buying real estate: Vacant Houses for Sale - 11/16/08 02:09 PM
There seem to be more vacant houses for sale now. When showing these houses, I try to do my research ahead of time to answer my buyers' natural question, "Why is this vacant?" Sometimes the answer is obvious. The house was purchased low so the seller is flipping it. Then there are the less obvious answers: the owner was transferred, moved up or down before selling or foreclosure. Why the property is vacant can influence the strategy the buyers will use if they decide to make an offer on the property. If the house is already bank owned, I advise my buyers

This year I seem to be involved with first time home buyers more than usual. I really love this part of my job as the first time home buyer is genuinely excited about searching for and finding their first purchase. I enjoy acting as the advisor and supporter during the process. Now that we have found the home they will purchase, here are some of the things needed to be done. 1. Write an offer which is realistic in its price and contingencies. Expect to negotiate some items but go in with an offer that could be acceptable to the seller.

buying real estate: Buyers expanding search - 10/13/08 04:55 PM
A while back I wrote about some buyers I am working with who had such a good idea of what they wanted that I wasn't able to find anything for them to buy. Now they have expanded their criteria to include houses which they would not have looked at a month ago. What changed? They noticed that there are not as many houses on the market now than there were last year. They noticed (with my help) that what they want is not available in their price range. They still have good credit and would like to buy. I am confident

I hope you got to watch the spectacular opening ceremonies of the Olympic Games the other night. Watching the thousands of performers dazzle the world with their display of wonderfully coordinated movements was thrilling. I was also impressed by the 'footprint' fireworks leading to the stadium. My favorite part of the opening ceremonies is still the march of the atheletes inot the stadium. Many countries are represented by a small contingent of athletes, as few as one competitor. Whatever their costume, they come into the stadium beaming and waving to the crowd behind their national flag. That reminds me that we
