We have 2 kids, 18 & 14. One of the rules in our family is, you have to engage in at least one extra curricular activity in every year of school. Our kids picked music (yeah, I play 4 instruments and may have pushed a bit). So, Allie plays sax and clarinet, Andy plays piano, guitar, drums and marimba.

In our home is an upright piano, electric piano, bass guitar, 3 electric guitars, classical guitar, banjo, saxophone, clarinet, drums, and probably some stuff I forgot.

I believe that playing an instrument and/or playing competitive sports instills a certain mind set in folks. I think it helps a mind to think outside the box and/or instills a drive for people.

Could be the which came first, chicken before the egg scenario. Would they have done so anyway? Probably not, for me personally I wanted to be proficient at particular instrument's. Can I think outside the box? You betcha! Do I think it helped? Yep, in my opinion music and/or competition is a situation that keeps opening your mind and testing your ability. So many experts, so many opinions, so many websites. How do you make heads or tails out of it all? Easy, ignore the experts. As a blog I read recently stated, there ARE no experts (unless one of you are a Google secret agent!).

So you upload your site, copy the adress and use one of the THOUSANDS of meta tag, meta correction, meta discombobulated website that will analyze and tell you all the things you are doing wrong. In essence their message is? Your site is CRAP, you are doing everything wrong and they tell you why....

WARNING! You have to many characters in your title tag!

WARNING! Your description relevancy is terrible!

WARNING! You have too many links in your website! (this one kills me!)

WARNING! You do not have an author tag! So?

WARNING! You have 1,041 errors in your website, we can help!

WARNING! You are taking these analyzing sites far to seriously. The only reason I will use them is to make sure keyword density is not to high and there are links I do not need or want. Many successful websites are developed by Joe normal thinking outside the box. Trial and error does work, that's what I know bout SEO...

What makes an on site agent aggressive without stepping on the toes of you the selling agent? That my friends is a very fine line, and one I encountered 2 days ago. The subdivision is priced in the mid to high 200's and is predominately a first time buyer community.

Initially the feeling out process was pretty normal, what are you looking for? What is your time frame? Beds, baths, lot type, how many kids, etc. This is when it started getting interesting, he KNEW these folks were not just looking, these are serious buyers, shazaam, out comes the full package.

First stop is the home my clients liked when thay saw it on line. The lot was less than desirable, so we look at a couple other similar floor plans with topo that is more suited. Now I hear words seldom spoken, we would build you a home for the same price as standing inventory, we need to keep our builder busy (!!!???).

First comes the community packet, home elevations, site map, standard features. In addition he has a copy of EVERY known article about the area, and tax records for all adjacent counties. Now something a little different, he asks what is your gross income? He pulls out a tax schedule, shows how much they will save in taxes annually, divides it by 12, and subtracts it from their estimated monthly payment. A bit of a pencil whipping, but, I let it slide.

He shows them a recently framed home to brag on construction and me being a former builder, he is not out of line here either. So Mr & Mrs client, on a scale of 1 - 10, how close are you to writing a contract right now? 7.5 says the husband. We're meeting again Saturday to look at a nice lot, the builder is going to string the lot lines and show the home placement.

Did he ever step on my toes? Yep, during the conversation on pricing he says, and we'll even pay him as he points at me! Hey Skippy, your NOT the one paying me, and neither are my clients. So good and so dumb at the same time, bet he doesn't do that again!

We all know the big names, and many of us started (or are still with) one of them. It just seemed to me, most folks do not care. So we started Get Us A Home Realty, after all, that is what we do and it's easy to remember, what future value is there in Frank Orlando Realty? Ugh. That said, a friend of ours is retiring, her brand is her name, no takers.

My sister lives near by and has been in the business longer than I have. For 3 years I told her, let me hold your license, no monthly fee, you only pay a percentage if It's my lead. No, she said, I feel comfortable with the big company name I'm with. At the end of the year her fees were $10,000+, YIKES!

In these times, many agents are making changes, and 2 months ago she asked if I would hold her license, sure, come on board. Jodi gave her enough leads to have her covered up for a while.

