The western communities of West Palm Beach, which are also located in Royal Palm Beach and Wellington, may be a little different that you would imagine.

Royal Palm Beach and unincorporated West Palm Beach is only about 8-10 miles from the hustle of downtown West Palm Beach, but offers a rural lifestyle and living that may surprise you.

This is the area of the Acreage and Loxahatchee, where the typical lot size is about 1.25 acres, with a range up to 10 acre lots. While neighboring areas typically have about .17 - .25 acres per lot, Loxahatchee and the Acreage offer space and a rural lifestyle.

The zoning for this area is 'AR', which mean Agricultural / Residential. What does this mean to you, as a consumer looking for land for sale in Loxahatchee and the Acreage?

This zoning permits you to be creative with your land. Below are some example of uses:

Residential Use - The obvious and typical scenario includes building a single family home, but with the extra space you could build a second home for the 'mother in law'.
Tree Frams and Plant Nurseries - Plant trees on your lot next to your home or dedicate the entire lot for growing trees and plants as a business.

Loxahatchee is located within the Western communities of West Palm Beach. It is known for its rural type lifestyle with access to the local amenities. Surf event in N. Florida to Raise money for others and honor a brother

I came across a video that just seems like the perfect mix
of fun and helping others.

As the video states, the event is held every year in memory of a lost brother and doubles to help underprivileged families with food during the holidays and to establish scholarship funds.

I'm glad to hear that the event is bigger than ever before..!

How great is that!! the event is the 2007 TOMMY TANT MEMORIAL SURF CLASSIC

Take the time to watch this video which is less than 5 minutes in length. (you have to wait 15 seconds or so for it to start,. be patient!!!)

I must say I enjoyed hearing about their new division called the 'tadpole' division. This is for kids that are so young that they surf with their parents pushing them into waves. It's the cutest thing and I must say I can't wait to get my future kid(s) in the water at the earliest age possible.

Do you have kids and live near the ocean? Have you taught them to surf.. you know, surfing keeps your inner child alive forever.. just ask or look at any surfer. :)

Shave your head Charity update!!

Hi folks.. I just want to update the people that are interested in the fund-raiser and also Thank the kind hearted people that have sent in checks and written posts. (I'll be sending out post cards at the end of the event to thank each of you individually)

Today is the day!! ok, so it WAS the day to do the head shaving. It's been postponed, since we are no where near the goal. Yes, I'm still going to do it, but next week on Saturday night. (Sept 22, 2007 8pm at Rips Co Surf Shop)

The blogging world has only taken this fund raiser so far (and I'm thankful for the support).. and being the person who I am, I won't settle to put my arms down and give up. I'm going out with a fight. These kids and parents are fighting everyday.. so will I.

PALM BEACH BOATING ON PEANUT ISLAND - FUN FOR LABOR DAY IN THE SUN

Palm Beach Boating Awareness during the Labor Day weekend..

The Labor Day weekend is approaching and all the locals know what that means. Long weekends here make it a perfect time for lots of boating in Palm Beach!! Yes, this extended weekend that is coming up is sure to offer lots of fun in the sun at Peanut Island and other popular boating areas, like the sandbar in Jupiter.

I'd like to preface this by saying that I've been to Peanut Island on many occasions and have never had a bad time, a problem or seen an incident. Then again, I like to stick to the south east side on the beach, just south of the docks. Any shenanigans are more likely to happen on the north side and the sandbar.

Drinking and hot weather just don't mix..

Most Florida beaches do not allow drinking on the beach, but Peanut Island does. This means a lot of sun, heat, people having fun and beer. This translates into people getting a little too loopy with plenty of alcohol which doesn't mix well with a sun that wont quit beating below 90 degrees. Did I mention that a few weeks ago a boat full of stripper showed up on the sandbar and the local guys were going nuts and getting a little to riled up. There was mention of a girl being found face down in the water after getting alcohol poisoning. Sadly enough, no one around her even noticed. She was rushed to the hospital once the police noticed.

Be Safe when you're boating in Palm Beach..

Safety is an issue whenever there is a lot of water traffic. Turns out that June and July normally see the most boating accidents due to congestion and inexperienced boaters. When Peanut Island gets packed, it gets really packed. Consider that normally, 1,000 to 2,000 people will visit Peanut Island on any given weekend day. With the festive weekend, you could probably bet that it will be many many more.

