Insurance and 4 Point Home Inspections
At Assurance Home Inspection we are seeing more clients for 4 Point Inspections this year than ever before.
These are the inspections required by insurance companies before they will insure a home built prior to 1970.
We recently did a 4 Point for a client who rents a home.
This home was built in the 1940s and has had no improvements that would be called “upgrades”.
Any work done to this home had been done by unqualified persons.
This goes for the electric, plumbing and roofing.
We saw various life threatening conditions in this home, from water heaters leaking water onto old cloth wiring with cracked insulation to rotten main beams in the roof.
The owner was not happy to hear that we had found the various problems but did not seem surprised. He was less than enthused to learn that these defects were listed in our written report.
I attempted to explain that these were serious conditions and needed to be repaired before someone was seriously injured or worse. The last thing he would want is a negligent death suit on his hands.
The client remained unhappy and unimpressed.
At Assurance we understand that insurance coverage in Florida is getting harder to come by due to fewer companies willing to insure higher risk buildings and somewhat higher standards.
Which brings us to the crux, or vent of this post.
We will do as much as humanly possible to help clients obtain insurance coverage but any qualified, competent home inspector has certain ethical and moral considerations that supersede any insurance or property acquisition.
The Home Inspection business is not about making or breaking the sale of a property, nor is it simply a means to obtain insurance.
It is about the protection of people. People come first and property somewhat later.
