real estate: Update on Tax Credit to Home Buyers - 02/13/09 08:49 AM
The current version of the stimulas package passed by Congress eleiminated the proposed $15,000 tax credit for home buyers. Instead, the tax credit which is now offered is $8000 and is extended to the end of 2009. In my opinion, this may be a better alternative to many people. The $15,000 would have been taken over a 2 year period. This means that the home buyer would have to owe taxes of $7500 each year taken. Increasing the amount to $8000 is actually more for the first year. This is a generous number and should help many first time home buyers

real estate: Economic Stimulus Plan - 02/07/09 03:12 PM
I'll be watching what Congress decides to do this week about the economic stimulus package. Particularly I'll be wanting to see if the $15000 tax credit to home buyers is passed. This credit would be a great boost for the ailing real estate market. Buyers would have an additional motivation to buy and sellers would have an additional benefit to offer. THEY DID IT! National League Eastern Division Champs 2 years in a row. I admit I was worried earlier this month that my team was trailing by 3 games with only a couple of weeks to go. I am so happy I was wrong to worry. Reminds me of what's happening in real estate right now. Just when you think you can't get anything going, the phone rings or you get an e mail that lifts you out of the doldrums. Of course, making phone calls and sending e mails works even better. Here are some more pictures from the Hunterdon County 4 H and Agricultural Fair which concluded today. If you missed the fun this year, plan to come next year. Uncle Sam Greeted everyone entering the Fair: The 4 H tent. Sweet Valley Farms: one of many which supply New Jersey corn and produce to our area. They also do great landscaping. This is why the tortoise won the race. The hare is sleeping!

This week Hunterdon County is having the 4 H Fair at the fairgrounds in Ringoes. I had the opportunity to spend some time there this afternoon. Here are some pictures: This is the Weidel booth at the fair. I'm holding a balloon which I soon gave away to one of the kids there. You can see the display boards behind me which have pictures of some of our listings. People do come in to see the pictures and chat about real estate. Here I am standing next to the 1947

real estate: Come Meet Me at The Fair - 08/15/08 03:07 PM
The annual Hunterdon 4-H and Agricultural Fair begins Wednesday, August 20, and runs through Sunday, August 24. Weidel Realtors will have a booth at the fair and I will be there Wednesday from 3 to 6, Thursday from 1 to 3 and Saturday from 1 to 3. We will be giving out some balloons for the kids and other goodies for the adults. Our tent will have a display of some of our listings in the area. Next week I'll try to post some pictures so you can see that New Jersey still knows how to hold an old-fashioned, country fair.

I recently started sending out an e mail newsletter to keep my friends informed about the local real estate market. I promised them I would only send them facts, not fancy. Last month I sent them a copy of a report available from our MLS which gave numbers of listings sorted by number of bedrooms. This month I sent them sold listings from their specific market (township). So far I have received a good response. My main object is to keep reminding these people that I sell real estate so they think of me when they have a need. Any ideas

There seems to be quite alot of information floating around on blogs about HR 3221 AKA the Foreclosure Prevention Act of 2008. I urge you all to read the specifics of this bill by going to the web site for the Library of Congress. Here are the pertinent points as I see them: 1. The downpayment amount required is now increaded to 3.5% of the appraised value of the property. 2. The seller or any other person who benefits from the transaction cannot be a "source" for the cash downpayment required. 3. Family members can contribute to the downpayment but if

real estate: Strangers in the House - 07/17/08 07:40 AM
After reading a blog about two real estate agents showing the same property, I was reminded of a situation which happened to me recently. I was showing some clients a number of different townhouses one day. When we arrived at one of the properties, I noticed that the Combo-Lock was opened. I knocked on the door and saw two people standing in the living room. I apologized and asked if they were agents. NO THEY WEREN'T! Their agent had given them the combo information so they could see the house for themselves! Granted, the property was vacant and all personal belongings

real estate: Power Lines - 07/10/08 07:29 AM
POWER LINES- Are they an issue for you? In Hunterdon County there are many homes and farms with power lines running near or across the property. Buyers seem to be objecting to even the sight of these lines near the houses. Is this an issue elsewhere? How are you handling marketing a house where you can't see the power lines from the house but see them when you enter the neighborhood? Veronica