Starting August 12, 2007, Operation Zero tolerance is in effect..

Sadly enough, there have been some situations recently on the 86 acre recreational park.Well, the police just are not having it. We are talking about police boats from 4 nearby cities, the County police and the Coast Guard. If you're boating, you may get stopped more than once. This is a place where people can bring their families and the enforcement to keep it this way is in full effect. Even the water taxis that take you from SailFish Marina on Singer Island are being enforced by police with ID checkpoints.

Beginning on August 12, the police have been cracking down and busted 19 kids for underage drinking and 23 boaters for other violations. Drinking and boating just don't mix, as changing tides rush in and out of the nearby inlet, causing current changes in the channel near the island. Today is a full moon, so watch those tides!!

Foreclosures creating Health concerns in Florida?

Attention Florida homeowners!

Were your neighbors foreclosed on in the past few months?
Are there houses in the area that are obviously vacant?
Do these vacant home have pools?

Chances are that this could affect your family's health..!! How so? you may ask..

Truthfully, I never considered the idea of a vacant home nearby being a problem or a health issue for myself or my family. After finding some information online, it seems that there are possible dangers lurking nearby.

Vacant homes with pools that are not cleaned, filtered and turning green create an ideal environment & breeding ground for mosquitoes and other arthropods that can carry, amongst other things, the West Nile Virus. It doesn't mean that every mosquito out there has it, but potentially, they can carry it.

quoting The Florida Department of Health's website:

"Arboviral diseases are those that are caused by an arthropod (insects such as mosquitoes, ticks, mites, and midges). These include West Nile virus, Eastern Equine Encephalitis virus, and St. Louis Encephalitis virus, which are all mosquito-borne diseases found in Florida."

So it a major issue in Florida? I'm not sure, but I don't think so. I only see one county in Northern Florida with an alert. (see PDF map)
-Would I buy a few extra cans of 'OFF' next time I go to the supermarket if there are vacant homes in the area? -Yes, it couldn't hurt to have some extra repellent to be on the safe side.

Anywhere there is standing water, there is a potential for mosquito breeding. Abandoned or empty homes can have multiple areas in the backyard that can hold standing water. These include car tires, flooded plant pots and old plastic/decorative ponds jsut to name a few.

How does that saying go? -An ounce of prevention is better than a pound of cure.

Palm Beach Fundraiser update

So here we are, almost halfway to that special date when my head gets a trimming. Its been quite an experience so far and i can't wait to ride this out and see what else pops up, whether its a thought in my head or an opportunity or experience in real life.

Some things can be explained and others you just have to feel to understand. I can tell you what its like to surf a 6 foot wave, but it won't compare at all to you experiencing it first hand. ok, maybe something you folks can relate to a little better....

...you have a child and your love for that child is all encompassing and it has no end. Your love can extend from one end of this universe to another.. and it will be clear to you. I may think i understand, by relating to the love for my parents or my dog,. but do i really feel what you're feeling.? Now you can tell me about this deepness of love and explain it until you're blue in the face, and the day I have a child it will become clear.. almost instantly.

So getting back on track.. this experience is great for the families and the organization. There is no doubt about that. Nothing makes me happier to hear that they are benefiting from this fundraiser. To give without expecting anything in return in a big thing. You have to give to experience it.. i just can transmit the feeling through words on this blog.. or in person.

So here is the bonus out of all this... Feelings, emotions and thoughts that I had not experienced before, the perspective has changed. Yes, a shift in perspective because of the experience. I've always been grateful, as my first post on AR shows. I've always have compassion for others, without a desire to hurt anyone. But now the experience has taught me something.. well a few things. And i'm sure it will teach me more things as the date approaches, as the hair comes out and then as i'm walking around with a new look. Other people's reactions, my ego and other factors will influence my thinking and cause me to grow, as situations arise.

So it seems that this is a WIN, WIN, WIN, WIN. WIN for the families.. first and foremost. WIN for the non-profit agency helping these families. WIN for the people who donated and got that love buzz.. and WIN for me, as little Nicky grows a bit more (figuratively speaking of course;)

Look at these posts below that the AR members have written.. it shows how much they care and want to help.
There has got to be something in there.. and there is.. the feeling of giving, helping and doing something good or great for another human being without expecting something in return.

aahhh... gotta love it! but you gotta DO it to experience it..!!! You can find a way to give if you really want to!

