Are there more divorces recently? I have not seen any recent divorce rates but I have received a number of inquires lately about doing appraisals for home owners in a divorce situation.

 Divorce generally involves dividing assets and many times includes Real Estate. Two of the choices presented to homeowners in a divorce situation are to either sell the house and divide the proceeds or to have one person buy the other out. In either case, each of the parties should get a separate home appraisal performed by a local State-Certified Real Estate Appraiser. Some times the parties agree to have one appraisal performed.

  It is important to hire a professional State-Certified Appraiser that has knowledge of the market area. The appraiser should be objective and unbiased so that a fair and impartial valuation estimate is provided. The goal of the appraiser is to provide an accurate estimate of value based on comparable sales in the area.

  Sometimes the appraisal will be a retrospective appraisal because one party owned the home prior to the marriage and may have obtained equity assets. 

  Appraisals for divorce should include an appropriate description of the Scope of Work  that was performed, have a value estimate that is well supported by verifiable data and be defensible in court under cross examination by opposing counsel. Additionally, the appraisal should adhere to the Uniform Standards of Professional Appraisal Practice

   I have met and worked with many good, honest, knowledgeable and professional mortgage brokers. I appreciate the service they provide to the public as well as other professionals in the real estate industry. Of course every profession has it's share of bad apples. Most mortgage brokers, Realtors, appraisers, loan officers, doctors, lawyers, plumbers, electricians, painters, carpenters, pharmacists, writers, etc. are good ethical people, but there are always a few in each group that are not so good.

   This post is about a mortgage company that I consider to be one of the bad ones.

   I am a Real Estate appraiser in St. Petersburg, Florida and was contacted by Precision Plus Financial Services, which is located at 3801 Germantown Pike in Collegeville PA, to do an appraisal of a home in St. Petersburg, Florida. I performed the appraisal and delivered the completed report in July 2008. It is now October 2008 and I have not received payment. I have called many times and left many messages requesting payment. I have also e-mailed them requesting payment. They have not responded. The owner of the home that I appraised even paid them to have an appraisal performed. Lee Austin of Precision Plus guaranteed me payment verbally and in writing. I have left many messages for Lee and also for Jim Bissel the founder and president of the company. Of course they never answer the phone - all calls go straight to voice mail. This company is part of the problem in this country. The home owner paid them hard earned money. What they have done is stealing. I consider Precision Plus Financial Services thieves!! If you live or work in the Collegeville, PA area I urge you to be wary of this company.

  La Puerta Del Sol condominiums are located on Isla Del Sol,  which is an island in Boca Ciega Bay in southern St. Petersburg, Florida. Many of the condominium units have a beautiful view of Boca Ciega Bay. Some of the units have a view of the Isla Del Sol golf course. There is  an in-ground pool which provides a view of the bay. The Gulf of Mexico and it's sandy beaches are located a short drive away, including Fort De Sota Park which was named the nation's best beach in 2005. It also is just minutes from downtown St. Petersburg, which is home to the Tampa Bay Rays.

 There are  currently (as of 10/11/2008) 19 units in La Puerta Del Sol listed on the local multiple listing service for sale ranging is price from $189,900 tp $400,000.  In 2008 there have been four units reported as sold on the local multiple listing service ranging in sales price from $200,000 to $305,000.
