      <description>&lt;p&gt;I've been to dozens of Real Estate tradeshows in my day - however one event has eluded me.&amp;nbsp; I'm so excited to see and participate in &lt;a href="http://familyreunion.kw.com/" title="Keller williams FR" target="_blank"&gt;&lt;strong&gt;KW Family Reunion 2011&lt;/strong&gt;&lt;/a&gt; in Anaheim CA.&amp;nbsp; However because I've never been - I need advice.&lt;/p&gt;
&lt;p&gt;They say Family Reunion is the most amazing and yet most crazy real estate event ever. Top producing agents like New Jersey's Sue Adler and North Carolina's Ashley Wilson are there to share and learn and yet there are so many in attendance that it can be intimidating.&lt;/p&gt;
&lt;p&gt;Those that have been tell me &lt;em&gt;"its shocking to witness the emotion"&lt;/em&gt; and excitement KW agents have in their hearts for their company.&amp;nbsp; That energy can translate to sheer goofiness and fun, or intense debate and conversation.&lt;/p&gt;
&lt;p&gt;What tips do I need to survive?&amp;nbsp; What are the unwritten rules or traditions?&lt;/p&gt;
&lt;p&gt;In the past 3 years, &lt;a href="http://FloorPlanOnline.com" title="FloorPlanOnline" target="_blank"&gt;FloorPlanOnline&lt;/a&gt; has created single property websites and virtual tours for almost &lt;strong&gt;400 Keller Williams Agents&lt;/strong&gt;.       <title>Please - Dont Forget The View</title>
      <description>&lt;p&gt;The good news, is that photos of listings are gradually getting better. Virtual tours are improving in accurately depicting a listing. Its no longer the exception to the rule for 20 plus photos to highlight a property.&lt;/p&gt;
&lt;p&gt;However, Ive noticed an alarming hole in many listings content. (&lt;a href="http://floorplanonline.com" title="FloorPlanOnline virtual tour" target="_blank"&gt;floorplans&lt;/a&gt; - yes, but thats another post) Quite simply - most homes don't showcase nor mention the view.&lt;/p&gt;

&lt;p&gt;In many cases the view is THE selling point. Many listings have renovated kitchens, new carpet and a luxurious master bath.&amp;nbsp; Don't&amp;nbsp; forget the granite, whirlpool or school district, but rather focus on what a listing has that can be amazingly unique.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Photograph and highlight the view, the surroundings and describe the vista in text as well.&lt;/p&gt;

&lt;p&gt;In order to Host a KC Bar Camp:&lt;/p&gt;
&lt;p&gt;-We need a location.&lt;/p&gt;
&lt;p&gt;-We need some funding.&lt;/p&gt;
&lt;p&gt;-We need some volunteers.&lt;/p&gt;
&lt;p&gt;-We need to help promote the event at meetings and online.&lt;/p&gt;

&lt;p&gt;Sophos reported of another phishing attack spreading across Twitter designed to steal login details and hijack accounts.&lt;/p&gt;
&lt;p&gt;A message asking &amp;ldquo;This you,&amp;rdquo; followed by a link to a bogus Twitter login page, have caused such a scare on the micro-blogging network that the phrase is currently a hot trending topic on the site.&lt;/p&gt;
&lt;p&gt;The attack is designed to steal passwords and could use hijacked accounts to spread money-making spam campaigns, steal identities, and distribute malware.&lt;/p&gt;
&lt;p&gt;The &amp;ldquo;This you&amp;rdquo; messages are accompanied by clickable links which take unsuspecting users to a fake Twitter login page.  Users who are tricked into believing they might see a picture or information about themselves, may enter their username and password without thinking about the possible consequences.&lt;/p&gt;
&lt;p&gt;If you click on the link and enter your details you could be giving your online identity over to hackers.&lt;/p&gt;
&lt;p&gt;Your username, e-mail address and password can be use to spread more attacks via Twitter.&lt;/p&gt;
&lt;p&gt;Anyone hit by this kind of attacks must change their passwords immediately.&amp;nbsp; Choose a strong one and not a simpe one like your birthday.&amp;nbsp; Also check your Twitter account and check the Settings/Connections screen. If there are any third party applications you don't recognize, revoke their permission to access your account.&lt;/p&gt;

