Over a year ago, I started noticing some excellent photographs being posted on localism.com for various towns and boroughs in Lancaster County, PA.  Since I was posting numerous photos myself, I soon became familiar with the professional quality photography of Jeff Geoghan.
It turned out that Jeff had taken notice of my blogging, too!  One day, out of the blue, I received a phone call:  "Guess who this is!"  Over the ensuing months, we had lunch together several times, also including fellow blogger Jeannie Kontis, and discussed blogging and Lancaster County real estate matters.

lancaster county pa: Caring Singles Picnic, East Lampeter Township, PA - 07/21/08 10:46 AM
On Saturday, July 19, Caring Singles held its summer picnic.  This year we held it at the East Lampeter, PA Township Community Park, a beautiful park located between Routes 30 and 340.

The weather was ninety-five degrees and muggy, but we had electric service to our pavillion and several members brought electric fans.  Coupled with an occasional breeze and the shade of the pavillion, we were all quite comfortable!

lancaster county pa: Country Music Comes to Lancaster, PA! - 07/19/08 03:13 AM
Ninety-four degrees and high humidity didn't stop Lancastrians from enjoying a a free evening of country music Friday evening!

Jasmine Morgan, a local girl now recording in Nashville, gave us two sets of country music, featuring the songs of Patsy Cline.  The concert series is sponsored by High Industries at the Greenfield Corporate Center.

Jasmine was backed up by the Green River Band, featuring some great pedal steel guitar and keyboards.

                         Once again, there were classic cars on display.

      A mint 1966 Oldsmobile 4-4-2 (Four-on-the-floor shifter, 4-barrel carburetor + dual exhausts!)

lancaster county pa: Lancaster PA Weekend, July 18-20, 2008 - 07/18/08 12:33 AM
Well, it's going to be a hot and sticky one this weekend in Lancaster, PA!  Temps in the 90s and high humidity.  Possibility of scattered showers on Sunday.

Every third Friday, the 200 and 300 blocks of North Queen Street will be featuring belly dancing, live music, art, antiques and shopping!  Many of the stores and galleries will be open 'til 9:00 pm.

Saturday, July 19 at Musser Park, corner of North Lime and East Chestnut Streets, there will be a Neighborhood Clean-Up between 9:00 am and 11:00 am.

lancaster county pa: Clean-Up at Musser Park, Lancaster PA - 07/17/08 01:17 PM
              In May of last year, I wrote an article about the renovations at Musser Park. 

The park, located between North Lime, East Chestnut, North Shippen and East Marion Streets in Lancaster, PA had been closed for renovations since the fall of 2006, and was in the process of getting an extensive upgrade.

This year a beautifully improved Musser Park has been open to the public.  Saturday, July 19, 2008, a Neighborhood Clean-Up has been scheduled to take place between 9:00 am and 11:00 am.

lancaster county pa: Lancaster County PA Housing Market Report 7-13-08 - 07/13/08 08:06 AM
The figured compiled by the Lancaster County Association of REALTORS show a mixed picture for the local housing market.  On one hand, for the month of May, 2008, only 462 homes settled, down 13% from the 531 homes which sold in the same month of 2007.
On the other hand, the average sale price of $193,741 in May is actually slightly up (0.1%) from the $193,633 average of the previous May.  This may or may not signal a stabilizing of prices.  New residential listings are down to 795, from 912 at the same time last year.  That should be good news, … (4 comments)

Saturday, July 12, the second annual Conestoga Day will be held by the Conestoga, PA Fire Company.

The festival takes place 4:00 - 9:00 pm at "Grasselville" a beautiful farm at 93 Hilltop Drive, Conestoga.

The farm offers beautiful vistas of the rolling hills of Lancaster County, PA.

At the entrance to Grasselville is the quaint Grasselville Train Station.  Miniature trains run throughout the afternoon to shuttle folks from one area to the next - or just for a fun ride through some great scenery!

The weather report sounds like it's going to a great weekend in Lancaster County!  Beautiful sunny skies on Friday and Saturday, with a 30% chance of isolated thunderstorms on Sunday.
Friday, July 11:  A Singles Dance will be held at the Quality Inn Ballroom, 2363 Oregon Pike (Route 272), Lancaster, PA, featuring a live band, The Headliners.   Admisson is $11.00.  The theme of the dance is Independence Day, and there will be prizes for the best costume.  The dance is open to all single, separated, divorced or widowed persons over 21 who are neatly dressed.  The dance runs 7:30-11:00 pm.  For … (2 comments)

Good summer weather with only an occasional passing rain shower was forecast for the July Fourth holiday weekend.  On Friday, July Fourth, a chicken barbecue at Musser Park was sponsored by the Musser Park Civic Association.  Arts, crafts and games were part of the scheduled entertainment.
July Fourth also coincided with First Friday in downtown Lancaster, with shops, museums, art galleries and restaurants staying open late.  The Demuth Museum, 120 E. King Street, is featuring over thirty original art works by Charles Demuth.

lancaster county pa: Thaddeus Stevens - Lydia Hamilton Smith Historic Site, Lancaster PA - 07/02/08 09:15 AM
As the construction of the Lancaster PA Convention Center and Marriott Hotel reaches new heights, several historic buildings around it are being spared.  A $20 Million project is planned to preserve and restore the law offices of Thaddeus Stevens, and the next door home of his housekeeper and business manager, Lydia Hamilton Smith.
Thaddeus Stevens was born in 1792 and died in 1868.  He was a lifelong crusader against slavery, and is considered the driving force behind the 13th Amendment which abolished slavery, and the 14th and 15th Amendments, which granted equal rights, and the right (for all men) to vote.

lancaster county pa: Classic Car Show, Lancaster, PA - 06/30/08 05:06 AM
June 26 Was Oldies Night at the Greenfield Business Park, Lancaster, PA, featuring Gary Lewis and the Playboys.