Some Prayers for Jamaica & Central America

Just a quick note to remind everyone that Hurricane Dean is tearing through the Carribean.

Dean became a category 4 storm overnight, after being anounced as a Tropical Storm a few days ago. Seems like as soon as he hit the Carribean Sea, the warm waters gave him the fuel to become strong.

Having been throught numerous hurricanes, as my collegues who have lived in Florida for a while have also have, I can really relate to this experience. A cat 2 storm is enough to make me nervous, a 3 might even make me leave the area.. but a 4 is a monster.

Consider the limited resources in these countries that are in the path of Dean and how the impact of a storm can cause so much more devastation due to weaker building types and varying construction materials. The ability to bounce back after a storm like this is quite different from being in the States. Food, shelter and dry clothes suddenly are not readily available.

Good news is that Dean is traveling at 18mph, which is pretty quick for a Hurricane. This means the storm will not linger and Frances did here a few back.. (we were locked up for 22 hours on that one.. she just stalled right over us!)

Please, stop and give a little prayer for the people bracing for this storm today, Sunday 8-19-2007.

and then you can give thanks for not being in the storm today ! :)

Shave your Head for Charity - Nick's fund raiser

ok folks, here we go again with another hair post. This one is a little different. The last one was to donate the hair for wigs for children with diseases that cause hair loss. That is Locks for Love based out of Lake Worth in Palm Beach. >here is that old post, man my hair was long!!<

Today I am asking for your donations to help another non profit agency, Hugs for Kids. A non-profit agency that works to prevent child abuse and neglect by teaching expectant mothers how to care for their babies and provide a safe environment with support and aid. Their mission statement is on their site, just click the link above.

Here what i'm willing to do. I will shave my head down to almost nothing with a #1 clip, film it, post it so you can have a blast watching it, over and over.

MY GOAL IS TO RAISE $5,000. I'm asking for a $20 donation per person, but will accept anything you can or are willing to give. With the amount of people here, a $5,000 goal is very feasible. That's 250 people at $20 and seems very realistic considering the number of people we have on AR.

100% of the proceeds will go to Hugs for Kids, and specifically the Healthy Families Program. The money is for basic necessities to help support these families. We are talking about diapers, formula, high chairs, new car seats, bus passes for medical checkups, thermometers (which there is a great lack of), baby clothes and whatever else is needed.

A wish List will be put up on www.shaveyourheadforcharity.com (soon) along with the running total of how much money is donated (done!) and hopefully some pictures,if the agency will permit it.
Also, donors will get their name and business info on the site with a link back to their site if they wish.

I'm open to ideas for things to put up on the site to make it a success. It's a wordpress blog so that people can leave comments and it can be more interactive. email me your ideas via my profile.

This is my first time doing something like this at this level, but I am confident with your support and others near me, that it can be done and make a BIG difference in the lives of MANY families.

Why use a REALTOR® in Palm Beach (or anywhere else) ?

Buying and Selling real estate. let's have an overview on the reasons why you should use a REALTOR®
I believe in being honest, ethical and always maintain integrity.. so please excuse me if this post sounds harsh.. I'm just telling it like it really is.

Most likely, you want to sell a house ..OR.. you want to buy a house.

SELLERS:
If you're selling, you want to pocket the most cash. If you're buying, you want the best house for the least money. You deserve that after all. Don't we all deserve that? or at least WANT THAT?

Fact is that a real estate market is evolving and changing due to a collection of factors, influences and economic balances & mathematics that defy 100% certainty, its difficult for the average consumer to be properly informed. In this difficult market, it takes professional to pocket you the most money or get you the best deal.

As a seller, my advice (although it may sound harsh, its just the honest truth), please understand the sales price that you want or need for your house AND what the market dictates your home is worth may be two very different things. Knowing the difference and being in touch with the market require the guidance of a professional and is part of a successful sale. What is needed is an outside, unbiased and professional opinion and perspective based on facts, not desires or wants. Unless you work in the real estate profession and make money at it, you should be using a professional REALTOR®. Why not a REALTOR® who is also an State Certified Real Estate Appraiser?

If you're selling, the most common response to the question of "Why Use a REALTOR®" is 'I want to save the commission'. I understand this point of view as a homeowner.. but please read on..

