I have recently been accused of being overly negative regarding the real estate market. I have reflected on that statement and would say that may be true. While there certainly is a lot to be negative about, there is a silver lining and that silver lining has been keeping me very busy and away from blogging for the last few months. First of all, I do not claim to be an expert in any market other than Del Norte County, but in that regard, I definitely will make the claim that I am an expert. REO offers are a bit different then writing a purchase agreement for a privately owned home. In my experience there are a few common threads that most banks are looking for. Most want at least $1000 earnest money deposit if not more. All will shorten the inspection period to 10 days or less. Most want the name, phone number and address of the buyer, and I have one that wants the buyers social security number (this is in the negotiating stage). All require a prequal letter and/or proof of funds (POF) when negotiating. Many want to see a copy of the earnest (3 comments)

I usually do a market report each month. I really don't feel like doing one for August. July had six sales, six! August had 19 and wow, 2 of those homes sold for over $300,000 so if I do a market report, everyone will get all excited and say, "See, things are getting better." Well, so far this month--September--4 homes have sold and the highest priced home was $92,000 and we're halfway through the month. EVERYDAY I get a phone call from a friend or client who can no longer afford their home and either has to do a short sale (0 comments)

Don't charge anything on your credit cards Don't get married Don't get a divorce Don't purchase a car Don't change jobs Don't start attending school If you're attending school already, don't take out additional student loans Don't borrow any money Don't retire In short...DON'T CHANGE ANYTHING. Why not? Underwriters are checking their list and checking it twice. It is becoming common for an underwriter to rerun credit and do additional verification of facts right up to funding. Crescent City/Del Norte County Market Report for June 2010 - Encouragement for sellers I'm going to write an encouraging market report for a change. Don't get overly excited, however... The median price was still low at $145,000 for residential listings sold in Del Norte County for June, however, there were 19 sales, the most in one month so far this year and two sales over $300,000, one for $435,000 and the other for $356,000 (an REO). The home that sold for $435,000 has an ocean view and sold for $115 a square foot, down from the high of a few years ago (1 comments)

Crescent City/Del Norte County Real Estate Market Report - May 2010 Number of residential sales improved over April 2010 and May 2009 sales, however the median price has dropped 21% from the May 2009 median of $180,000. The effect of foreclosures, declining prices, can not be denied. REO (foreclosure) sales comprised 56% of May 2010 sales and 37% of sales so far for 2010. Upper end sales continue to remain stagnant with only two homes closing in May over $300k and one of those sales was an REO. Home sellers, I felt compelled to give a market update, even though we have another two weeks to go until months end, which is when I normally email my market report and update. The reason is that many sellers are very anxious right now and understandably so. If your home is priced above $300,000 I don't need to tell you that the market is slow for this segment of the market. California's governor signed a home buyer tax credit into law today that will keep the tax incentives to buy a home going until the end of the year. Although the federal home buyer tax credit runs out for home buyers at the end of April, California has one that will kick into gear on May 1st, keeping the homebuyer party going until years end. Here are the details: AB 183 will provide $200 million for home buyer tax credits Allocating $100 million for qualified first-time home buyers of existing homes and $100 million for purchasers of new, or previously unoccupied, homes.
