      <title>Update on Seabridge Marketplace and Marina</title>
      <description>&lt;p style=&quot;text-align: center;&quot;&gt;&lt;strong&gt;Seabridge Marina and Marketplace&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The transformation is outstanding...really something that has to be seen.&amp;nbsp; Seabridge is located about 60 miles North of Los Angeles, halfway between Malibu and Santa Barbara on the beautiful California Gold Coast.&amp;nbsp; The Seabridge Marina is an extension of the Channel Islands Harbor with the gorgeious Channel Islands located just off our coastline.&amp;nbsp;&amp;nbsp; The Channel Islands&amp;nbsp;is a group of islands which were once the home of the Chumash Indians and are now a National Park.&amp;nbsp; Great place to visit.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Seabridge now has two new islands, Coral and Shell Islands.&amp;nbsp; Shell Island is a gated community of single family homes and Coral Island, which is also gated,&amp;nbsp;has both single family homes and condominiums as well as the Fitness Center and Clubhouse for the Seabridge Community.&lt;/p&gt;
&lt;p&gt;Single family homes start at around 2400 square feet and go up to 3600 square feet.&amp;nbsp; The condominiums start at 1700 square feet and go up to 2100 square feet.&amp;nbsp; The condominiums are all 3 story &quot;flats&quot; with common secure parking under the building.&amp;nbsp; All of the single family homes have either 2 or 3 car garages attached.&lt;/p&gt;
&lt;p&gt;Now is a great time to buy with the builder offering some close out specials.&amp;nbsp; Call me for more information on pricing and availability, as it is constantly changing.&lt;/p&gt;</description>

      <description>&lt;p&gt;This new area of Mandalay Bay at Channel Islands is growing by leaps and bounds.&amp;nbsp; Coral Island, which is a new island created for a gated community with condos and single family homes is just about completed.&amp;nbsp; The clubhouse, which houses the fitness center as well is about to be opened.&amp;nbsp;Most homes are sold and the developer (D.R. Horton) is about to release the condos for sale.&amp;nbsp; Prices for the marina view condos range from approx. $800,000 - $1,000,000.&amp;nbsp; There are still some condos available just off the island.&amp;nbsp; Those prices range from approximately $600,000 to $900,000.&lt;/p&gt;&lt;p&gt;The Seabridge Marketplace is becoming the place to meet all of your friends and neighbors.&amp;nbsp; Coffee Bean and Tea Leaf with the courtyard overlooking the boat basin has become the morning, afternoon and evening place to enjoy your caffeine boost of choice.&amp;nbsp;&amp;nbsp; The Marketplace is also home to the new Re/Max Beach and Marina office&lt;/p&gt;&lt;p&gt;The harbor expansion continues with the completion of Shell Island where&amp;nbsp; D. R.       <description>&lt;p&gt;Well, here we are in mid-September.&amp;nbsp; The inventory is gowing by leaps and bounds. There are very few sellers who are undertanding the message.&amp;nbsp; Those that do are reducing their prices and selling.&lt;/p&gt;&lt;p&gt;We have new condos and single family homes both with and without boat docks being constructed in a new marina.&amp;nbsp;&amp;nbsp; Huge harbor expansion taking place.&amp;nbsp; The interesting thing is that with all of the advertising done by the builders we are seeing many new buyers who are just being introduced to the area.&amp;nbsp; This brings a whole new dimension to the scenario.&amp;nbsp;&amp;nbsp; We will see how it is going to effect our inventory and pricing!!&lt;/p&gt;</description>

      <title>New Boating Instruction Center</title>
      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;Located next to&amp;nbsp;The Whale&amp;#39;s Tail Restaurant on Harbor Blvd, (West side of the Harbor)&amp;nbsp;the boating instruction and safety center (bisc) will provide boating and marine education to residents of ventura county.&amp;nbsp; Programs will be provided by California State University - Channel Islands along with the Channel Islands National Marine Sanctuary and the County of Ventura, among others.&amp;nbsp; &lt;strong&gt;The BISC&lt;/strong&gt; will offer beginning and intermediate sailing, kayaking, diving, boating safety, as well as other educational programming.&lt;/p&gt;&lt;p&gt;On July 3, 2006, the channel islands harbor foundation received a letter from the martin v. and martha k. smith foundation offering a contribution of $1,000,000 toward the construction of the bisc.&amp;nbsp; This generous gift will allow the construction of the&amp;nbsp;BISC to stay on schedule, to the benefit of residents of ventura county.&amp;nbsp; Martin v. (&amp;quot;bud&amp;quot;) Smith was a major developer in channel islands harbor, having developed the casa sirena hotel, fisherman&amp;#39;s wharf, the anchorage, villa sirena, and bahia cabrillo apartments, and the boat slips adjacent to these properties.&amp;nbsp; After developing the properties in the 1960&amp;#39;s and 70&amp;#39;s, bud retained ownership for many years, until 1996.&amp;nbsp; In addition to developing properties, bud was an active boater, living and keeping his boat in channel islands harbor until his death in 2001.&amp;nbsp; His energy, humor, and optimism were a great contribution to those who worked with him.&amp;nbsp; his generosity to his friends and employees is well known.&amp;nbsp; Now, resources from the foundation named for him and his wife, martha, will continue to generate opportunity for all those in the community who benefit from the BISC.&amp;nbsp; The terms of the grant call for the facility to be named the channel islands harbor boating instruction and safety center in perpetuity, and for a display in the lobby thanking the foundation and honoring martin v. &amp;quot;bud&amp;quot; smith.&amp;nbsp; &lt;/p&gt;</description>

      <description>&lt;p&gt;There are new hotels moving into the harbor, new restaurants, a new marina and shopping center is under construction.&lt;/p&gt;&lt;p&gt;The first of the new restaurants has just opened.&amp;nbsp; Seaside Grill located at Harbor Landing on Harbor Blvd.&amp;nbsp; Thie is a charming Persian restaurant.&amp;nbsp; The owner has done a wonderful job with the decor.&amp;nbsp; It is all new and what great food!&amp;nbsp; A definite asset to our harbor.&lt;/p&gt;&lt;p&gt;Seaside Grill is open 7 days a week from 11 AM to 3 PM for lunch and from 5 PM to 9 PM for dinner.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>
