Unlike over on the beaches, where prices are on their way back up, the city of Clearwater Florida has not started to climb as rapidly again.

In February 2012 the median list price for a single family home was $138,760, which is up 2.77% over January 2012. The median price per square foot was $116.

Looking back at November 2011 the median sale price for single family homes was down 2.29% from October 2011. So while the Clearwater Florida housing market has not started taking off as rapidly as the Clearwater Beach market, … (7 comments)

There were 69 single family homes that closed during November 2011 in Clearwater Florida. The most expensive closing was a beautiful 5 bedroom 4 bath 5660 sq ft 2 story home located on 3.6 acres off of McMullen Booth Road. This home also has a barn with 1800 sq ft! Listed at $789,000 this one closed after 197 days for $675,000.

From Clearwater Beach we turn our attention to the much larger area of Clearwater Florida. In Clearwater there were 62 single family homes sold during October 2011. These ranged from a short sale on Sunset Drive that was listed at 550k and finally sold after 548 days on the market for only $363,900 down to a small 2 bedroom 1 bath short sale home with structural damage that sold for 23k.

There were 73 single family homes closed during September 2011. At the high end was a stunning two story home situated on over two acres of lush landscaped land with a large pool and gazebo. The 6 bedroom 5.5 bath Haddon Hall Place home has 4973 sq ft of elegant living space. Listed at $599,000 this home was sold after being on the market for 392 days for only $575,000.

clearwater fl market report: Florida Home And Condo Sales Increasing :-) - 05/26/10 02:56 PM
Florida home and condo sales are indeed increasing! According to the Florida Association of Realtors, the Sunshine State saw a 27% increase in home sales during April 2010 over one year ago. In addition to that, there was a 2.3% price increase in homes over March of this year!
As far as condos go, April 2010 saw a 55% increase in condo sales over a year ago and a price increase of 2% over March of this year.

What does this mean for all of those fence sitters out there that are waiting for the market to hit rock bottom????? … (4 comments)

I am so pleased whenever I get new reports that foreclosure rates are falling in the Sunshine State! The latest information is that foreclosures have fallen 18% in Florida since March of 2009 and 25% since April 2009! In my book, that is reason for celebration!

There are so many wonderful homes, townhomes and condos on the market right now and I am pleased to report that there are once again multiple offers on listings! We have been patient and waited for the storm to pass. It looks like we are now being rewarded with increased market activity.
