The market is changing rapidly and as the inventory decreases we are seeing the market change from a 'buyers market' to a much more even market........sellers are getting demanding since they are seeing the changes! Median sold prices are increasing a little, as shown by this graph from RealEstate.com,  and our local economy is looking good!

There were 30 single family homes that closed in Dunedin Florida during the last month of 2011. They ranged as follows:
At the high end was a 4 bedroom 3 bath 2935 sq ft home that listed for $349,000 and sold after 84 days for the list price.
On the other end of this list of 30 homes we find a 3 bedroom 2 bath 1520 sq ft bank owned home that was listed for $44,900 and sold after 48 days on the market for $55,000.

There were 26 single family homes that closed in Dunedin Florida during November 2011. On the high end we start with a 3 bedroom 3 bath 1955 sq ft home built in 1954. This waterfront home is on Curlew Creek and from the backyard you can see out into the vast waters of the Gulf of Mexico. Listed at $439,000 this short sale took 266 days to finally sell for $395,000.

There were 19 single family homes that closed in Dunedin Florida during September 2011. The most expensive one was a waterfront 3 bedroom 3 bath pool home. With 2909 sq ft of living space, this home overlooks St Joseph's Sound and the Gulf of Mexico beyond. List and sold price after a single day on the market was $1,075,000.

On the high end was a magnificent 4 bedroom 4 bath pool home that overlooks Caladesi Island State Park, which is part of Honeymoon Island State Park, and St Joseph's Sound. This beautiful home on Santa Barbara Drive in Dunedin Isles is 3002 sq ft of living space and was on the market for 130 days.