I've seen for sale by owners walk away with less money and more frustration when they try on their own, especially in a market like this. Typically missing key points like proper marketing & exposure, PRICING correctly 'right out of the gate' and then all the mechanics of contracts, inspection, possible title issues, and anything else under the sun that people can find to argue about. Losing time by selling much more down the road that you really need or intended to may be the biggest factor that negatively affects your bottom line.

After being on a the market for a 'test run', your house is now 'stale' on the market.. How does that affect your wallet? Are you really saving money? of course not.. you're led to believe to by our human nature that we will save money.... sadly enough.. it's not the truth!
It's a common misconception,.. its perfectly natural to want to save money,.. but the fact is that they sell for less. I can back this up with sales data from the local market.

Use a professional REALTOR® in any transaction. As a seller, you'll be much more protected and will avoid likely frustration AND make more money, even paying a commission.

BUYERS:
As a buyer there should NOT BE ANY REASON that you wouldn't use a REALTOR®, as it normally doesn't cost you anything. I've seen people lose deposits, get taken advantage of by buying something overpriced, etc..

Fact is: Seller's pay the commission and a REALTOR® will have access to the latest and most accurate information. A REALTOR® can get you into listings and handle all the appointments for you.

A committed A REALTOR®, like myself, will actually preview properties for you to save you time and show you the homes that meet your needs. As a high tech and internet saavy real estate professional, I can even put some previewed homes online so you can view them from your computer when it's convenient for you.

Counterpoint Estates in Royal Palm Beach

Counterpoint Estates is located on the eastern side of Royal Palm Beach. Royal Palm is located in the western communities on the western edge of West Palm Beach. For now, its the only community with direct access to 441 that is not in an HOA neighborhood. The neighborhood is mainly single story ranch homes which are separated into sections across 5 lakes, an intersecting canal and some community parks.

Even without an HOA (home owners association), the community's improvements have been extensive in past few years. Improvements that residents are enjoying on a daily basis include new parks, docks in the lakes, pavilions and lighting for night time walks. Just recently the rear park has been completed with a new playground, doggie areas, dock for the lake, basketball court and landscaping. New sidewalks and drainwater system are hardly noticed over the newer roundabout and landscaping.

Initially, improvements came from monies donated by a nearby outlet, but continuing maintenance and completion of rear parks are from local tax dollars. Incidentally, Royal Palm Beach has lowered it tax rate, a.k.a. millage, in the pst 3 years that I am personally aware.

Most homes for sale in Counterpoint Estates are currently listed through a real estate company with some trying FSBO (for sale by owner) in price ranges from $200,000-$330,000. There is a mix of woodframe and CBS homes, totaling to the approximate 924 homes in Counterpoint Estates. Average lot size is .17 with some up to .25 for pie shaped corner locations, varying in location amongst lakes, canals or other residential properties.

Local growth in the area includes an expansion of the roadway to the south, exploding from 4 lanes to 6-8 with flyovers at major roadway intersections, such as 441, Jog, Haverhill and Military trail to the east. This has helped stimulate further growth in the west, including completion of a new shopping plaza west of 441 on the newly expanding Southern Boulevard. Just to the east, major development is occurring down 411 (SR7) to include office space, storage, retail space, major retailers and residential homes as well.

The Village of Royal Palm is growing consistently and the newly expanding roadway along the south offers future growth opportunity. Royal Palm also offers: low taxes, plenty of amenities including major shopping outlets and hospitals within 4-5 miles, plenty of new & future stores and restaurants, additional residential housing, more large retail companies in the area, South Florida fairgrounds in your backyard and even a local water-park for the kids.

The nearby Turnpike is adding exit & on-ramps, just north of Jog Road and Belvedere,. which is just 4 miles to the east of CounterPoint Estates via Belvedere Road.

Palm Beaches' City Place is only 20 minutes away and the beach is another 10 minutes away!

Week 3 of the Carnival of Project Blogger

The submissions were in by Friday night.. but I will admit that I didn't read them until last night. Let's just say it's been a very busy week which ran into the weekend.

My heart is torn and I want to mention all the articles, as they were all good. If yours didn't make the the 5, please don't take it as being that it wasn't good or worthy. I really did struggle with which ones to write about. Am I forgiven? :)

The articles mentioned below are in no particular order.. and are the top 5 from the submitted articles. Since there is no set criteria on what makes one blog better than the other, I'm going with my overall feel for the post and my thoughts after reading the post. They were all printed without the names and I wont consider site design or other aspect of the presentation aside from the actual article/post.

