Crescent City/Del Norte County Market Report for December 2007 - It still ain't pretty!
A total of 14 residential listings closed in December, slightly higher then November's 13 closings, but slow, even by winter's standards. 
Del Norte County's active listings have fallen to 226, which still gives us a high absorption rate of 16 months and an average Day on Market of 226, however this statistic is scewed by so few sales and one home that was listed over 500 days.  
What does it all mean?

Oh Great, You're thinking.  Another one of those happy, smiley REALTOR posts painting a great picture of the coming year when the market sucks! 
You're probably thinking, "Why don't REALTOR's get real," or at least admit the world is falling apart and 2008 is going to be more of the same. 
Well, cliches can be tiring, but attitude is everything and a choice.  The market may not be great, but I know this for sure, there are still buyers who want to buy homes and there are still seller's who need to sell 'em.

Del Norte County has affordable California housing.  DON'T WAIT for prices to surge and inventory to shrink if you are in the market for a home.
Our current inventory sits at 230 residential listings, down 27% from the high of 314 just a few months ago. 
The current median price of a residential listing is $297,000, a bargain when you consider C.A.R. reports the November 2007 median price in California overall is $488,640.

I am about to wrap up my first year on Active Rain. 
One of our goals as real estate professionals should be to gauge all our marketing platforms on an annual basis and decide if the effort and/or money expended is worth the results.
With many forms of advertising and marketing, it is fairly easy to measure success.  For example, with print advertising it's pretty easy to measure success by asking people how they found you and if they answer, "In the newspaper," you know it was cost effective.

Is there anyone out there who isn't feeling the financial pinch right now? 
Not in my sphere of friends, family and associates, but I'm guessing the people who aren't feeling the pinch are quiet about it (they don't want to make the ones like me feel bad.  Thank you for that).
Anyway...I am feeling the pinch, and I'm trying to be as proactive as possible. Isn't that what we do on New Years, resolve to make a better and brighter future for ourselves?

Thieves Steal $73,000 in Booty Attending Open House - 12/08/07 05:02 PM
Two woman were busted recently stealing more than $73,000 worth of belongings from open houses they attended.
One woman would distract the agent, while the other stole the booty, i.e., expensive designer handbags, jewelry, clothing and even an expensive bottle of champagne.
Some condo associations are demanding open-house attendees show picture identification, but how many agents are going to add that to their open house to-do list?
If you simply must have an open house, and especially if it's an upscale home, have another person with you who can keep an eye on attendees while you assist prospective buyers.

I love sharing this stuff with you guys.  Here are home features that turn-off (I like repugnant better) Buyers as stated by Realtor Magazine on-line:

Well...the long awaited number one reason to move to Del Norte County has at long last revealed itself. 
It came to me as I was cracking and eating God's gift to those of us that live on the coast.

Crescent City/Del Norte County Market Report for November 2007, and it comes as no surprise, it's a BUYER'S MARKET!!!   
A total of 13 residential listings sold, a 38% decrease over October and a 46% decrease over November 2006. 
The absorption rate of 19.76 months, is a further indicator that Del Norte County's real estate market is still firmly entrenched in a buyer's market.
Buyer's, now is the time to buy.  Read this recent post if you need further convincing that walking the fence is not the right thing to do.