      <title>Location Location Location is Dead Dead Dead in 2010</title>
      <description>&lt;p&gt;It came as a shock to me while reading the latest &lt;strong&gt;2009 NAR Survey&lt;/strong&gt; results.  After all, Location is king, and I view NAR as providing Quality Data &amp;hellip;Right? A few questions came to mind: What survey question was asked? Should agent and broker marketing efforts change?  What took the #1 spot?&lt;/p&gt;
&lt;p&gt;First &amp;ndash; It could be that the results are due in part to the question asked.  &amp;ldquo;What are the factors that most influence where you buy&amp;rdquo;  The answer options took location &amp;ndash; and split it up into 8 separate proximity questions. They used the word &lt;strong&gt;Convenience&lt;/strong&gt; &amp;ndash; as in Convenience to job, convenience to shopping, convenience to friends and family,  airport, healthcare etc.  Should one define all the conveniences to one category, perhaps we would see different results and &amp;ldquo;location&amp;rdquo; would remain the most important factor.  However I believe NAR divided the questions for a purpose.&lt;/p&gt;
&lt;p&gt;Many other factors were included in this part of the survey including quality of schools, design of neighborhood availability of larger lots or acreage and environmentally friendly green factors.  Respondents had many broad categories and some very specific options to select.&lt;/p&gt;
&lt;p&gt;&lt;img title="A Quality Neighborhood?" src="http://activerain.com/image_store/uploads/4/5/5/4/5/ar126278933554554.JPG" height="171" alt="A Quality Neighborhood?" width="174"&gt;&lt;/p&gt;
&lt;p&gt;In the end &lt;strong&gt;Quality&lt;/strong&gt; &lt;strong&gt;of the Neighborhood&lt;/strong&gt; is King.  While it is reasonable to understand that neighborhood Quality would play a key role in decision making I&amp;rsquo;m very surprised it is the number one factor. How one defines quality is subjective and difficult to measure. It could also be argued that location and proximity to schools, work and healthcare all factor into the quality of the area. I believe that location and quality of the neighborhood are too tightly interwoven to separate.&lt;/p&gt;
&lt;p&gt;Finally &amp;ndash; should survey results from NAR &lt;strong&gt;alter your marketing&lt;/strong&gt;?  It Probably should &amp;ndash; yes.  Not likely a 100% change in your overall marketing strategy however here are a few easy to implement suggestions to give you the edge.&lt;/p&gt;
&lt;p&gt;Since Quality of neighborhood is clearly the number one factor, use this knowledge to improve your overall online property marketing.  First, &lt;strong&gt;Include more info about the neighborhood&lt;/strong&gt; on your listings. When you have more than one listing in a neighborhood, take high end photos (or hire a photographer) and flip video highlighting the area amenities.&lt;em&gt; Many companies (including &lt;a href="floorplanonline.com" title="FloorPlanOnline new website" target="_blank"&gt;FloorPlanOnline&lt;/a&gt;) will let you include extra photos and content to existing tours / websites.&lt;/em&gt; (make sure there is no extra charge) Include neighborhood tours, photos and video.On FPO tours you can embed local photos or youtube video in your tour / website even months after the tour has been created for no extra fee.&lt;/p&gt;
&lt;p&gt;There are some &lt;strong&gt;Side Effects&lt;/strong&gt;. Since you already highlight the property&amp;rsquo;s assets with tours, video and photos, your new neighborhood YouTube Videos, photo blogs and other local content will also only help improve your SEO and local expertise in the eyes of buyers and search engines.       <description>&lt;p&gt;We fought our old website long enough.&amp;nbsp; Wordpress came to the rescue!&lt;/p&gt;
&lt;p&gt;If you are looking to develop a new web presence / platform, I highly recommend Word press as an easy to learn option that has plenty of options advanced features.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Our new site was created in very little time and already is making our clients more pleased as the order process more streamlined, Info is more easily viewed and for us, the SEO is killer.&amp;nbsp; We selected a template (read bought a template) and started plugging in content. The only development department work was switching the old to the new, and a few hick-ups with some links.&lt;/p&gt;