In no particular order... here are my top 5 recaps and thoughts.

Jackie Colson-Miller (posted on the Real Estate Sizzle) -"How to Be a Good Neighbor on Haoward Avenue in South Tampa"

Jackie writes about a local hotspot in Tampa that comes alive with people but falls short of parking spaces. The problem is that some stores which are closed during certain hours don't allow parking for the patrons to neighboring stores that really explode during later hours. Shouldn't business neighbors help each other out? I guess that grocery store with all the golden parking spaces doesn't think so.

I enjoyed this post cause it stands out for what is right and considerate. I got a little feeling of rebellion and I wouldn't buy from that supermarket after reading this. I think Jackie got her feeling of 'boycott' to me after reading this article!

Terri Lussier (posted on the Brick Ranch) - "Project Brick Ranch - Elsa Shows Us Her Life, Her House"

Terri tells of an inspirational story of a lady named Elsa. Throughout the narrative story we find that Elsa has nothing but tough breaks.. bankruptcy, divorce, unemployment, moving from state to state, welfare and then moving back home. Elsa hangs tough through it all, repairs her credit, makes some good decision and backs them with hard work.

An inspiring story to never give up or take the short route. Elsa has recently purchased a house and it seems that it needs a little work and she has agreed to keep Terri posted. Terri seems excited about this since her blog is all about people sending her pictures of 'dinged' houses, before and after.

All I can say is that I'm a sucker for inspiration. Life has so many twists and challenges and sometimes we feel all the weight on our shoulder. Anytime I hear about someone's struggle and victory, it makes my journey a little easier and turbo boosted.

Julie Ferenzi (posted on herActive Rain Blog) - "What makes a House a Home, Plainfield, IL"

Julie discusses the simple idea of this title. "Can you have 'wings' and 'roots'??" is the question she poses. She brings her personal life experiences and thoughts into her post by including her family and past moves.

Although a simple post, the layout was easy to read, short and sweet. A good format to capture the reader and get a point across. I also took note of certain aspects of her presentation of suttle SEO, unlike your's truly over here. I thought it was a good outline for understanding effective posting.

Ines Hegedus-Garcia (posted on her Active Rain Blog) - "Real Estate Questions Answered with Conviction"

Ines brings us along with her on a property viewing with some buyer clients. They are viewing a 'renovated' home and begin to inquire about the windows.. "Are they impact resistant?" is a question bound to come up here in South Florida. Since the answer was "no", Ines brings up a great point. They should be since that is what code requires, so that mean this wasn't done with permits. This could be a potential liability to the buyers if they choose to purchase this home.

The next example Ines provides is regarding electrical cables that are buried underground rather than hanging from an electrical pole. Seems like the listing agent wanted to impress the potential buyers by stating that the owner had buried the cables for safety purposes. Ines was there to point out that "it's code" to do so. The city won't allow electrical cables to by dangling over the pool.. hheeeeeelllo??

As an appraiser I can appreciate this aspect of permitted vs, non-permitted work and the potential headaches from backed taxes to inadequate workmanship of the renovations or addition. Understanding your local codes allows you to provide a better service to your buyers, and Ines clearly did in this post.

Mary Pope-Handy (posted on her blog Live in Los Gatos) - Great Neighborhood: Surrey Farms in Los Gatos

Mary tells of an exclusive neighborhood in California consisting of larger lots, wide open spaces, green areas and other enticing neighborhood characteristics for those looking for some serenity. Mid post the topic shifted into discussing 'water and drainage' which surely is a big topic in those parts of the country. Keep that water away from my house!! Mary explains what the situation is and how to take steps to overcome them. Definitely a good read for anyone buying property on a mountain or hilly area such as in California.

This made the top 5 because living in Florida, we don't see or have mountains or hills. It's all flat around here..(except for some landfills) so I found this post interesting. I was engaged by the picture Mary painted of this exclusive neighborhood and then I was interested in the water drainage topic. Just a personal preference, but its always interesting to learn something new.

