Price it Right&lt;/strong&gt;-Pricing is established by the market not by your emotional attachment to your home or what you feel it is worth. Compare its features and condition to all similar homes in your neighborhood and area. Also prepare a cost sheet to carefully calculate all of the costs associated with the sale and what your net outcome will be.&lt;br&gt;&lt;strong&gt;2. Prepare Your Home for Sale&lt;/strong&gt;- Your homes first impression is crucial. Inspect all the details and don't overlook any repairs or fix ups. Create impressions from the street to generate curb appeal.&lt;br&gt;&lt;strong&gt;3. Prepare Yourself with all the neccessary Legal Documentation.&lt;/strong&gt; Here is a partial checklist:&lt;br&gt;Seller Disclosure, Mortgage Payoff, Personal Property List, Survey/plat, Purchase Contract, Preferred Closing Attorney.&lt;br&gt;&lt;strong&gt;4.       <title>Self Fulfilling Prophecy</title>
      <description>&lt;p&gt;Is it just me or is anyone else tired of the constant negative attitudes displayed in the media. We all know we are in a market that is changing and correcting itself. We all know that the days of easy credit and anybody qualifies for a home loan are gone. What we don't hear is that for those with average and good credit there are still loans available. Quality loans with excellent interest rates. What we also don't hear is with home appreciation flat or in some areas declining it can be a great time to by more home for less money. It seems as if its too easy to report on doom and gloom, blame the current administration for all the economic problems and forecast continued a downturn in the economy than to focus on the positives stated above. When we do hear the experts talking about it being a good time to by, they seem to go to extremes by talking about how desparate all sellers are and how buyers should go out and make outrageous offers. Yes buyers can sometimes get unbelievable deals, and yes some sellers are desparate but not all. All parties involved need to look at each situation with logical, rational thinking, most agents have counseled their sellers on the appropriate pricing to compensate for the market and most buyers agents understand this and should counsel their clients to negotiate based on this fact. Keeping rational thoughts in and emotional hype out will ultimately lead to a win-win for both buyers and sellers. Our market will ultimately make its final correction and get back to business as usual and it will do so without the help of all the expert naysayers. It will also do so no matter who the next administration is. Those of us who have been in Real Estate awhile have been thru these cycles before and will ultimately go thru them again. It is a function of our economic system to react and correct excess and bad economic practice.&lt;br&gt;Thanks for letting me vent.&lt;/p&gt;</description>
