Tarpon Springs Florida is a wonderful place to live, located directly on the Gulf Coast. Here, as in the rest of the Clearwater area, we are seeing a shift from a buyer's market to a seller's market! The inventory is declining and the amount of days listings remain on the market has decreased dramatically.
In the category of single family homes we see just that when you look at these graphs. In February 2012 the number of single family homes that sold in Tarpon Springs Florida were 27.

The Tarpon Springs Florida market for single family homes had 20 closings during January of 2012. On the high end was a single family home in Grey Oaks that was listed for $639,900 and sold for $575,000.
At the other end of this short list of twenty closings was a small home on East Lime Street that was listed for 26k and sold for 19k.

As we come toward the end of 2011, let us look back at the month of November in Tarpon Springs. There were 29 single family homes sold. At the high end was a 5 bedroom 3 bath two story waterfront Mediterranean style pool home. Located directly on a saltwater canal that leads out to the Anclotte River and the Gulf of Mexico beyond, this 3088 sq ft home was listed at $569,500 and sold after only 73 days on the market for $520,000.

Tarpon Springs Florida single family homes report is ever so 'slightly' skewed since Matt Geiger's enormous home on Keystone Road sold in January of this year for $8,000,000. The home has 30,237 heated sq ft of living space divided over the three story home. There are 6 bedrooms, 8 full bathrooms and 4 half baths. The entire residence is on 28 acres of land and was originally listed in May of 2007 for just under 20 million!

For example, while there are currently 417 single family homes on the market, there were 66 single family homes sold in that 2 month timeframe and there are another 82 single family homes waiting to close that have accepted contracts! That is GREAT news!
