&lt;p style="text-align: left;"&gt;And since many REALTORS don't seem to use one, there is that &lt;strong&gt;competitive advantage &lt;/strong&gt;if you provide one to prospective sellers&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Other &lt;strong&gt;reasons to share a Pre-Listing Kit up front&lt;/strong&gt;&amp;nbsp;are that it can answer a ton of questions that sellers often have when trying to decide which agent to use, marketing their home, determining the appropriate market positioning, and the sales process in general. That can be a huge time saver so you can focus on the real issues at hand in your listing discussion.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Putting a Pre-listing Kit together also enables you to think more concisely about what information really is useful&lt;/strong&gt;, and essential for sellers to have during the process.&lt;/p&gt;
&lt;p&gt;And you will learn a few things too by gathering information that you use in your kit.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;And you don't have to recreate something each time you are planning a listing presentation.&amp;nbsp;&lt;/p&gt;

&lt;p style="text-align: center;"&gt;&amp;nbsp;&lt;strong&gt;37 Percent of Coldwell Banker Real Estate Professionals Surveyed Have Seen More Families Looking for Homes that Accommodate Multiple Generations&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;APPLETON, WI&amp;nbsp;(Feb. 22, 2010) - Family reunions are taking on a new meaning in the real estate market. According to a recent survey by &lt;a href="http://email.coldwellbankerworks.com/cb40/c2.php?CWBK/1601563/20887/H/N/V/http://www.coldwellbanker.com/"&gt;Coldwell Banker Real Estate LLC&lt;/a&gt; among its network of real estate professionals, in the last 12 months, 37 percent of sales professionals surveyed noted an increase in homebuyers looking to purchase homes to accommodate more than one generation of their family. In addition, almost 70 percent of Coldwell Banker sales agents believe that economic conditions may cause greater demand for multi-generational homes in their market during the next year.&lt;br&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;br&gt;Furthermore, the &lt;strong&gt;Coldwell Banker&amp;reg;&lt;/strong&gt; January 2010 survey respondents cited financial drivers as the No. 1 reason why home buyers or sellers are moving into a house with other generations of their family (39 percent). Twenty-nine (29) percent said that health care issues are the primary reason, and six percent cited a strong family bond as the main factor.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;br&gt;"While saving money is certainly an incentive for buying a home that accommodates multiple generations, the benefits go beyond just financial reasons," said Diann Patton, Coldwell Banker Real Estate Consumer Specialist. "With two or three generations living under one roof, families often experience more flexible schedules, quality time with one another and can better juggle childcare and eldercare."&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;br&gt;Communicating with family members and consulting with their real estate professional is key, as well.&amp;nbsp; "Talk to everyone involved and determine how comfortable the family members are about sharing bathrooms, office space or common areas, and let that guide your search," Patton advises.&amp;nbsp; "All of these topics are incredibly important in finding the right kind of home to fit the family - like one that has four bathrooms or one that has three."&lt;/p&gt;

&lt;p&gt;It is also important for those buying a first home to factor in the additional costs of the mortgage when deciding how much they can afford to pay. Things like closing costs and the high price of private mortgage insurance can drive up costs and eat into funds that would otherwise be available for home improvements, furnishings and other essentials. In some cases sellers may be willing to pay some of the closing costs, and some lenders will be able to negotiate those closing costs downward. The key is to ask those questions before the closing date arrives, and to be prepared to search for a better deal if necessary.&lt;/p&gt;
&lt;p&gt;First time buyers should also be on the lookout for any hidden fees. These small nuisance fees can add up to hundreds of dollars on closing day, so be sure to scour your paperwork for any such fees. If you are unsure about the legitimacy of any charge be sure to ask for a valid explanation. &lt;p&gt;And of course first time home buyers should not lose sight of the home itself in the quest for the perfect mortgage. Any defects should be pointed out to the seller well before the closing is to take place. The costs of every needed repair should be carefully negotiated prior to the purchase, and buyers should always follow up to make sure that all requested repairs have been made. A home is a major purchase, and it is important to make sure that everything has been taken care of before moving in.&lt;/p&gt;

&lt;p&gt;It used to be that internet savvy buyers would spend a few weeks looking and learning, and then once they targeted their desired area/price/style, they&amp;rsquo;d view a handful of homes, maybe 3-5, submit an offer, get into escrow and actually close escrow within about a month.&lt;/p&gt;
&lt;p&gt;Now if you&amp;rsquo;ve done your pre-homework and gone to see 10 homes, and still haven&amp;rsquo;t found what you want, it&amp;rsquo;s time to change your criteria and your expectations. This number includes homes you&amp;rsquo;ve scoped out from the outside, then found out there are multiple offers over list price.&lt;/p&gt;
