fullerton homes: Fullerton real estate - Move up buyers missing in action - July update - 07/28/11 03:23 PM
Since my last comments on this "lack of action", Fullerton real estate sales have not shown any improvement in this area.  We are seeing investors, and first time home buyers, and condo buyers, but are still not seeing the "move up process".  Even though prices should suggest that it is a good time to "upgrade",  the market is still flat.  We suggest that it is fear of the unknown.  Until that fear subsides, we don't expect to see improvements.

fullerton homes: Fullerton homes for sale - average 99 days on the market - 01/17/11 07:10 PM
As of today it takes the average home in Fullerton 99 days to be sold.  That fact alone is not too surprising, but the average price being $505,455 is very startling.  In this age of low priced homes, it has shocked us that the average can be that high.  Fullerton homes for sale are usually a little higher in price than the typical cities, but $505,000 is still very high.  We would have expected the actual selling price average to be about $440,000 -- but that sure is not the case.  There are still lots of homes selling for around $350,000 to $400,000 but … (0 comments)

fullerton homes: Fullerton real estate - Starting to Normalize - finally! - 12/22/10 02:17 PM

Fullerton real estate inventory tells the tale.  The volume of homes for sale in Fullerton has finally leveled out , relatively speaking that is.  During the "boom" years, the average number of homes for sale in Fullerton dropped to around 230-240 for any one day.  That is what we called a "sellers market".  Then after the huge market "correction" or "bust" the volume of Fullerton homes for sale peaked up to 680-690 for any one day.  That condition was definitely a "buyers" market.
Today things have leveled out - at the moment there are 405 Fullerton homes for sale.  At this level (below mid point) … (3 comments)

fullerton homes: Over improving Fullerton homes in order to help sell - Terrible idea - 03/26/10 03:37 PM
Something is going around, like the flu, that is making owners of homes in Fullerton think that if they remodel, more than slightly, it will drive up the sales price.  This is a terrible idea - and it does not work.  We just watched an owner do this, and now he has had to drop the price to get the house shown and sold.  It appears that "friends and relatives" all have opinions of what should be done with a vacant home in order to get best prices.  Of course they do not necessarily have "informed opinions", just opinions.  Fullerton real estate … (4 comments)

fullerton homes: Short Sales in Fullerton - back up offers can work - 03/12/10 01:07 PM
Fullerton homes for sale and Fullerton real estate have more than their share of short sale offerings.  But while they may be a frustration to buyers, there is some real hope for these same buyers.  The problem lies in the status as "back up offers only" - this means they have at least one acceptable (to the seller and agent) offer that has probably been sent to the bank for approval or denial.  But we all know that this decision by the bank or banks can take a long time.  The reality is that many buyers with offers accepted and sent to the … (2 comments)

fullerton homes: Fullerton real estate buyers BEWARE - Short Sale prices not what they appear!! - 03/08/10 05:18 PM
It is not just in Fullerton, but all over, that listed prices of homes for sale are understated.  This is especially true for the "short sales".  What is happening is that the seller and the listing agents are hoping that by listing at prices way below the market they can induce a bidding war.  Yep, that is the bottom line.  We should all understand that it is not relevant what the seller and agent want --- it is what the bank will accept that sets the price.  And regardless of popular opinion, the banks are not being fooled, they get market … (5 comments)

fullerton homes: Buyers Back Out of Home Buying -- just as likely in Fullerton - 03/02/10 06:52 PM
Fullerton Homes for sale are plagued , just as other cities, with reluctant buyers changing their minds.  Yes even in Fullerton, homes for sale that are in escrow are still subject to cancellation of the deal.  In these unusual times it is not unusual for a buyer to change their mind and retreat.  We have seen many reasons, many excuses , and many time lines for the falling out of escrow.  We just keep reminding our clients that no deal is a done deal until escrow closes and you cash the check.  In fact we estimate that 40% of the work … (3 comments)

