buyers: Economic Stimulus Plan - 02/07/09 03:12 PM
I'll be watching what Congress decides to do this week about the economic stimulus package. Particularly I'll be wanting to see if the $15000 tax credit to home buyers is passed. This credit would be a great boost for the ailing real estate market. Buyers would have an additional motivation to buy and sellers would have an additional benefit to offer. Let's hope our leaders act quickly so we can begin promoting this much needed stimulus.

buyers: First Time Homebuyer Advice - 11/01/08 01:09 PM
This year I seem to be involved with first time home buyers more than usual. I really love this part of my job as the first time home buyer is genuinely excited about searching for and finding their first purchase. I enjoy acting as the advisor and supporter during the process.
Now that we have found the home they will purchase, here are some of the things needed to be done.

There is no doubt there are fewer listings out there. The haystack is getting smaller every day. I have been working with some buyers who just can't find a house they like. They have eliminated many houses even before visiting them. I was sure we would find something by now. Being familiar with their criteria, I was positive that something would come on the market which they would like.
Here is what we are looking for:  3 bedroom, 1 1/2 or 2 bath ranch, basement, preferably 2 car garage, preferably public sewer (now considering septic), prefer gas heat.  Price range up … (0 comments)

buyers: Buyers expanding search - 10/13/08 04:55 PM
A while back I wrote about some buyers I am working with who had such a good idea of what they wanted that I wasn't able to find anything for them to buy. Now they have expanded their criteria to include houses which they would not have looked at a month ago. What changed?
They noticed that there are not as many houses on the market now than there were last year. They noticed (with my help) that what they want is not available in their price range. They still have good credit and would like to buy.

Do you discuss agency with your sellers and buyers as the law requires?
 I spoke with a potential buyer client this morning about his experience with the last agent he worked with. He was telling me how she tried to sell him only properties which were her listings. She dragged her feet on preparing an offer for him on a property listed by another agent until it went into attorney review with another buyer. When she had a house which was her listing he felt she treated him unfairly and failed to make the sale to him.

buyers: Newsletter topics - 08/02/08 02:41 PM
I recently started sending out an e mail newsletter to keep my friends informed about the local real estate market. I promised them I would only send them facts, not fancy. Last month I sent them a copy of a report available from our MLS which gave numbers of listings sorted by number of bedrooms. This month I sent them sold listings from their specific market (township). So far I have received a good response. My main object is to keep reminding these people that I sell real estate so they think of me when they have a need.  Any ideas … (6 comments)

There seems to be quite alot of information floating around on blogs about HR 3221 AKA the Foreclosure Prevention Act of 2008.  I urge you all to read the specifics of this bill by going to the web site for the Library of Congress.  Here are the pertinent points as I see them:
1. The downpayment amount required is now increaded to 3.5% of the appraised value of the property.
2. The seller or any other person who benefits from the transaction cannot be a "source" for the cash downpayment required.

buyers: More Information on 203K - 07/16/08 11:56 AM
Hi all,
Yesterday I posted a blog about the FHA 203 K Renovation Loan. I did get some more information on this program.  Sellers can apply for these loans but must do so prior to listing. Also, the work must be completed before listing.  The typical interest rates are 7 to 7 1/2%.

buyers: Help for Buyers - 07/15/08 04:10 PM
At our office meeting this morning, one of our agents shared some information about renovation money available through the FHA.  The program is called 203K Renovation Loan. Up to $35,000 is available to help the buyer get rid of that ugly carpet or renovate the bathroom.  This program should help us overcome the "It's a great house but..." objection.
 The limitations are that the buyer must use a qualified contractor and there can be architectural requirement, that is no drawings can be necessary.  Otherwise the money can be used for any needed renovation.

Last week I attended a seminar given by Realtor.com. They had a board listing the top places consumers search for real estate. ZIPREALTY.com was number 4.  This company is not operating in my market place but I checked out their web site.  They offer commission money back to buyers! Are any of you ZIP agents? Do thye operate in your market?  I'd like to learn more about their business model.
