Update on Seabridge Marketplace and Marina

Seabridge Marina and Marketplace

The transformation is outstanding...really something that has to be seen. Seabridge is located about 60 miles North of Los Angeles, halfway between Malibu and Santa Barbara on the beautiful California Gold Coast. The Seabridge Marina is an extension of the Channel Islands Harbor with the gorgeious Channel Islands located just off our coastline. The Channel Islands is a group of islands which were once the home of the Chumash Indians and are now a National Park. Great place to visit.

Seabridge now has two new islands, Coral and Shell Islands. Shell Island is a gated community of single family homes and Coral Island, which is also gated, has both single family homes and condominiums as well as the Fitness Center and Clubhouse for the Seabridge Community.

Single family homes start at around 2400 square feet and go up to 3600 square feet. The condominiums start at 1700 square feet and go up to 2100 square feet. The condominiums are all 3 story "flats" with common secure parking under the building. All of the single family homes have either 2 or 3 car garages attached.

Now is a great time to buy with the builder offering some close out specials. Call me for more information on pricing and availability, as it is constantly changing.

This new area of Mandalay Bay at Channel Islands is growing by leaps and bounds. Coral Island, which is a new island created for a gated community with condos and single family homes is just about completed. The clubhouse, which houses the fitness center as well is about to be opened. Most homes are sold and the developer (D.R. Horton) is about to release the condos for sale. Prices for the marina view condos range from approx. $800,000 - $1,000,000. There are still some condos available just off the island. Those prices range from approximately $600,000 to $900,000.

The Seabridge Marketplace is becoming the place to meet all of your friends and neighbors. Coffee Bean and Tea Leaf with the courtyard overlooking the boat basin has become the morning, afternoon and evening place to enjoy your caffeine boost of choice. The Marketplace is also home to the new Re/Max Beach and Marina office

The harbor expansion continues with the completion of Shell Island where D. R. Horton is now selling single family homes with boat docks. Prices start at $1,299,000.

The Marina Village Shopping Center is scheduled to begin construction in June. We will have a Seabridge Bistro, Workout Center and Yolanda's Mexican Restaurant.

Market Update at the Beach at channel Islands Harbor

Well, here we are in mid-September. The inventory is gowing by leaps and bounds. There are very few sellers who are undertanding the message. Those that do are reducing their prices and selling.

We have new condos and single family homes both with and without boat docks being constructed in a new marina. Huge harbor expansion taking place. The interesting thing is that with all of the advertising done by the builders we are seeing many new buyers who are just being introduced to the area. This brings a whole new dimension to the scenario. We will see how it is going to effect our inventory and pricing!!

New Boating Instruction Center

Located next to The Whale's Tail Restaurant on Harbor Blvd, (West side of the Harbor) the boating instruction and safety center (bisc) will provide boating and marine education to residents of ventura county. Programs will be provided by California State University - Channel Islands along with the Channel Islands National Marine Sanctuary and the County of Ventura, among others. The BISC will offer beginning and intermediate sailing, kayaking, diving, boating safety, as well as other educational programming.

On July 3, 2006, the channel islands harbor foundation received a letter from the martin v. and martha k. smith foundation offering a contribution of $1,000,000 toward the construction of the bisc. This generous gift will allow the construction of the BISC to stay on schedule, to the benefit of residents of ventura county. Martin v. ("bud") Smith was a major developer in channel islands harbor, having developed the casa sirena hotel, fisherman's wharf, the anchorage, villa sirena, and bahia cabrillo apartments, and the boat slips adjacent to these properties. After developing the properties in the 1960's and 70's, bud retained ownership for many years, until 1996. In addition to developing properties, bud was an active boater, living and keeping his boat in channel islands harbor until his death in 2001. His energy, humor, and optimism were a great contribution to those who worked with him. his generosity to his friends and employees is well known. Now, resources from the foundation named for him and his wife, martha, will continue to generate opportunity for all those in the community who benefit from the BISC. The terms of the grant call for the facility to be named the channel islands harbor boating instruction and safety center in perpetuity, and for a display in the lobby thanking the foundation and honoring martin v. "bud" smith.

