charlottesville homes for sale: How Your Eye Sees is Different that How A Camera Sees: Why It Matters! - 02/14/11 07:58 PM

"The Differences between your eyes and your camera" is an excellent article. It provides the details of how your eye sees and how different it is from the way your camera sees.
When I have a Charlottesville house for sale, I have a professional photographer take the pictures. Your house has to POP off the computer screen, and compel the buyer that your house MUST be seen. I have a graphic designer make the brochures and flyers, all to ensure that your home is displayed at it's very finest.

Charlottesville Real Estate Developer Oliver Kuttner of Edison 2 spoke at the Charlottesville Association of Realtors Award Breakfast. He is a true visionary, a successful commercial real estate developer with an approach to solving the United States' energy dependence that comes from looking at the big picture and not being distracted by the politically fashionable trends. His work is incredible and very cutting edge. I believe he is a historical figure who one day will be taught as an inventor to children in school.
He says about himself,

charlottesville homes for sale: When Do Sellers Cancel the Homeowners Insurance Policy? - 02/02/11 11:25 AM

When should the seller cancel their homeowners insurance policy? This is a question I am often asked. It is extremely important to not cancel your homeowners inspurance policy until the sale is totally completed.
Here in Charlottesville, VA that is when the money has moved into the sellers closing agents account and the new deed with the new owners name on it has been recorded with the County or City.
There are times where the buyers mortgage company is delayed for closing. There are last minute credit checks pulled, and last minute employment verifications which are done by the lender, on … (3 comments)

charlottesville homes for sale: What is the Difference Between Condominiums and Townhomes? - 02/01/11 02:08 PM
What is the difference between a condo and a townhome? You may even wonder why the distinction even matters at all. A condominium is on one tax lot. In Virginia, it is not about how the property looks. I am going to place many photos of the Charlottesville area condos. We have some here that from the outside and the inside look just like a townhome, they are condos. It is all about how they are legally classified.
Obtaining a mortgage with a condominium has more requirements and different qualifications. Since the HOA fees are higher in some cases it may adjust … (0 comments)

charlottesville homes for sale: A Home Inspection is Part of the Buyers Due Diligence - 01/31/11 03:38 PM
The home inspection is a part of your due diligence: to find out if the condition of the home you are buying is really what it seems to be. In Virginia,we are a caveat emptor state which essentially means buyer beware. Even if the seller has not disclosed a problem it does not mean the problem does not exist.
The average seller only know that when they flip a switch a light comes on. When they turn a faucet water comes out. They usually have not been in the attic, the crawlspace, or roof, since they bought the house; if they were ever there.

charlottesville homes for sale: Kluge Foreclosure of Charlottesville Real Estate - 12/08/10 08:06 PM

Today the Kluge Winery a part of Charlottesville Real Estate was auctioned. There was a lot of interest but only the bank bid.
From the Hook: It was quite a different scene from the Sotheby's auction in June that drew throngs of people and sales of $15.2 million when Patricia Kluge decided to unload her household furnishings. The December 8 auction was less glitzy with fewer bidders, who apparently hoped to pick up the foreclosed Kluge Estate Winery and Vineyards for a song.
The opening minimum was $19 million. And as much as the auctioneer cajoled bids- in $100K increments … (2 comments)