She said, you know, nobody has asked what company I work with, as a matter of fact some only mention it when they see it on a contract. I'm sure there are folks that are driven to the big firms, but, for the most part, whats in a name anyway?

Lake Sydney Lanier Water Level Rising, The Boats Are Back!

These photos show the drastic comeback Lake Lanier is making with it's water level. Only 8 of the 51 public boat ramps are closed. The before and after photos are from a public boat ramp down the street from us. The Army Corp. of Engineers measures the Lake level by elevation. The August 2008 level was an all time low 1053' and is the before photos. Current Lake elevation is 1063.86', full pool is 1071', fantastic strides in 8 months!

There are teams and then there are TEAMS. To have a spouse in the business comes in real handy on occasion. I never have to lose a client or delegate them to one of our agents. Jodi takes them (albeit reluctantly Lol).

If I'm on the road or out of the office and I receive an in query phone call, I send them to Jodi, tada instant answers for them and no time for them to call someone else. Instant gratification is HUGE in these times. Send a fax, set up a client search, write a contract, we can do it all instantly. She handles disbursing leads, follow up emails, and I work the websites and predominately listing appointments and showings.

There is one aspect of this combination that I was not aware of, that is a man and a woman showing homes. Some clients are REALLY comfortable with that. I didn't know it until Jodi & I met a client looking for a country club homes. On his second visit I took him out by myself, where's Jodi? Umm back at the office, did you want her to accompany us. Sure, I need a woman's perspective when we look at these homes. AH HA! Invaluable!

SEO, The More I Know, The More I Don't Know

Poet and Don't know it? Before I first started with SEO and all that other stuff, I would labor over a web sites design until it was something I thought was functional and appealing, I thought that was the hard part. Nope, Now you have to get it in front of the masses.

I started multiple sites as that was IMO the easiest way to see what Google and Yahoo were fond of. After all, you have to wait for indexing and blah blah blah. Conclusion? I learned a lot and have far more questions than ever before.

Google the words SEO analysis or checker. there is an absolute plethora of rank check, spell check, back link check, loading check, keyword check, meta tag check, check please. According to them, our sites absolutely suck :-). Perhaps the worse you score on these sites the better off you are Lol.

Google sandbox effect (new sites that Google is cautious of), some of our sites got it, some skipped it. I have no idea how some evaded this occurrence. Domain names with relevant wording, Yahoo liked it Google doesn't seem to care. Secondary web pages, Google liked it, Yahoo not so much.

Too many links on your website? I think Google eats this like candy, IMO put all the relevant you want. Inbound & outbound links? IMO I think Google & Yahoo do not stress this as much as you may think they do. The only no brainer is that ActiveRain works well on BOTH of them.

In conclusion IMO when you analyze your site with one of the so called expert analysis sites, check your keyword density and html tags. The rest of their opinions? Throw them out the window! The more I know the more I DON"T know! Good Luck!

The Masters, Golf At It's Splendid Best! Grinding Out A Victory

The Masters will be on TV later today, any of you that are avid golfers will be glued to your big screen and the splendor that is a sensational event and golf course. Ohh, and Happy Easter! I cannot think of a sports event that is more mesmerizing to me.

One person challenging one of the toughest golf courses in the world, do you play the course or the opponent? Kind of like our own business, forget about everyone else, this is all of us in Real Estate. We all are on a tough golf course right now, some are just more mentally prepared than others, is that the key to success?

Yeah, I know, kind of a shallow thing to write about, but, meeting clients at a property, what is the first impression you give? Yep, that four wheel rolling office you spend a lot of your time in. First of I'd like to say that when we interview prospective tenants for one of our rental properties, the first thing we do is look at and inside their car. If the folks can't take care of their car, what will they do to one of our homes? What impression does your vehicle make? Mine makes none at all, it's no different than showing a home and the first thing you see is a beat up front door with a lock that does not want to cooperate. Yikes, negative vibes before you even enter a home.

Personally, I have no preference if you have a hug a Realtor today license plate holder or your name and phone number plastered all over the vehicle. That's your choice, I just do not do that. Clean, comfortable and uncluttered, that's about all you need, whether they are riding with you or not. The last thing you want is for somebody to think as you pull up to meet them is, "I hope that's not him" Lol. Good Luck!

