New Jersey is still offering first time home buyers help through the Smart Start program. The program offers a grant for 4% of the sale price which can be used towards down-payment or closing costs. The grant is not repaid until the buyer sells the property. If the buyer stays in the home for seven years, the grant is forgiven. The progarm is restricted in that you must buy in a Smart Growth area.

Sticker shock for buying that first house must also extend to the closing costs fpr many people. I just sent a rough estimate to a prospect I am working with so he can plan his finances. Many times sellers will help out with a concession at closing. However, many of the properties this client is considering are bank owned and I do not expect them to be much help in this area.

Yesterday I was showing a couple of first time home buyers some properties. As we were driving between appointments they asked me about attorneys and home inspections.
I told them I would give them several attorneys who I have worked with in the past and suggested they call more than one to see who they felt comfortable working with. I described how one attorney had been particularly helpful as all she does is real estate.

The State of New Jersey has a grant program called HMFA's 1st Time Buyer Mortgage Program, aka Smart Start Grant Program. This program is designed to be used in conjunction with SMART GROWTH.  This means the property must qualify as well as the buyer.