                      A classic car show helped recreate the nostalgic feeling of the 1950s and 1960s. 

The first half hour of the show was marred by rain, tut it soon cleared up.  Owners of the classic cars could be seen wiping the raindrops off their beloved automobiles!

The next free concert at Greenfield will be held Friday, July 18, featuring Jasmine Morgan, a rising country music star.

Friday night, June 27 was the first outdoor concert of the year at the Greenfield Business Park on William Penn Way, Lancaster, PA.  Gary Lewis and the Playboys were the featured band, and they did not disappoint!
When asked for the secret of the band's longevity, Lewis thanked the audiences who have been listening to the music of the '60s for the last forty years.
             
 The first set of the evening was almost rained out for the first half hour, but the rain didn't dampen anyone's spirits, and soon the weather cleared up.

Summer time in Lancaster County, there is always something interesting scheduled!
Friday evening June 27 at the Greenfield Industrial Park, off Greenfield Road, is Oldies Night and a free concert.  Gary Lewis and the Playboys will be playing.  The first set starts at 6:30 pm.  There will be a half hour intermission from 7:15 - 7:45, and a second set from 7:45 to 8:30.  Weather permitting, there will be classic cars on display.
The concert goes on rain or shine.  Turn off Greenfield on William Penn Way and follow the signs.  There will be parking attendants directing.  Plan to come early to … (7 comments)

In Pennsylvania there is a Seller Disclosure law that requires sellers to provide prospective buyers with fairly extensive information about the home they are selling.  Among the types of information required:
How long you have owned the properrty
Whether you live in the property
Whether pets have lived in the property
Condition of the roof, whether there has been any leaking, repairs or replacement, and if you have documentation of such repairs or replacement
Condition of the heating, plumbing and electrical systems
Whether there has been any water, mold or mildew in the basement

In a previous post, I wrote about sellers who inadvertently blew their chances for a sale by following showing agents and their buyers around the home.  In this post I want to discuss what really motivates buyers, and how you as a seller can make the most of it.
Too many sellers, (and too many real estate agents for that matter), don't really understand what motivates buyers to make a purchase.  The results of this misunderstanding can easily be seen in classified ads that merely recite a laundry list of features - beds, baths, square feet, gas heat.

There's lots to do in lancaster, PA this weekend!
In Long's Park this Sunday, June 22, 2008, there will be a free concert by Blue Highway, a Grammy nominated bluegrass band.  Long's Park is located at 1401 Harrisburg Pike, just up from Park City Shopping Center.
The concert starts at 7:00 pm, but come early to find parking and get something to eat at the concessions!  Bring blankets or lawn chairs.
Sunday June 22, 7:00 pm, Musser Park, 135 N. Lime Street, will feature an American Wind Symphony Orchestra concert.

Here's a true story of how a "helpful" seller lost a serious buyer because they didn't leave me alone to do my job!
I was showing a nice 1950s vintage ranch house to my buyers.  The house was in good condition, with an average size rear yard.  However, behind the house, with no fence separating it, was the vast rear lawn of an adjacent church.
My buyers were a young couple, both of whom were employed.  They had no children.  They were looking for a home with low maintaince to match their lifestyle.

lancaster county pa: Lancaster PA's Penn Square to Get a New Look - 06/18/08 12:23 PM
By the time the new Lancaster, PA Convention Cention Center and Marriott Hotel is finished in 2009, Lancaster's historic Penn Square will be getting a bit of a face lift as well.
Plans include new trees and plantings.  New lighting will be standardized.  Chairs and tables with protective umbrellas will be placed in the square, giving the area an outdoor cafe atmosphere!
New transportation routes are being planned in and out of the city, and the many art galleries, cafes and restaurants in the neighborhood are gearing up for the increasing number of visitors.    The First Friday of each month is a great time to … (6 comments)

lancaster county pa: Historic Lancaster Train Station to be Restored - 06/13/08 10:56 AM
Lancaster's Amtrak Train Station is an architectural gem.  Built in 1929, it is a familiar and dignified landmark in the city of Lancaster, PA.

Its Art Deco marble interior is reminiscent, on a small scale, of Grand Central Station in New York City.  Lancaster is the third busiest train station in Pennsylvania, after Philadelphia and Harrisburg.

The main lobby features a soaring ceiling with art deco lighting fixtures and a magnificent glass paned ceiling insert.

Over the past decade, restoration has been ongoing, including painting and improvements to the heating system.