fullerton homes: Fullerton Homes For Sale - Inventory Status Update - 02/05/10 03:51 PM
Fullerton homes for sale at this time are still at record low inventory levels.  Single family homes for sale in Fullerton have dropped to 204 total units -- these are ranging in price from $215,000 to $2,998,000. This level of inventory makes it very hard for buyers to find the home they dream of.  And of course the price they will have to pay is not what they want.  Condos for sale in Fullerton are also at record low inventory levels.  At this time the level is only 65 units and they range in price from $68,000 to $639,000.  Again the buyers … (0 comments)

fullerton homes: Fullerton homes for sale - Short Sales are popular - 01/26/10 06:44 PM
Buyers are no longer avoiding short sales in Fullerton.  In fact there is big demand for Fullerton homes for sale that are classified as short sales.  Even though it is a lot of paperwork and time consuming, the buyers are willing to contend with issues around Fullerton homes that are short sales.  Why?  Because many of these homes for sale are in very nice neighborhoods and in very good condition.  It appears that 2010 may be the biggest year ever for the sale of short sale homes.  The banks are cooperating, and the market is saturated with potential short sale homes.

fullerton homes: Fullerton Homes For Sale - Active in the rain (no pun intended) - 01/22/10 03:23 PM
Homes for sale in Fullerton do not seem to be hampered by rain.  And we have lot's - rain that is.  During this most recent deluge of rain, our buyers have not slowed down - we are showing during all of this bad weather.  Even last night during the hail we showed a Fullerton homes for sale fixer upper and a current remodel.  Offers are pouring in (just like the rain) for the under $500,000 homes for sale in Fullerton.  I guess we have to view this as a good market coming back.  Rain or shine we have homes that will … (0 comments)

fullerton homes: Serious Buyers in Fullerton work during the Holidays - 12/31/09 04:29 PM
In Fullerton we have some very serious and dedicated buyers, they are out there looking and making offers while others stay home or go on holiday.  It Works.  We have offered on 4 homes in the past 4 days and are still at it.  Fullerton real estate is not the only city we are searching, but buyers seem to be very aggressive in their search for homes in Fullerton.  Fullerton homes for sale are at a very low inventory level, so the activity during the holidays gives our buyers less competition from other buyers.  Serious buyers need to be aggressive in the … (0 comments)

fullerton homes: Rental Investment Homes in Fullerton - very hard to compete and complete - 12/30/09 05:29 PM
Fullerton real estate and investment homes for sale in Fullerton are very scarce and very competitive when found.  We have seen the demand for investment grade homes in Fullerton jump up most of this year, but today the demand really exceeds the supply.  Fullerton homes that have a second rent-able unit on the same property are being bid up by multiple offers in 2-3 days.  Just today one was bid $70,000.00 over the listing price (on the market only 6 days).  For the casual, non-professional investor today's situation makes finding and then buying a rental home very frustrating.  The positive hope is … (0 comments)

fullerton homes: Fullerton - Where are the buyers? - wrong - Where are the Sellers? - 12/22/09 05:40 PM
I started to ponder the question of where are the buyers for Fullerton real estate, but then had a better question.  In fact it really is the question - Where are the Sellers?  We can not satisfy the buyers without Fullerton homes to sell.  It appears that the Sellers are waiting for a better priced market before they list their homes in Fullerton for sale.  We can not blame them, but buyers need some choices, right now the pickings are very slim.
Current Fullerton home sales, Fullerton home search, and Fullerton Real Estate guides plus an informative expert Real estate blog … (0 comments)

fullerton homes: Fullerton Bargain Homes - Feels like a "Gold Rush" - Offers abound! - 12/22/09 12:14 PM
Fullerton homes for sale that are at all close to bargain prices are reminding me of the gold rush days.  We call on a 3 bedroom Fullerton home (call listing agent) to get clarification on their requirement to use Bank of America as the qualifier for the loan, only to find that they have 14 offers in the first 7 days.  this is so frustrating for the buyers, -- we must bid the property up to get any chance at all.  What happened to listing at a market price and then selling at that pric?  - well supply and demand has … (0 comments)
