Home inspections are so critical - most everyone needs to have one prior to closing on a real estate purchase. And not all inspectors are the same -- make sure you have a seasoned veteran doing the inspection -- and make sure you get a written report with lots of pictures. this report can be well worth the money just in negotiating with the Seller for repairs. Since my last comments on this "lack of action", Fullerton real estate sales have not shown any improvement in this area. We are seeing investors, and first time home buyers, and condo buyers, but are still not seeing the "move up process". Even though prices should suggest that it is a good time to "upgrade", the market is still flat. We suggest that it is fear of the unknown. Until that fear subsides, we don't expect to see improvements.

No one knows for sure but we suspect that they are all on "hold". It is very likely that they are waiting for the world and US economies to calm down, even to start a sustained slow growth. As of today it takes the average home in Fullerton 99 days to be sold. That fact alone is not too surprising, but the average price being $505,455 is very startling. In this age of low priced homes, it has shocked us that the average can be that high. Fullerton real estate inventory tells the tale. The volume of homes for sale in Fullerton has finally leveled out , relatively speaking that is. During the "boom" years, the average number of homes for sale in Fullerton dropped to around 230-240 for any one day. That is what we called a "sellers market". Then after the huge market "correction" or "bust" the volume of Fullerton homes for sale peaked up to 680-690 for any one day. That condition was definitely a "buyers" market. In the old days (last year,ha ha),a BPO (Broker price opinion) was one of the last things that happens in a Short Sale. BPO's were only done when the banks holding the mortgage were about to make a decision - almost always many many weeks after a real offer was submitted. Now it appears that the banks are doing the BPO much earlier in the process, very soon after they are notified that a short sale is imminent. Something is going around, like the flu, that is making owners of homes in Fullerton think that if they remodel, more than slightly, it will drive up the sales price. This is a terrible idea - and it does not work. We just watched an owner do this, and now he has had to drop the price to get the house shown and sold. It appears that "friends and relatives" all have opinions of what should be done with a vacant home in order to get best prices.
