 Million Americans will be traveling at least 50 miles tomorrow - a fact that bespeaks a still healthy economy, despite uncertainties on the horizon. Even the poorest folks in the USA have access to good food, automobiles and cable TV. Although our brave troops are protecting our nation overseas, our homeland is at peace because of their efforts. I have recently completed training for the SRES designation of Seniors Real Estate Specialist(R), and am now a candidate for the designation, pending the results of the final examination and acceptance by NAR. I had the privilege of taking this 14-hour course as part of the very first class ever held in the brand new RAYAC headquarters (Realtors Association of York and Adams Counties) in York, PA. Seniors Real Estate Specialists are Realtors(R) qualified to address the needs of home buyers age 50-plus. Those Realtors who earn the designation have demonstrated the knowledge and expertise to counsel clients age 50-plus through (28 comments)

I do like the autumn! I’ll be happy to see a break in the heat. I love country drives to areas with colorful fall foliage. Two events that I like to be able to get to are the Fall Hershey Antique Auto Show and flea market, and the Fall Carlisle Classic Car Corral. Each of them attracts RVs and people from all over the world. There are literally thousands of dealers in attendance, selling everything from cars to auto parts to antiques, books, food, antique toys, and flea market items of all kinds. It’s really a very exciting atmosphere.

I remember the real estate market in 1981 and 1982, when adjustable rates soared to 18% and more. I was caught with some of those terrible mortgages on investments, and I learned some valuable lessons. I found out that the limit of your profit, if you are planning to fix and flip properties, is determined not at sales time, but at the time you purchase. If you can't buy right, walk away. For the past year, my home has been filled with the books, photos and memorabilia of two households - my own, and much of my parents'. Being a naturally neat person, I keep trying to get it all organized. It's more than I really want to own. I don't want to keep it all. At the same time, I remember many of the items from my youth, and I want to give my parents' possessions proper respect. You can't just throw away memories. Flipping: Not as Easy as it Sounds In the past, "flipping" properties has seemed to to be the path to quick wealth, much like the "dotcoms" were in the previous decade. Having attempted a few of these in the past, I can tell you that making money on a flip was never as easy as it looked in the first place. Now, with the real estate market in flux, flipping can be even more uncertain. Like the weather, flipping seems to be something everyone talks about, but few actually do... and even fewer do well.
