hunterdon county: Help for Home Buyers - 11/12/08 07:31 AM
New Jersey is still offering first time home buyers help through the Smart Start program. The program offers a grant for 4% of the sale price which can be used towards down-payment or closing costs. The grant is not repaid until the buyer sells the property. If the buyer stays in the home for seven years, the grant is forgiven. The progarm is restricted in that you must buy in a Smart Growth area.

There is no doubt there are fewer listings out there. The haystack is getting smaller every day. I have been working with some buyers who just can't find a house they like. They have eliminated many houses even before visiting them. I was sure we would find something by now. Being familiar with their criteria, I was positive that something would come on the market which they would like.

This weekend Hunterdon county hosts a Christian Music Festival: Revelation Generation. The festival takes place in Kingwood township at Revelation Farms. 20,000 people are expected to attend the festival this year. Among the 19 musical groups expected to perform are the Newsboys, Sixpence None and Richer, Norma Jean,TobyMac, Flyleaf, Skillet, Mandisa, Chris Tomlin and As I Lay Dying. Actor Stephen Baldwin will speak about his faith. For more inforamtion check out the web site www.revelation-generation.org. Tickets are $35 for Friday, $45 for Saturday, or $70 for both.

hunterdon county: Come Meet Me at The Fair - 08/15/08 03:07 PM
The annual Hunterdon 4-H and Agricultural Fair begins Wednesday, August 20, and runs through Sunday, August 24. Weidel Realtors will have a booth at the fair and I will be there Wednesday from 3 to 6, Thursday from 1 to 3 and Saturday from 1 to 3. We will be giving out some balloons for the kids and other goodies for the adults. Our tent will have a display of some of our listings in the area.

Not too long ago I received a call from an out-of-state company looking for information on a property. I spoke with the representative who explained that his company purchases mortgages for properties in danger of going into default. Their intention is to then sell the property quickly if a foreclosure is necessary. He wanted someone to scout the property for him and provide him with a market value analysis to see if this property fit their profile.

We have a perfect night to start the NJ Festival of Ballooning which runs July 25-27. The festival plans 5 launches of multiple balloons. Also, if you want a ride those are available for a fee. Held at the Solberg Airport in Readinton township, the festival also features live entertainment during the day and in the evenings. Here is a breadown of the entertainment:

Hi all. I recently posted a blog to plug a local, Flemington, New Jersey attraction, Northlandz. I spke with a representative of the company and they encouraged me to write about them. i wrote this on Friday so that if people were planning their wekend, they would see it.
Monday I found that the points for my blog had been removed. The only thing I could figure out is that I used pictures from the Northlandz web site. Since I had their permission, I didn't think this would be a problem.

If you are looking for a cool place to visit during our heat wave, consider Northlandz. Located just north of Flemington on Route 202, Northlandz houses one of the largest model railroad display ever created.
You can get an idea of how huge this display is from these pictures. The one below shows owner, Bruce Williams, with his creation.

POWER LINES- Are they an issue for you?
In Hunterdon County there are many homes and farms with power lines running near or across the property. Buyers seem to be objecting to even the sight of these lines near the houses. Is this an issue elsewhere? How are you handling marketing a house where you can't see the power lines from the house but see them when you enter the neighborhood?
