The stimulus package includes a revison to the credit given to first time home buyers. All of the changes are good! 1. The amount of the credit is 10% of the cost of the home with the maximum now $8000. 2. Applies to purchases of principal residence which close between January 1 and December 31 of 2009. All principal residences eligible: houses, townhouses, condos and co-ops. 3. Major change: No repayment required! If house is sold within three years of purchase, the amount is recaptured upon sale. 4. Buyers who take advantage of state grants can also take tax credit. 5.

Many home owners are faced with the unpleasant reality that they now owe more on their home than they can sell it for. This is the essence of a short sale situation. There is no doubt there are fewer listings out there. The haystack is getting smaller every day. I have been working with some buyers who just can't find a house they like. They have eliminated many houses even before visiting them. I was sure we would find something by now. Being familiar with their criteria, I was positive that something would come on the market which they would like. Here is what we are looking for: 3 bedroom, 1 1/2 or 2 bath ranch, basement, preferably 2 car garage, preferably public sewer (now considering septic), prefer gas heat. Price range up

A while back I wrote about some buyers I am working with who had such a good idea of what they wanted that I wasn't able to find anything for them to buy. Now they have expanded their criteria to include houses which they would not have looked at a month ago. What changed? They noticed that there are not as many houses on the market now than there were last year. They noticed (with my help) that what they want is not available in their price range. They still have good credit and would like to buy. I am confident