How Many Homes Would We Have To Show Without The Internet?

There are times that I curse new technology, but, for the most part, it REALLY makes our job easier. How many homes would you have to show without the internet? Scares me to even consider that a client can only see a front elevation picture, read a description and decide this is a property to see.

Most properties have been listed more than once, client asks can I see more photos? Sure, here are photos 2 other agents took before their listing expired. But there aren't any photos of the back yard, well, that is a clue, you probably will not like it. No photos of the kitchen? YIKES, death wish!

I believe this is one of the reasons mega offices will be mostly a thing of the past. Desk duty? For what? Who walks into a real estate office nowadays to find a property? Shoot, in all of my years as a real estate broker only 2 clients have asked to meet in my office.

My office has four wheels, a cell phone, and a trunk full of water and treats (OK, my golf clubs too). Our last closing was with a family from Alabama, the wife picked one home in particular to see, they closed on it in 2 weeks. She said the pics and virtual tour had sold her, the litmus test was the neighborhood and surrounding area, it was up to snuff. Technology, you gotta love it!!!!

Yesterday I received a call from a client wanting to preview homes in a gated country club subdivision. He told me up front, I am an investor, do you work with investors? (???!!!) Heck yeah, I'll meet you there at 2pm. We looked at 3 homes he had chosen and 1 that I thought was a bargain. After the last home, we had the put all the cards on the table conversation.

He had moved from Florida and liquidated all his properties there. He had a group of investors including himself and he wanted to buy 15 to 20 properties. Are you kidding me? One of the homes was a foreclosure with extensive damage, right away it became obvious that he knew what he was doing. He had a good idea of costs to repair, he had a check list which he used to grade the homes. He used the list to determine what he thought was a good offer. It was Low. real low, but, who cares?

Jodi called the listing agent and asked him if it was worth our while to submit the offer. No, we have had better offers rejected. Here is where it gets interesting. I would like to work with you if you don't have a problem working with investors throwing offers around all over the place. Nope, no problem for me, you obviously know what you are doing, and multiple properties sounds like a win win for both of us. So, we'll be showing plenty of homes to this investor, he has also given us 2 referrals. Do you know why I called you? It was your website, I love it. You just never know what initiates folks to call you....

Dear Clients, About 50% Of Our Buyers Lost The Home They Really Wanted

This is a speech I often give to clients, you found the home you want, why are you still looking? 50% of our buyers have lost out on their first choice because they kept on searching. How many times have you had to tell buyers, I'm sorry, that home is under contract now. I know the situation reeks of "I told you so" and many times they will say, you told us, we just didn't listen.

So, first chance I get, I give the 50% speech. Oh, and the the home you looked at today and are considering is the same home someone else saw yesterday and is about purchase. The last thing I want to hear is, if you knew we liked it so much, why didn't you say something?

This is also a litmus test for tire kickers and lookers. The folks that tell you up front that they must see at least 50 homes. Excuse me, did you say 50? Now there is a guarantee that they will miss the first choice home. And probably confuse themselves to the point of never purchasing.

So Mr & Mrs client, which 50% would you like to join? The ones that missed out, or the ones that were proactive? Just don't say I didn't warn you! Good Luck!

On A Lighter Note, One Of My Pet Peeves About NFL Football Should Be Righted

First off I LOVE NFL football, it doesn'teven have to be one of my favorite teams for me to watch. Must admit there is a black hole between football and baseball for me. It may sound silly but when the announcers first come on TV I cringe, Hello folks, we are here at we build widgets stadium. Huh? Or Trust us bank stadium. Yeah I'm all for capitalism, but, it just does not sound right to hear, this should be a ferocious battle here at widgets stadium. What will be the first thing to go for many companies cutting expenses? Thank goodness it's naming rights. I'll bet lots of folks call some of these stadiums by a different name than M&T bank stadium (Philadelphia). As these naming fees come down, maybe some companies associated with the football team will get the name. You know, put their logo up and name the stadium after the city or teams name??? If that doesn't work, I kinda like Frank Orlando stadium...

