The market is indeed turning around and I am so pleased! This Spring I had more clients getting off the 'waiting fence' and deciding it is time to make offers and go out and see those listings! It has been so busy and I am so pleased! I have written more offers in the first quarter of this year than in all of 2009!

Tierra Verde is a beautiful chain of islands off of south St Petersburg, Florida. The islands of Tierra Verde are connected by bridges and go out into the Gulf of Mexico. Ron and I took the day off today and drove down to Tierra Verde to enjoy the beautiful weather.
As you can see, we were not the only ones enjoying the day!!! It was a really perfect day!!! Sunshine, waves, salt water and a beautiful beach!!! Who could ask for more???

Saving is more important than ever and I wanted to share with everyone that HP offers a 10% Education Discount if you have a 4 year degree or higher from a university. I got mine years ago but that does not matter. When you go on-line they ask if you are a current student, purchasing for a current student (K-12 or higher) or graduated with a degree (BA, MA or PhD) from a university. If so, what school. Crystal Beach Florida is the place I call home. I love taking photos here because it is really a beautiful community! It is quiet at ALL times of the day, all days of the week! No traffic, the sounds are of birds chirping, squirrels barking and the occasional dog barking. Oh, yes, and from my balcony I can also hear people as they walk or ride their bikes along the Pinellas Trail. (Pinellas Trail Map)

This was a Winter to remember for the entire continental United States! I cannot remember when Florida had such a cold Winter!!! Naturally, being a typical Floridian, I am totally spoiled and expect to be able to swim in the Gulf of Mexico no later than March! That was indeed NOT the case this Winter, which was really not normal!!!

Summer is indeed back here in sunny Florida and you can tell that by this photo of my granddaughter going for the first time this year to the pool in her community!
The weather couldn't be any better! Not too hot yet and the Gulf of Mexico temperatures are back in the low 70's, which is also perfect bathing water for those that prefer the salt water like I personally do!!! I have a WONDERFUL client that I have been working with for over a year now. Last summer we closed on a cute one bedroom condo 10 minutes from Clearwater Beach. Since he lives up in Canada, I have assisted getting all the renovations complete, letting in the tile guy, plumber, carpenter, painter - basically supervising the work for my out-of-country client. All the work is complete, he decided he wants something larger and wants to sell this. Well, after a bidding war, we have a contract. The home inspection discovered that the air-conditioning wasn't working although my client had paid for (3 comments)

'This one will be a quick short sale" were the words from the listing agent when I called to get more information for my client. Right.................so I ask what he thinks 'short' means in this case and he says 90 days.....well, for a short sale 90 days is indeed relatively quick!!!

It is that time again. One of my listings just got an offer. The only problem is that the offer is just barely over what my client purchased the place for in July of 2009! Granted, he purchased the property from a bank - it was one of 3 REO sales I did last year. In the interim he has put over 12k into the property since he was planning on using it himself - BUT it turns out I was correct and the place is indeed too small for him. Repeat clients are indeed worth their weight in gold!!! If you, the agent, have done your job well AND kept in touch with your client AFTER closing, you should hear from them again and again! Perhaps THEY will not purchase again (yes, this does happen, that someone stays in a home for more than 5-7 years!) but they always have friends, colleagues, neighbors and children that are looking to purchase a home, condo, vacation cottage or lot. IF you have impressed your client with your service AND kept in touch, you will get referrals and repeat business from these clients for (14 comments)

Via St.Cloud Homes & Land, LLC: HIATUS HALTS FLOOD INSURANCE PROGRAM Congress has adjourned for Spring Recess until April 12, however the National Flood Insurance Program expired March 28, 2010 putting buyers in a state of limbo until Congress reconvenes. The program lapsed before it could be renewed. The renewal was attached to a more comprehensive bill which extended other Federal Programs, and was approved by the House in March. It currently sits in the Senate, where it expired. Closing it to new policies covering flood insurance. The lapse does not affect existing policies. The hiatus means new (0 comments)

Another Easter Spent At The Beach - 04/04/10 03:50 PM
Yes, this was another Easter Sunday spent at the beach! The water is finally back to being warm enough to get into....I am guessing around 70 degrees! It was wonderful, being back in the saltwater again! What made it even more fun was that a whole pod of dolphins were about 50 feet away having the time of their lives. This made it a really special day!!!!
While we were not the only ones there, we always manage to find places where very few people show up and I really don't mind sharing my beach spots with the local wildlife!!! Hope (5 comments)

Tarpon Springs Florida Sponge Docks are known all over the world! Tarpon Springs is the one place in Florida where you can walk into almost any store or restaurant and speak Greek!!! It is a Greek community right here in Pinellas County! Located north of Clearwater, it is also a wonderful place to live!!!
In 1887 the sponge industry started in Tarpon Springs. Greek sponge divers were brought over here and by 1905 there were over 500 Greek sponge divers living in Tarpon Springs. Ever since that time the Greek community in Tarpon Springs has increased. There are wonderful shops (2 comments)

Florida's famous Skyway Bridge is a favorite place among locals! Everyone flocks there on the weekends to enjoy the causeway leading up to the bridge. There are plenty of places to enjoy windsurfing, wade fishing, swimming, canoeing or just a day at the beach, grilling and enjoying music with friends and family!
It is one of those places that tourists don't come to and unless you know where some of the hidden little beaches are among the mangroves, chances are you won't find them. Oh, and having a SUV helps get in and out too!!!

We were at the beach on Wednesday and Ron was using his cast net to get bait before he started fishing. I was on the shore and when he emptied the net I put the fish in the bait bucket. Imagine my surprise when a plastic bottle full of barnacles came tumbling out of the net. It had a hole in the top of the bottle and I guess the dogfish swam into the bottle and could not get back out. Or perhaps he liked living in there and not having to worry about getting eaten by a bigger fish. Then (9 comments)
Currently there are 5 homes in the 'pending' status, which means they have contracts but have not closed yet. They range in price from $825,000 to $125,000.
In the last year 23 homes have sold in Crystal Beach. They ranged in price from $569,123 to $98,800. That low price was for a 1 bedroom 1 bath cottage built in 1955 that was a block from the Gulf of Mexico! Come and see for (2 comments)
