Do not attempt to adjust your computer monitor!  The latest addition to "The Lazy Agent Series" was selected because it is an example of why it is not only important to proofread your MLS listings for accuracy but also for the quality of the photos uploaded.  I can only hope that this agent possibly did not realize that the resolution of the photo was too low and had they seen how the photo looked on the MLS, they would have returned to the property to take better quality photos.  Apparently, the seller did not see the photo either.

Some photos I come across on the MLS don't quite fit into "The Lazy Agent Series" I started last week but are interesting and educational in their own unique way so I've decided to name this new series of posts "As Seen on the MLS".  Maybe it's just me, but I've always believed that part of my duty when I'm the listing agent is to advise sellers on matters that may affect them or the sale of their property somehow.  Many sellers don't realize how the photos of their property on the MLS can sometimes help or hurt them in any number of ways.

Today's selection for "The Lazy Agent Series" was chosen because it left me wondering "How hard could it have been to move a few items before taking the picture?".  Don't get me wrong... In keeping with the title of "The Lazy Agent Series" , I found this example that at first blush may not appear too terrible, until you notice (among other things) the date imprinted by the camera on the photo and then check the MLS info only to find that the house was built several years after that date.
I know this series is probably being read much more by ActiveRain members than sellers, but I think it's important that sellers realize how important the marketing of their home is, how it is possible that it can affect their bottom line and that they should be … (25 comments)

Yesterday I introduced "The Lazy Agent Series" and it seemed to strike a nerve with those who commented.  I suspect this is because those of us who work with buyers are forever frustrated by the quality of what we find on the MLS.  In a few of my 'old' posts, I'd given examples of funny typos in listings and showed a funny example of "before & after" photo editing and have even blogged about how the MLS is the best under-used marketing vehicle we have as real estate agents.

Seeing new & used cars that are marketed better than some homes on the MLS is frustrating for both real estate agents and buyers. Most people's largest investment is the home they own and live in.  Why, then, do so many real estate agents put as little information as possible on their listings in the MLS?  The MLS is the first place we, as real estate professionals, turn to when we're searching for homes for a buyer.  With all the technology and how-to guides available to us, why do so many agents only enter the minimum amount of information required to get a listing on the MLS?  Rarely does more information get added after the listing has been entered into the MLS.  Are these agents lazy … (35 comments)

I wish I could say it isn't true, but I find funny and/or embarrassing typos in listings on the MLS on a pretty regular basis.  Here are a few of the ones I've seen: a sinking living room (vs. sunken)walking closet (where is it walking to?)wreck room (rec. room)stainless steal appliancescontract fell threwhardware floors (hardwood floors)remolded bathrooms (yikes!)two full bedrooms (as opposed to what?...half bedrooms?)No Job Road (vs. No. Jog Road... had to be a joke!)Unfortunately, even spell-checkers don't catch many typos!  This is just part of the reason why it's so important to proofread your listings.  Sellers have the right to … (27 comments)

Whether you input your listings yourself into your MLS or your assistant or the office secretary does, it's always a good idea to proofread your listings, preferably soon after they are entered into the MLS and especially if you won't be uploading any photos at the same time the listing is entered (or ever).

mls: Top 8 Things to Remember When Leaving a Phone Message for Listing Agents - 08/28/06 04:18 AM
Speak clearly.  I placed this in the #1 position because it has caused me the most frustration.  This is especially important if you have an accent (thick or not).  I regularly have to listen to voicemail messages 3+ times because I can't understand some of what the agent is saying.  I've written down wrong phone numbers because the agent did not speak clearly.  I can't call you back if I can't hear your phone number correctly.Speak slowly -- I don't take shorthand!  I also don't like to have to replay the same message 2+ times in order to write down all … (15 comments)
