Crescent City/Del Norte County Market Report for May 2008 - 05/31/08 06:01 PM
Crescent City/Del Norte County Market Watch - Yuk!
Well...not much good to say here, but we actually stack-up better than the rest of California and many other areas in the U.S. such as Florida (I had to say something positive, so there it is).
Our sold residential listings dropped from 15 in April to 11 in May, and the DOM (days on market) increased from 193 days, to 221.
There are 274 active residential listings, with an average DOM of 177 and a median price of $295,250.  46% of the listings are over $300,000, but only 17% of sales since the … (3 comments)

Are Good Manners Important in Real Estate? - 05/19/08 11:44 PM
Manners still matter to just about everyone, even to rude people, because usually rude people think they are the ones with manners.
We all experience the bad mannered person from time to time.  Have you noticed how you can be in a great mood and a bad mannered person can ruin your day...quickly?
Likewise, you can be feeling mighty low and experience a well-mannered person who brightens your day immediately.
Manners do matter...and even more so to the independent contractor, which is the classification of most of us in the real estate profession.  From the real estate agent to the pest inspector, we … (2 comments)

Agents, You Should Be Writing a Monthly Market Report. Why? - 05/14/08 10:22 AM
Agents, you should be writing a monthly market report for your clients and prospects.  Here's why.
My husband, Garry, has been teaching 4th - 8th grade for almost 20 years and he says the best way to retain information is to use several modalities during the learning process.
When you write a market report you are:
Researching the information (reading) Mulling the information over in your head (speaking), or in my case speaking it out loud on how to make the information applicable to your clients Using the kinesthetic modality of writing and/or typing.  In other words you use several different parts of your … (27 comments)

Crescent City/Del Norte County Market Report for April 2008 - 05/11/08 02:20 PM
Crescent City/Del Norte County real estate market report for April ~ Not as good as March!
I'm sorry this report is so late.  If you don't know already, I have moved to RE/MAX this week, which has slowed my blogging down a bit.
So what's happening?  15 homes sold with a median price of $210,000, which is the only increase over March's market watch.  The pent-up demand of investors and first time home buyer's is still driving our market, so if you have a home in that range, now is the time to list.
There are 265 homes listed and with 15 homes selling … (0 comments)

Short Sales - The Cliff Hanger of Real Estate - 05/02/08 01:16 PM
Short Sales are the cliff hanger of real estate.
Why?  Because you are negotiating with a bank and they don't play by the typical seller's set of rules.  Banks have the agents, buyer and homeowner sign a disclosure stating the bank can back out of the deal at ANYTIME and not be held financially responsible for any damages backing out may cause.
A buyer really has to want a home bad to endure the timeline of a short sale.  The hopeful outcome is that all the nail biting involved in a short sale purchase will net the buyer a nice home at a great price.
