Affordable Homes in Del Norte County, California - 10/26/08 12:49 AM
Prices are coming down in Del Norte County. Now you can afford to purchase a home. The average price per square foot for site-built homes sold since September 1st, 2008 is $139--a very affordable price--but look at this next statistic. The average price per square foot for REO (foreclosed properties) sold since September 1, 2008 is $116. REO's were 23% of sales and they are approximately 10% of active listings (that includes short sale listings). For REO listings in Del Norte County click here. What Clients are Looking For - 10/22/08 10:39 PM
Several years ago I started attending Tuesday Morning Ladies Bible Study at my church. I enjoyed the bonding that took place as we got to know one another over time. One of the most anticipated elements each week was taking prayer requests and praying for one another. I started attending the bible study because I had three 15 year old sons at the time, not to mention 12 and 10 year old daughters. I WAS A LITTLE STRESSED OUT!!! One Tuesday, following bible study, several of us went out to lunch. One of the ladies that I was getting to know rather (6 comments)
How to Convert Hits to Phone Calls? - 10/20/08 11:43 PM
How to convert hits to phone calls? That is the question. I have implemented many of the great ideas I have learned from reading Active Rain blogs and they are making a huge difference in the traffic I am getting on my website. Some of the changes I have made: Added buttons to my website that take consumers directly to listings that I have categorized for their convenience (luxury, custom, commercial and REO listings). Wrote several posts about REO listings that are showing up on the first page of a Google search. Ran a website analyzer that I found on a (8 comments)

Why a Good Lender is Worth Their Weight in Gold - 10/16/08 01:24 AM
The escrow I had close today is the stuff that movies are made of, that books are written about, that people laugh and say, "You're making that up." It had me soooo upset yesterday that I went home early, crawled into a prenatal position on a lounge chair in the sun (my preferred method of decompression) and turned off my Blackberry (I NEVER turn my Blackberry off during business hours, so this was big). (This picture of me shows me in a tie. I don't usually where a tie, that's how upset I was.) My clients involved in this escrow (buyers) found me on the internet (6 comments)
More Bailout Details Emerge - Ok, This is Maddening - 10/14/08 01:11 PM
I have been following Matt's insightful posts on the current economic crisis for over a year. He is knowledgeable and has been accuracte with how the subprime disaster would unfold from the beginning. I think this post is a must read. Fran Via Matt Heaton: Tonight we found out how the first $250B of the taxpayers $700B bailout of the financial system would get used. According to the bill passed by Congress this money would be used to buy bad assets off of bank balance sheets. Instead it is being used to purchase non dilutive preferred stock mainly in a small number of (0 comments)
REO's - An Opportunity for Agents - 10/13/08 03:07 PM
REO and short sale listings are 9% of the active listings in my market and growing by the day. They present a wonderful opportunity for buyers to get a home at a great price in many instances, especially REO listings (aka: foreclosed or bank owned). Getting numerous REO listings would be great, but I've noticed that many lenders already have their go-to agents. In my market most of the agents who have a large number of REO listings have been in the biz a long time and have well-established relationships with the lenders and asset managers who are meting out these listings. Seacruise 2008 - You Should Have Been There - 10/12/08 10:43 PM
I had a great time yesterday at the annual Seacruise Car show in Crescent City at Beach Front Park. There were about 400 entries, lots of delicious food, good music and fun. This is a 1965 Cobra, one of my husbands personal favorites. He drooled over this car for a few minutes and then joined the Chief of Police in drooling over another Cobra not far from this one.
1963 Stingray Corvette. The weather was delightful. The ocean is a short distance on the other side of the structure in this photo.

Houses are dropping like flies in Crescent City, CA - 10/07/08 11:29 PM
Houses are dropping like flies in the Del Norte County real estate market. Houses are dropping like flies in two ways: One - Homes are dropping off the market. Our market is down 32 residential listings or 10% in less than 1 week. For a small market like ours that is notable. I'm noticing that the expireds are not relisting at the usual rate and that homes are being withdrawn more so than ever before. Two - prices are dropping like flies. Homes that have been on the market for 6 months or more with the price never being reduced are now taking deep price reductions (4 comments)
Julie Crabtree, Author of "Discovering Pig Magic" & new resident of Del Norte County - 10/07/08 12:20 AM
Julie Crabtree is a new resident of Del Norte County, the author of "Discovering Pig Magic" and a very dear friend. Julie and her husband Phil were looking for a slower paced, less complicated lifestyle from the San Francisco Bay Area and decided to look for a home in Del Norte County where Julie has spent many a summer vacation. Julie found me on the internet and called to schedule some showings while on their annual summer vacation to Crescent City in 2007. We found the perfect home the second day and the rest is history. Buyers Beware of Predatory Lenders - 10/04/08 01:56 PM
Predatory lending is still out there and buyers need to be aware. One of my clients decided to go with the services of a nice young man who contacted her by phone. He promised her a low interest rate along with many other enticements. She contacted me long after she had begun the loan process with Justin, her trusted lender. It turns out that the interest rate promised is not even in the ball park of what is in the loan docs, the down payment has since increased from $30,000, to $50,000 and the loan fees for a $152,000 loan are in (20 comments)
Crescent City/Del Norte County Market Report for September 2008 - 10/02/08 08:16 PM
The Crescent City/Del Norte County market report for September is better than August, however when you consider summer is our busiest time of year and sales were down 44% from September 2007, saying it was better is being kind. The average DOM (days on market) for September sales looked better over Augusts report, which is good, but the absorption rate, the rate at which it would take to sell existing inventory at the current rate of 14 sales a month is still very high at 20 months. It is very much a buyer's market although the current U.S. financial woes are negatively impacting the buyers ability to get (0 comments)