Channel Islands Harbor Expansion

There are new hotels moving into the harbor, new restaurants, a new marina and shopping center is under construction.

The first of the new restaurants has just opened. Seaside Grill located at Harbor Landing on Harbor Blvd. Thie is a charming Persian restaurant. The owner has done a wonderful job with the decor. It is all new and what great food! A definite asset to our harbor.

Seaside Grill is open 7 days a week from 11 AM to 3 PM for lunch and from 5 PM to 9 PM for dinner.

Update on New Devlopments in the Harbor

The Channel Islands Harbor is being updated. There is a new master plan currently being submitted to the Coastal Commission. A promedande is being proposed to link all of the western side of the harbor. Every venue is being updated. Exciting times. We will be posting new information as it becomes available.

The Channel Islands Beach Community Services District is providing FREE wi fi to the beach area at Channel Islands Harbor (located halfway between Malibu and Santa Barbara). The area includes Hollywood Beach, Silverstrand Beach, Oxnard Shores (Mandalay Shores), HarborWalk at Hollywood Beach and The Colony at Mandalay.

Did you Know?

In California an agent can (and does quite often) represent both the buyer and seller.

As a listing agent, they do have a fiduciary responsibility to the seller to get the highest possible price with the best terms in the current market.

As a buyer's agent, they must represent the buyer to be sure that all of the contingencies are met, inspections completed, reports submitted and disclosures signed.

What is the Market Doing?

We are noticing a definite increase in inventory and of course with that properties are on the market longer.

We are starting to see sellers reduce their prices.

With all of the new building that is taking place in the marina, the beach properties are seeing quite an influx of new buyers. So, it should be interesting to see what happens to the market.

Proposal to build LNG Port off shore

Did You Know???

It is being proposed that we build a port 14 miles off the shore of Ventura County to provide natural gas for California. It is expected to be on line by 2010 or 2011.

California produces only 15 percent of the total natural gas we need to operate our businesses, warm our homes, feed our families and get us to work everyday. Widely used throughout the world for decades, liquefied natural gas (LNG) imported through Cabrillo Port is a reliable option to help address future natural gas needs here in Ventura County, and California.

Cabrillo Port converts liquefied natural gas back to natural gas on a floating facility far off shore. Only natural gas comes ashore via undersea and underground pipelines. Using existing right of way the Gas Company will bring it to its network of existing pipelines.

Find an Agent Who Knows the Neighborhood

Thank you for all of the comments regarding this topic.

Since we are at the beach, we have been flooded with out of area agents who do not know the values of properties, making offers.....sometimes far less than the listed price. Hence my last post.

I am always willing to pay a referral fee to an out of area agent....be it a sister, brother, mother or father of the buyer.

That way, the buyer is being represented by an agent who knows the neighborhood.

I have never understood why people don't do their homework and find an agent who knows the area.

I recently had an agent present an offer well below the asking price. The answer when we did reply.....yes we did counter...was that our counter was not enough. They had offered 12% less than the asking price. We are currently selling for between 3% - 5% less than asking price.

The importance of having the right agent cannot be emphasized to much.

By the way we just sold this same property for 3% less than the asking price.

Mandalay Shores

North Shore at Mandalay Bay will be located at the corner of 5th St and Harbor Blvd

Casas de la Playa will be at the corner of Terramar and Little Harbor Blvd.

Sand Dunes on Harbor Blvd just south of Wooley Rd have just been fenced off in preperation for new construction

Two New Sites being developed. These were 2 drilling sites owned by the oil company. They are located at Whitecap and Wavecrest and Breakeers and Reef.

We have a unique situation in that we are expanding the harbor. We have 3 new gated communities in the harbor, the newest just being built.

Westport is a community of condominiums, townhomes and single family homes with boat docks. Prices start at about $750,000 for a condominiums and go up to $2,500,000 for a single family home with boat dock.

WhiteSails is a community of apartment style luxury comdominiums. Prices start at $650,000. Currently there are about 5 left

SeaBridge is still under construction and is the most ambitious. A new island with single family homes is being created in the harbor. SeaBridge is a community of condominiums, townhomes and single family homes. Prices start at about $600,000 for a condominium.

These are exciting times. A great time to invest in a growing community.