      <title>Tips for hangin' in San Diego CA for ReBarCamp and NAR 2009</title>

&lt;p&gt;&lt;strong&gt;I'm in!&amp;nbsp; I just registered&lt;/strong&gt; for #rebcsd (rebarcamp San Diego).  Its the day before #NAR2009 - and I have to say, I look forward to rebcsd much more than NAR.   However both will be great as the REBarCamp and NAR are in Sunny San Diego.&lt;/p&gt;
&lt;p&gt;SD is a fantastic city, and I highly recommend hanging around and taking in the sights. I lived in SD for 14 months, and spent way to much time hiking the hills, sailing the harbor and soaking up the sun on my favorite beach &lt;a href="http://gocalifornia.about.com/od/casdmenu/p/beach_lj_shores.htm" title="La Jolla Shore Beach Info" target="_blank"&gt;(la jolla shore)&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Airport&lt;/strong&gt; -It is Downtown - I mean right downtown. 3 miles to convention center / Gaslamp District.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Hotel location Tips&lt;/strong&gt; - NAR and REBCSD are both in the Gas lamp district of SD, essentially South side of Downtown. The area is very pedestrian friendly, safe and with cabs and the train station within a short walk.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Convention center&lt;/strong&gt; - Located in downtown and gas lamp district. It is downhill at the end of the road (literally) and sits on San Diego Harbor with views of Coronado Island, home of the Hotel Del Coronado&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Hotel Del Coronado&lt;/strong&gt; - $$$$$ Very nice. Known as &lt;a href="http://www.hoteldel.com/" title="Hotel Del site" target="_blank"&gt;"The Del"&lt;/a&gt;. The Marylin Monroe movie "Some like it Hot" was filmed there, and they say there is a ghost in the hotel as well.  Visit the Hotel for a beverage or meal overlooking the Pacific and the huge beach.  There are high end shops in the basement of this amazing wooden structure.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;San Diego Harbor&lt;/strong&gt; -During my time in SD, My job was to take tourists sailing on the harbor on 25-32 foot sailboats.  You can still&lt;a href="http://www.seaforthboatrental.com/" title="Good Boat rental company" target="_blank"&gt; rent sailboats&lt;/a&gt; with or with out a skipper (captain) Or, take a harbor cruise on one of several large 3 story White &lt;a href="http://www.hornblower.com/port.asp?port=sd" title="Hornblower cruise site" target="_blank"&gt;"Hornblower" &lt;/a&gt;ships.  Very touristy - but you get nice views from the water.    There is also a &lt;a href="http://www.sdhe.com/san-diego-water-taxi.html" title="Water taxi" target="_blank"&gt;harbor taxi&lt;/a&gt; (small powerboat) that will take you to Coronado island restaurants and shops ($7).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Mexico&lt;/strong&gt; - Tijuana - known locally as "TJ" - The &lt;a href="http://gocalifornia.about.com/od/casdmenu/a/tijuana_going.htm" title="SD to Mexico Trolley info" target="_blank"&gt;trolley/train &lt;/a&gt;is the best way to go to avoid parking and the traffic jam.  Don't drive into Mexico unless you get insurance to do so, and have no fear...  There is parking on the US side of the border, and yes, a bridge to walk over to get to the vendors and shopping in TJ.  Bargain with the vendors - this is the fun part.  That cool Mexican blanket you want to buy?  Think 1/2 price as "beginner negotiating". Biggest tip is stay with the crowd. Be safe and smart.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Mission Beach&lt;/strong&gt;&amp;nbsp; Known as "MB" -Fun filled area with nice wide boardwalk for people watching.  Wooden roller coaster, cold beer and cocktails, fried seafood good times.  Try the small local places rather than the big chains for more &lt;a href="http://www.missionbeachonline.com/" title="Mission Beach area info " target="_blank"&gt;local flavor&lt;/a&gt;.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Golf&lt;/strong&gt; - I'm bad at golf. Best of luck getting in and playing Tory pines.  Rancho Bernardo is Home to several nice &lt;a href="http://www.jcgolf.com/" title="interactive golf map" target="_blank"&gt;courses&lt;/a&gt; with views of the hills but 20 miles north of downtown.&lt;/p&gt;