&lt;p&gt;A few ideas on how to tweak your search and achieve success:&lt;/p&gt;
&lt;p&gt;1. A huge number of people want a 3 bedroom, 2 bath. What about 1 &amp;frac12; bath, or even 1 bath with a floorplan which would allow you to add a 2&lt;sup&gt;nd&lt;/sup&gt; bath? Many of these homes are overlooked and therefore the competition for these is lower.&lt;/p&gt;
&lt;p&gt;2. What about 2 bedrooms with a den, or a larger dining area which could be converted? Do you really need a 3&lt;sup&gt;rd&lt;/sup&gt; bedroom or would another arrangement work just as well?&lt;/p&gt;
&lt;p&gt;3. What is it about the neighborhood you&amp;rsquo;re looking in that you like so much? What other areas or pockets within other neighborhoods could be just as nice?&lt;/p&gt;
&lt;p&gt;4. Can you live without a garage, or build one later? What else can you really live happily without?&lt;/p&gt;
&lt;p&gt;5. If you&amp;rsquo;ve been asking for the seller to pay your closing costs and keep getting beat out on offers, STOP! Think of another way to get that money or spend a few months saving up. If you&amp;rsquo;re a VA buyer, we Americans appreciate your service to our country but the reality is, you&amp;rsquo;re up against cash and conventional offers who are NOT asking for closing costs. Same holds true for FHA buyers.&lt;/p&gt;
&lt;p&gt;6. Ask yourself: do I want a deal or do I want a house? The &amp;ldquo;sale&amp;rdquo; is nearing an end in many locations and the discounts have already been taken. Be glad that prices are 50% off the high of the market!&lt;/p&gt;
&lt;p&gt;7. How much fix-it work can you reasonably do yourself? Have you considered an FHA 203K rehab loan? That way you can start looking at many of the cash-only homes, and bypass lots of the competition.&lt;/p&gt;
&lt;p&gt;If you&amp;rsquo;re looking for the perfect home, it doesn&amp;rsquo;t exist. Ask anyone who&amp;rsquo;s built their own&amp;mdash;they still wish they&amp;rsquo;d done a few things differently. If you can get 80-90% of what you want, that&amp;rsquo;s terrific. &lt;p&gt;&lt;br&gt;&lt;strong&gt;&lt;em&gt;And then the bank calls with this little tidbit of information - We are sorry but your mortgage application has been denied!!!&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Kim &amp;amp; Bill could have saved themselves from this heartache if they would have been &lt;strong&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt;formally PRE-APPROVED&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;. It is so important to understand the difference between a pre-qualification and a pre-approval... In fact, it is highly recommend you get a written Pre-Approval Letter before you go any further in the home-buying process.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Let's take a look at the differences . . .&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What is pre-approval?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;It's basically a quick-and-dirty look from a lending institution at your creditworthiness. With a pre-approval letter in your hand, you're immediately in a stronger negotiating position with any seller, not to mention the peace of mind knowing that when you get the offer accepted, you are likely to get the keys to your new home...&lt;/p&gt;
&lt;p&gt;But be aware that there are two types of "pre" letters:&lt;/p&gt;
&lt;ul&gt;
&lt;li style="text-align: justify;"&gt;
&lt;strong&gt;Pre-qualification&lt;/strong&gt; is an informal agreement between you and your lender. The bank gives their opinion on how much they think they will be able to lend to you based on i&lt;img title="home loan qualification" src="http://activerain.com/image_store/uploads/3/5/7/1/5/ar126566876351753.jpg" height="174" alt="mortgage preapproval" style="float: right; margin: 3px; border: black 3px solid;" width="206"&gt;information that you have provided to them. Your bank doesn't do any background check s at this point. It relies solely on you portraying an accurate picture of your circumstances. Pre-qualification is more like a friendly handshake, and once material facts are reviewed, the lender can decide not to give you the loan based upon their review of your official iinformation. This is the mistake Kim &amp;amp; Bill made.... &amp;nbsp;&lt;br&gt;
&lt;/li&gt;
&lt;li style="text-align: justify;"&gt;
&lt;strong&gt;Pre-approval&lt;/strong&gt; is more serious. The bank will actually check your credit history, employment information, assets, and liabilities. The only thing they won't check is the property that you plan to buy, because, of course, you haven't found it yet!&amp;nbsp;We highly recommend that you get&amp;nbsp;a pre-approval BEFORE you begin physically looking at homes. It will put your mind at ease while you search for your new home and make the entire experience much less worrisome. Beware of&amp;nbsp;lenders who charge for a pre-approval. A reputable mortgage lender is happy to spend time with you to review the process and answer any questions you may have. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Getting pre-qualified simply indicates that you have told a lender your income level and your debt and credit iinformation, and the lender has estimated what you can afford; Opposed to a Pre-approval, which is an in-depth review of your income, assets, debt to income ratios and credit. A Pre-Approval will provide you with peace of mind when making an offer on your new home.