Halloween night and our satellite provider has CRAP for movies. C'mon, where is hocus pocus, Halloween w/ Jamie Lee, Tim Burton's Jack Skellington The Nightmare Before Christmas. As a kid we could have a hand full of channels and get scared to our wits. This is a time to put the kiddies to bed and watch REAL spook stuff. Instead I surf through the same old crap. We currently have 2 sets of clients deep in the new home purchase process. Both have raised the same questions and we have questions for the buyers also. Both builders are offering about 5% in incentives to be used as the buyer wants. Seems in this age, that is the first question from buyers according to the on site agents (a tough and lonely job right now). Is the builder financially sound? Always a concern and one of the sales is a presale. So would you let the builder hold 10% earnest money in his general business account (supposedly (3 comments)
We all grew up with those funny (not to the parents) rhymes. With kids nowadays all you have to do is set them up by starting one of these rhymes. So, while I was showing a vacant home a couple days ago to a family with 2 elementary school daughters, I opened Pandora's Box. OK, so I'm showing my age a bit. How many of you remember clothes chutes & milk chutes? Do you show homes now that have them? Do your clients ask "what the heck is that"? I recently showed a home with the master up stairs to clients from California, lo and behold in the master closet, A CLOTHES CHUTE! First of all, this had to be a Northerner whom built a custom home in North Atlanta. No builders around here install clothes chutes. You may not know what a house lawyer is, but, I know you have dealt with them. This is a friend of a buyer with all the answers, in our case at least the house lawyers are involved in some home sale capacity. Back in my successful auto selling days, when someone brought in their ringer to help negotiate we called them car lawyers. Car lawyers tried so hard to impress everyone with their knowledge that most deals went sideways. It is not as bad with home sales as supposedly we are all on the same side. In this (7 comments)
We have just submitted an offer on a home listed at $319,900 in our area. The purchasers are former clients of ours, he is in the building supply industry. Ahter deciding they liked the home and wanted to move forward, he brought his friend, a local builder who has been around for a while. The lender was also there and the conversation of what to offer eventually came up. The home is vacant and owned free and clear. Purchaser: What do you think we should offer? Talk about proper planning, Forsyth County has 10 new schools to be built between 2010-2013. Forsyth County School system is the top employer in the county. Attendance is set to escalate too 50,000 students during this period. Classrooms are technologically-advanced, as the school system places a heavy emphasis on being on the cutting edge of new technology and methods of teaching. Our kids have attended 5 different schools over the course of our years as Forsyth County residents and we have been thrilled with every school. I would say we have a fairly large group of folks we could call our friends. Some are also in the Real Estate business, but, many are not. In this time when quite a few are falling on hard times I cannot understand for the life of me how some people get so excited about someone in your circle having a tough time. First off, not a pretty subject, so, do not read further if this is not a good subject for you. We personally do not know any agents that have left our chosen field, but we know that many have. Question is, which agents are we losing? If it is the bad apples, I really do not have a problem with it, I'm just hoping it is not the peers who never jumped on the internet wagon, or, agents that stayed at an unproductive office for far too long. Yeah, I know it's a pipe dream, but, my parents had a local bank they always went to. It was not a mega conglomerate, it was just a local bank where they went to one person for any financial dealings. This same person opened my first checking account, gave me my first loan, he was there for as long as I can remember. Maybe some of these qualities are what is missing nowadays. We have a friend who worked for 13 years with one of the mega banks, one day she quit because the bank decided she was too friendly (7 comments)

Sure we need laws in our society but lately it just seems a bit rediculous. Seems there is a law against any and every questionable act. Anyway an Atlanta cab driver has been cited for Honking his horn! Not in a hospital zone or other obvious no no, he was at a light, the light changed, the car in front did not move for 8 seconds and he politely beep beeped. He was cited $140.00 for improper horn use, are you kidding? Anyway, the law reads "driver of a motor vehicle shall give audible warning with his or her horn (5 comments)

I do not know how some of you would have reacted to this situation, but, for us this was a no brainer. A family from the North East called us, the wife asked agout the area, kids activities, schools, golf courses, anyway you know the routine. She was very pleasant, she added that her husband had the possibility of relocating inside his company to our area. So, after a long conversation we e-mailed homes that met the criteria and links pertinent to our area and the region in general. She e-mailed back thanking us and said she would be in (9 comments)
Shrinking Market? Expand Your Base, There Are No Limits To Area In Real Estate And The Internet - 10/09/08 08:48 AM
Some of us who have been employed in outside sales remember that you had your own territory. You did not sell in someone elses territory and they would do the same. Imagine if real estate used this scenario, you would be pigeon holed in a location! Basically you are totally unbound by any territory, heck you can go all the way into the next state if you want to. Now your area is not producing as much as it used to, expand it, learn about another area. You are not stepping on any toes, this is an open market without (2 comments)
Realtors Who Hold At Least One Designation Earn Twice Than Those Without, Are They Twice As Smart??? - 10/08/08 09:51 AM
This was a statistic that just jumped out at me. Average earnings for a Realtor who holds at least one designation is $75,000 (this year?). Median income of an agent with no designations is $38,000 (really tough this year). So are the designated agents twice as smart? Have they acquired twice as much knowledge as the others? I think a bit of experience plays into this factor, but, truth be told you only need to be a small percentage more knowledgeable to have a significant difference. I've always thought that having a bit of experience as a sales person who closed deals was a good experience for real estate sales. Something about that period of negotiations that you acquire experience to listen to what is pertinent and disregarding the fluff. You know, tell them the home needs this & that, and my buyer does not really need to sell, fluff & more fluff. How many would relay a message to a buyer that the seller does not need to sell? It seems politics have battled their way to thr fore front of the news today. He did this, she did that, blah, blah, blah. Seems only 7 days ago the politicians were banding together (do they really do that?) now we see the media has found its way back to basics. He said she said (pretty good movie by the way). I've been left with a decision on how to deal with the mud slinging. Sorry folks, I got nothing left for you. Alpharetta Golf Country Club & Subdivisions Search Homes For Sale The Manor golf country club has built out enough homes to begin construction of its mammoth Club House. The temporary club house has an in door pool, an out door pool, kids room, exercise room, golf room, and administrative offices. Once the new club house opens, the 1st club house will change to massage, card clubs etc. Construction is moving along as the new section to the North in Cherokee County is under way. We have clients that are just a bit too caught up in the "deal of a life time". Lets face it, if you are not an investor and you will only look at foreclosures how many great opportunities are you missing? Are all foreclosures great deals, NO, some of the homes were great deals the first time around. A buyer looks past the lousy lot, or the kitchen from hell and decides, this is a great deal. The measuring stick for most companies (and is'nt that what we are?) is how you stand at this point in the year compared to last year and the previous years. Unfortunately many of us do not want to look at the results, much as like opening your stock portfolio, YIKES! It is what it is, take a look and see how you are doing, the measuring stick can be brutal this year. But, this is something we all must do, to compare your results with someone else really has no merit. I took a look at our company in June and (6 comments)