I Want A New Website Set Up For The Spring. A little Late For That Now! The Sandbox Effect

Your ActiveRain blogs show up quickly on a specific search, so, why does it take so long for my website to do the same? Because google does not find a new site and say OOOH look at this! Lets put this on the first page! It doesn't work that way and probably never will. You may get an initial surprising placing, but, then the dreaded sandboxing begins.

Being sandboxed is not a bad thing, it happens to just about everyone. You often get that initial surge when your new site first arrives, then, ughhh, reality. Some call sandboxing a myth, but, we've published enough sites to see it's effect. Now is not the time to buy into a link farm for a quick fix, this actually can be quite detrimental. Write quality blogs and link them to your site, you'll climb up eventually.

The point is the internet business you planned for Spring time should have been conceived at least 4-6 months ago! You want internet business this Summer? You had better be setting up that site NOW. There is no quick fix, just a good plan and a little time in the sandbox...

What Happened? Same Amount Of Website Visits, A LOT More Inquiries

You would think that with 47 websites in 4 states we would have a pretty good grip on the the real estate market as a whole. Not true. We can monitor the daily visits with analytics (over a thousand per day) and the amount of registered leads (about 40-50 per day), but, all of that is no different than a month ago. What IS different is the amount of inquiries, folks that find a property and want more information, prospective clients that have decided to reach out to someone to begin a home buying process.

So strange that the total amounts of folks visiting the sites is basically the same, but now they are taking the next step. This should be enlightening to all of us in this wonder full profession. After all, the amount of visits is a hill of beans without someone actually DOING something.

That said we have visits from Alabama and Florida this week, not prospective clients but BUYERS! Showed a country club foreclosure over the weekend and they want to move forward on the home, geez I love those words.

Take heart all of you, there is about the same amount of folks looking on the internet, but, MANY more have jumped off the fence. Heck, my sisiter wrote an offer last week and it turned into a multiple offer situation! Music to our ears, and more fuel to add to the fire....

I was on our land line phone with an out of state client when my cell phone rang. my voice mail had a message from a woman inquiring about a listing in a nearby country club. So I called her and you go through the feeling out process, finally she says this is the address of the home and I looked it up.

I know that home, I showed it about 4 months ago. Really? What can you tell me about it? So I provide my analysis of the property, it is a foreclosure that definitely will need some work being a mid 90's home, some updating was also in order. Hmm she says, would you mind if I get my daughter on the line? She is the one that is interested (doesn't this often happen, mom running interference for the kids?).

Now we have a 3 way with the daughter, we are moving there, my husband has a new job in Atlanta, we own a home now, but, no problem buying another (are you kidding me?). We have to move fast on this (are you kidding me?).

After talking with her we added about 5 more neighborhoods that would fit her criteria and schools, they will visit no later than this weekend. You obviously know this area very well, we had spoken with another agent yesterday and she was to call the listing agent for more info about that home, but, we still have not heard back from them. We will work with you instead.

24 hours, in this market I think the buyers were more than fair awaiting a call back. Lets face it, sometimes waiting for a listing agent to provide info, particularly on a foreclosure can take a while, better off previewing yourself particularly for what sounds like a stone cold buyer. There is NOTHING as impressive as saying I know that home, these are the amenities, I'm familiar with that neighborhood. More you show the more you know....

Bogus Annual Minutes Statement For Corporations Compliance Scam

This operation is pretty slick. An official letter comes in the mail, it has your corporation number and the date you incorporated. Bold lettering at the top "Annual Minutes Requirement Statement Directors and Shareholders (For Profit Corporations)". It then quotes Georgia code 14-2-1601 and code 14-2-701. The list requires you to name corporate officers, directors, shareholder information.

Second page tells you to fill out CS FORM MIN_GA081 & mail it along with $125.00 to the Complince Services address. How did I know this was bogus from the start? We have 2 companies, only one received this. So, on closer inspection, the only thing that gives this away is a line after the Georgia codes are quoted, after all, who reads those? It states This product has not been approved or endorsed by any government agency and this offer is not made by an agency of the goverment.

I googled this, seems more than a few folks are confused or scammed, the state has not been able to shut them down. Watch your backs out there!