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;strong&gt;3. Can you sell your house in time? - &lt;/strong&gt;You'll have to in contract on the purchase of the new home by April 30, 2010 and closed by June 30, 2010. Usually done with a tax deferred incentive in mind, the gain from the sale is diminished by not receiving the proceeds in one lump sum. The transaction needs to be structured in such a way that the IRS does not interpret the lease as an outright purchase (installment contract).&lt;/big&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin-left: 0.5in;"&gt;&lt;big&gt;&lt;img title="Deed" src="http://activerain.com/image_store/uploads/6/5/0/5/0/ar126539169805056.jpg" height="479" alt="Deed" width="552"&gt;&amp;nbsp;&lt;/big&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin-left: 0.5in;"&gt;&lt;big&gt;&lt;big&gt;&lt;span style="font-weight: bold;"&gt;-Sale-leaseback&lt;/span&gt;&lt;/big&gt;= Seller sells property to a buyer who then leases the property back to the seller. This is done within the same transaction, usually with a full triple net lease that is set for a specific period of time. &lt;/big&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin-left: 0.5in;"&gt;&lt;big&gt;&amp;nbsp;&lt;/big&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin-left: 0.5in;"&gt;&lt;big&gt;&lt;big&gt;&lt;span style="font-weight: bold;"&gt;-Contract for deed&lt;/span&gt;&lt;/big&gt;= Agreement of sale between the seller and buyer of property in which the payment either in full or a portion are deferred. The buyer takes possession of the property and receives equitable title to the property and pays the taxes including all costs associated with the maintenance of the property. The seller continues to hold title, and is responsible for any underlying mortgage payments. The seller is required to deliver good title at the end of the specified time period. Buyer receiving equitable title along with the obligation to purchase differentiate the Contract for deed from the Installment contract.&lt;/big&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin-left: 0.5in;"&gt;&lt;big&gt;&amp;nbsp;&lt;/big&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;big&gt;When utilizing any of these alternative methods of purchasing property it is best advised to retain the services of a reliable real estate attorney. &lt;/big&gt;&lt;/p&gt;

&lt;p&gt;"I was satisfied where things were (when I retired)," said Otto Bytof, who opened his first location in Appleton 50 years ago.&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;Now, what operates as Coldwell Banker The Real Estate Group has 18 offices, with about 500 employees, covering the greater Fox Valley area from Door County to Berlin and west to Waupaca and Stevens Point.&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;Much of the company's growth is credited to Otto's wife, Joyce, who took the company over after he retired in 1988.&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;"I really had an interest in running the company at that time," she said.&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;Otto Bytof said he hoped Joyce would join him in retirement.&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;"It was something she really wanted to do; she was always ambitious," he said of Joyce's interest in running the business. "When I initially retired, I would come into the office, but to really know what's going on and to do the job effectively, you have to be in the mix every day."&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;&lt;strong&gt;The early days&lt;/strong&gt;&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;Joyce Bytof said the foundation of the company was built by Otto.&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;"I don't think the company would be around today if it weren't for the principles Otto followed," she said. "It made for a solid base, which still holds true today. If it feels right, it's right, even if you're on the losing side and it still feels right, then it still was the right thing to do."&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;These days, residential housing listings are readily available, particularly on the internet, which can include video descriptions of homes and virtual tours that walk a viewer through a house.&amp;nbsp; Applications also are available for smart phones that can provide an assortment of details about a residential listing.&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;The Bytofs recall a time when Realtors were reluctant to share residential listings.&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;"If you didn't have the listings, you couldn't be successful," Otto Bytof said.&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;Eventually, multiple listing services were created and Realtors saw the benefits of pooling resources.&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;&lt;strong&gt;Smart growth&lt;/strong&gt;&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;Joyce Bytof said when she took over the business, her initial goal wasn't to become the largest residential real estate company in the region.&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;"I wanted to build a company that would be selling homes to future generations," she said. "I'd like to know that my great-grandchildren would one day be able to buy a house though this company because it was a sound business that was successfully passed from one generation to the next."&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;Coldwell Banker's first major acquisition came in 1992 when it purchased Temmer Realty. Between 1992 and 2009, the company acquired 17 other real estate offices.