An appraisal will give you a realistic idea of what your house is worth in today's market and give you an idea of what are the major factors that influence the value of your home. We will estimate the current market value of your home so you can decide what to price your home at depending on your individual needs (like timeframe to sell or other motivating factors that will influence your salesprice). You can also use it as a bargaining tool when people are uneasy or question the asking price of your home.

Real Estate Shows is rocking the South East Florida Real Estate Market!!

That's right,.. not only is it evident on Active Rain, but in the field as well.

While I take off my real estate sales hat and put on my real estate appraiser hat, I start making calls to confirm sales on possible comparables and I am running across more and more people using Real Estate Shows. So I thought to add the question to the list of my boring old ones.. you know..

Were there any seller concessions on that deal? (boring and frustrating)
How was the condition of that home? Any major upgrades? (boring).. 'Yes they just painted it!! yipeeee!!! :)
Was there any distress on that sale, like divorce or just had to move? -'Nope, no distress, but he owned 5 properties and wanted to get rid of them..' :))

So here is my daily routine and I've come to accept it since I can't really change it. I also repeat my mantra between calls.. -"Anger is a sign of weakness" :)

So now, my new questions when I notice that the agent uses Real Estate Shows..

And the mood seems to change instantly!! (note to self, maybe I should ask that first?)
Oh I LOVE it!! they say.. so i reply with a quick,.. -"yeah? really? what's to like?"

And they start babbling like a kid with a new popsicle..

and it only takes a few minutes !!

-"Well, you know that I know the owner of Real Estate Shows".. well, it's kinda true.. :))

-"Really?" they ask, like a child in hopes of going to the local fair

(as if they aren't always working on something.., but what do they know? hee heee)

Acupuncture & acupressure really work!! The medical technique of acupuncture has been practiced in China for a couple thousand years (and most likely for more).

By using thin needles, chi or energy, is unblocked along certain 'path's or meridians they travel throughout the body. This unblocking of chi is to balance the body's level of opposing energy, known as Ying and Yang.

Personally, I stumbled upon a man who is excellent at providing acupuncture services! It started with a cough I couldn't shake. I had trouble breathing without coughing, as my airway was constricted, like a persistent asthma attack. Upon my visit and initial consultation, Edward Scarlett went to work on me. It was amazing, as I could feel my breathing deepen with each breath!! I kid you not!!

I kicked the cold/flu immediately and have been going back for his acupuncture services every 3 weeks for about 3-4 months now. Some sessions would offer immediate changes in my body while others would be felt over a period of a few days. I am continually amazed after each acupuncture session.

Being an South Florida Real Estate Appraiser makes me a better Palm Beach REALTOR®

In the real estate business,

there are many groups within the professional community. Agents, Realtors®, Home inspectors, Appraisers, Title companies, Mortgage Brokers/Bankers, Stagers are the main real estate professions that come to mind. Some people take a liking to more than one of these services and that brings me to the topic of this post. Why are people with 'multiple hats' or licenses frowned upon?

The general idea or perception,

from my personal observations, is that most people feel like if you do more 'than one thing' then you can't be an expert in your field. As much as I have to agree with that statement, but my experience in real estate has a foundation in appraising and then I built upon that to get into sales and become a REALTOR®. The former was a true challenge to obtain, and is the person least seen in any given real estate deal. During that process I saw the deals from another point of view, and analyzed many aspects of the game and the players in it. With pleasure I can say that experience make me a better REALTOR®, and allows you to have access to another part of the process.

So if you're thinking,.
"He's an appraiser, a REALTOR® would do a better job finding us a OR selling our house",.. I would say "THINK TWICE !". Am i saying that unless a REALTOR® has an appraiser's license they are clueless?? no, not exactly. There are a lot of great agents and REALTORS® out there, but they are the minority of the numbers here is the South Florida Real Estate Market. Part-time, no-time, some-times workers are not uncommon.
I put the two 'hats' to work together in parallel, not against each other, along with some talents of my own. I'm sure any other Broker or REALTOR® out there with an appraiser's license would agree. It is as asset to have both perspectives. I know what the house is likely to appraise for, while others are sitting with their fingers crossed. Use this to your advantage. My appraisal routines bring me across FSBO's constantly, I may find your home this way.. Living in the MLS is also part of my appraisal business. My technology edge will have the newest information at your fingertips instantly. This blog demonstrates 'outside the box' thinking, in case you needed someone who actually thinks and can offer opinions.

Bottom line in selling real estate,
