No Panic For The Economy – Coconut Creek Real Estate Buyers Read August 17th, 2011 by Michael Citron Categories: Buying, City News & Events Leave A Comment In the past couple weeks, we have all heard the news about our current economic situation. Sentiment can be so

Buying Real Estate In Parkland Site Unseen - 08/29/11 05:08 PM
by Michael Citron Buying Parkland Florida Homes Over The Internet In the past two months, I have sold two listings where the buyers put offers on the homes site unseen. One was an international buyer from Canada and the other was from Maryland. Due to the small amount of Parkland home inventory currently on the market, buyers, especially international buyers, are putting offers on properties without first seeing them in-person. This reminds me of the “good old days” of real estate when buyers were practically lining up to purchase homes, and they could not get their offers into the listing agents

Real Estate Inventory Down and Home Sales Up - 08/29/11 04:55 PM
by Michael Citron Parkland and South Florida Real Estate Inventory Down and Home Sales Up According to the Sun-Sentinel, home inventory in Broward County Florida has gone down, which is a great sign for the overall South Florida real estate market. In Broward County, there are 14,932 condos and houses available, which is a whopping 36 percent decline in properties for sale from last year. As we know, housing inventory rose resulting in the housing bust. But, the recent decline in home inventory will hopefully help stabilize the South Florida and Parkland real estate market in the coming months and into

Appraisals: Why You Must Now Sell Your Parkland House Twice - 08/23/11 02:59 PM
by Michael Citron Due to the large inventory of bank foreclosures and short sales currently on the market, banks and lending institutions are becoming even more stringent when qualifying potential real estate buyers for mortgages. As a result, banks want to make sure that buyers have the ability to pay back money owed on the loans. Banks also protect their mortgage investments by making sure that the mortgage’s collateral backing is secure. The appraisal is now more important than ever, as banks want to make sure that if the borrower fails to make their payments on the loan, then the bank

by Michael Citron Calling All Parkland Home Buyers and Home Sellers – NOW Is The Time To Make A Move! It has become a daily question from potential clients as to when is really the best time to sell or buy real estate. We certainly do not have a crystal ball, or I would not be selling real estate. Is Your Parkland Home Not Selling And Expiring? - 08/22/11 12:52 PM
by Michael Citron Parkland Homeowner – Is Your Home About To Expire? When you list your Parkland or South Florida home for sale, there is an expiration or termination date on the contract. When a home goes “expired,” it is not longer for sale on the MLS. At the end of June and into July, there will be an historical amount of homes that become expired, as the overall housing market continues to stabilize. As a result, you are free to extend the listing agreement with your current Realtor, choose another real estate agent, or take your home off the market