&amp;nbsp; The most recent office being Coldwell Banker The Real Estate Group in Stevens Point.&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;To further enhance the company's services, a title business was added, New Title Services, Inc. in 2003 and a mortgage business, New Mortgage Advisors in 2005.&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;"It was a way for us to bring all the services for a buyer under one roof," Joyce Bytof said.&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;&lt;strong&gt;Today's buyers&lt;/strong&gt;&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;The Bytofs said they've seen buyer trends and buyers themselves change through the years.&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;Otto Bytof said homes he would typically sell were in the 1,100- to 1,200-square-foot range, with no garages.&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;"Buyers also are interested in homes with two-, three- and four-car garages," Joyce Bytof said. There's interest in storage as well as places to park second and third cars, as well as recreational vehicles like motorcycles and snowmobiles.&lt;/p&gt;
&lt;br&gt;
&lt;p&gt;Though Joyce Bytof has no plans to step down anytime soon, the company is preparing for its leadership transition. Chuck Peeters is the president of the company's real estate division and Guy Bytof, Otto's son and Joyce's stepson, serves as the corporate president.&amp;nbsp; Along with their team of professionals, Coldwell Banker The Real Estate Group is set to prosper for decades to come.&lt;/p&gt;

&lt;p&gt;"Growing the business was what I set out to do," she said. "I wanted to be in the markets where it made sense for us."&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Why?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Because Buyers think that a Foreclosure, mainly, is a great bargain.&amp;nbsp; The lure of getting something for nothing, or a lot of house for a little buck.&lt;/p&gt;
&lt;p&gt;Sometimes that's the case.&amp;nbsp; &lt;em&gt;&lt;strong&gt;Most times, it's not&lt;/strong&gt;&lt;/em&gt;.&lt;/p&gt;
&lt;p&gt;The main thing to consider when you are representing a Buyer, or are a Buyer, is &lt;strong&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt;condition&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;.&amp;nbsp; The condition of&amp;nbsp;foreclosure property might be in dire straights -- a tear down -- or, it might need some sweat equity.&lt;/p&gt;
&lt;p&gt;Rarely, and I mean rarely have the foreclosed homes I've toured been move-in ready.&lt;/p&gt;
&lt;p&gt;If you're a Buyer, or representing a Buyer who is interested in Foreclosures, try to be realistic.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Do you have the funds to fix the place up?&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Is the property going to fund?&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;Is the property going to be a money pit with unforeseen headaches (&lt;strong&gt;&lt;em&gt;Netflix&lt;/em&gt; "The Money Pit")&lt;/strong&gt;
&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Will the money you put in to it pencil out in the long-run?&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;Do you have the time and &lt;strong&gt;INCLINATION&lt;/strong&gt; to make updates?&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt;REPEAT&lt;/span&gt;&lt;/em&gt;:&amp;nbsp; Do you have the FUNDS to fix the place up?&lt;/strong&gt;&lt;/li&gt;

&lt;p&gt;I toured&amp;nbsp;a Foreclosure on Sunday.&amp;nbsp; It had gone &lt;strong&gt;PENDING&lt;/strong&gt;, but was back on the market.&amp;nbsp; I took my clients out to see it.&amp;nbsp; From the photos it looked fine.&amp;nbsp; &lt;em&gt;&lt;strong&gt;Upon closer inspection: &lt;/strong&gt;&lt;/em&gt;&amp;nbsp;the roof needed replacing, the garage door was dry rotted, the rain gutters were rusted (leaked), the flooring needed to be replaced, there were no appliances,&amp;nbsp;and the siding (which the listing agent&amp;nbsp;noted as "&lt;strong&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt;OTHER&lt;/span&gt;")&lt;/em&gt;&lt;/strong&gt; might have been LP . . . the kiss of death in our local area.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This&amp;nbsp;might have&amp;nbsp;seemed like &lt;strong&gt;SUCH&amp;nbsp;a DEAL&lt;/strong&gt; on paper.&amp;nbsp;&amp;nbsp;&amp;nbsp;It required&amp;nbsp;a lot to make it move-in ready&amp;nbsp;and that = &lt;strong&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt;MONEY!!&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Looked GREAT in the photos&lt;/em&gt;&lt;/strong&gt;!&amp;nbsp; A lot do.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I hope the Buyers didn't&amp;nbsp;&lt;span style="text-decoration: line-through;"&gt;waste&lt;/span&gt; spend money on a home inspection.&amp;nbsp; Maybe what Charles is blogging about happened?&amp;nbsp; And that would have been a shame!&amp;nbsp; A good, experienced agent --&lt;strong&gt;&lt;em&gt; such as YOURS TRULY&lt;/em&gt;&lt;/strong&gt; --&amp;nbsp; would have pointed out the issues, prior to writing an offer.&amp;nbsp; &lt;strong&gt;&lt;em&gt;Perhaps, saving the Buyers $300 to find out the &lt;span style="text-decoration: underline;"&gt;OBVIOUS&lt;/span&gt;!!&amp;nbsp;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Keep in mind, &lt;strong&gt;&lt;em&gt;Foreclosures are sold "AS IS"&lt;/em&gt;&lt;/strong&gt; in most cases.&amp;nbsp; And &lt;em&gt;&lt;strong&gt;"AS IS / WHERE IS" aka:&amp;nbsp; What you SEE . . . IS what you get!"&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
