crescent city ca real estate professional: Can You Find the Silver Lining in the Current Real Estate Market? - 04/03/11 02:02 AM
I have recently been accused of being overly negative regarding the real estate market.  I have reflected on that statement and would say that may be true.  While there certainly is a lot to be negative about, there is a silver lining and that silver lining has been keeping me very busy and away from blogging for the last few months.
First of all, I do not claim to be an expert in any market other than Del Norte County, but in that regard, I definitely will make the claim that I am an expert.  To my knowledge, I am the only agent … (3 comments)

crescent city ca real estate professional: Should You Solicit Ratings from Your Clients? First Start Answering Your Phone! - 12/06/10 03:23 AM
This month in the California Association of REALTORs Real Estate Magazine there is an article entitled "Missing Manners."
Several agents from different California Markets tell horror stories, to name a few:
Trying to get agents to return phone calls. Trying to get agents to actually put the key back in the lockbox. Having agents showing up without appointments at their listings and asking the seller for a showing. Trying to get the other agent to produce paperwork in a timely manner and carry their weight in a transaction. I have noticed some of these same occurrences in my market with the worsening economy … (31 comments)

crescent city ca real estate professional: Agents Going Beyond the Call of Duty for Your Clients - 11/08/10 12:17 AM
I love real estate and I love my clients.  They are the greatest group of folks.
I get excited about helping first time home buyers purchase their first home and sometimes go way over and beyond the call of duty.
This is one of those instances.  My husband, who is a contractor, but also a full-time teacher, helps me a lot with my escrows when there is a little something that needs to be done and neither buyer or seller can kick in to accomplish the task.
My thought is if I can get the escrow closed and get a pay check, … (11 comments)

crescent city ca real estate professional: Do You Convert Your Leads into Clients? - 11/05/10 04:05 AM
As REALTORS, we work very hard to get leads and capture them, especially in this buyers market...with few buyers.
Although overall sales are down in my market, my sales are holding steady with last years sales and are even higher than in many of the "boom" years.
The majority of my business in my first few years was from floor time, however now it is referrals and the internet.  How do I capture and retain these clients?
Always return phone calls and emails within 24 hours or less (less is better on this one, believe me).I am opening an escrow today for a client … (15 comments)

crescent city ca real estate professional: Are Fannie Mae and Freddi Mac going bye, bye? - 08/23/10 02:27 AM
Are Fannie Mae and Freddie Mac going bye, bye?  There are many who say they should and incredibly, Democrat Barney Frank, chairman of the House Financial Services Committee is one of them.
It hasn't always been this way.  For years, Frank has been a strong supporter of both Fannie Mae and Freddie Mac, the behemoth failed government agencies that are in such bad shape that they can't even pay Uncle Sam the dividends owed under the conservatorship deal reached two years ago (Fan and Fred had to borrow from the treasury to make their payment).  Wouldn't it be nice if homeowner's had … (6 comments)

crescent city ca real estate professional: Crescent City/Del Norte County Real Estate Market Report - May 2010 - 06/16/10 11:23 PM
Crescent City/Del Norte County Real Estate Market Report - May 2010
Number of residential sales improved over April 2010 and May 2009 sales, however the median price has dropped 21% from the May 2009 median of $180,000.
The effect of foreclosures, declining prices, can not be denied. REO (foreclosure) sales comprised 56% of May 2010 sales and 37% of sales so far for 2010.
Upper end sales continue to remain stagnant with only two homes closing in May over $300k and one of those sales was an REO.  So far in 2010 homes $300,000 and over were 11% of total residential sales.
What does … (3 comments)

crescent city ca real estate professional: What Does it Take to Sell Your Home in a Buyers Market? - 05/18/10 01:50 AM
Home sellers,
I felt compelled to give a market update, even though we have another two weeks to go until months end, which is when I normally email my market report and update.  The reason is that many sellers are very anxious right now and understandably so.  If your home is priced above $300,000 I don't need to tell you that the market is slow for this segment of the market.  I pulled up all the listings over $300,000 and the average days on market is 270 days!  That's a lot when you consider the average days on market for homes … (8 comments)

crescent city ca real estate professional: The Customer Service You Deserve - 04/22/10 03:13 AM
Get the Customer Service You Deserve -
I have always felt that my clients deserve the same level of customer service I expect for myself.  That has pretty much been my measure since I've been in real estate and it's worked out well for me.
Buyers and sellers, you deserve great customer service. Your agent isn't doing you a favor by showing up, you are employing them, remember that.
When you leave a message, your agent should call you back that day, or if it's late in the day, by noon the following day.  If you email your agent, you should get … (4 comments)

crescent city ca real estate professional: Del Norte County RE/MAX Agent, Fran Gatti - Client Testimonial - 01/15/10 11:24 PM
Client testimonial for RE/MAX Coastal Redwoods agent Fran Gatti in Crescent City, CA.
One of the positive outcomes of the real estate market decline has been the opportunity for buyer's who have been priced out of the market.
I inadvertently seem to have found a niche in helping first time home buyer's, especially single woman my age - not telling you what that is - purchase a home.
Handing the keys to a home buyer is exciting, but handing them to a first time home buyer who NEVER thought they would be able to afford a home...ever, well that's priceless.

crescent city ca real estate professional: How Consumer's find my Website - 12/27/09 07:18 PM
Here are the stats for how consumers came to my website for 2009.
Several AR members have emailed and asked how I drive consumers to my website and what about realtor.com.
If you have been reading my posts for awhile, you know I do not pay for realtor.com enhancements and this graph shows why.
To be fair I did pay for realtor.com enhancements until July 1, 2009, so if I continued to receive click throughs from realtor.com at the rate of 10-11 a month, let's be gracious and call that 130 for the entire year, (I paid about $600 last year for realtor.com), that was $4.61 per click through.  … (77 comments)

crescent city ca real estate professional: Business Practices that Paid off in 2009 - 12/25/09 12:41 AM
As we countdown to a new year and new decade I am reflecting on what has been effective in my business for the past year.  I want to continue to do what works and gives me proven results and dump the rest.
Thankfully when it comes to my business, it is pretty easy to track what works and likewise, what doesn't.
My blogging efforts have had a huge return on investment in 2009 in many ways.  My blogging efforts have established me as a local expert in my market, my market reports are widely read, I have been interviewed by my local newspaper, I … (83 comments)

crescent city ca real estate professional: Life Inside the Pressure Cooker of Real Estate - 11/13/09 11:51 PM
What a week in the pressure cooker of real estate!
I was waiting for a lunch date today when a client called.  My last phone conversation with this client ended on what he thought was a negative note and he called to say that he appreciated the hard work I was doing to sell his listing and that he valued my efforts. That's all it took for the tears to flow.  A week of frustration came out right there in the restaurant. My lunch date showed up, saw my face and thought someone had died.
My frustrations include several escrows disrupted by appraisal issues.  One escrow, only 2 days from closing, had … (13 comments)

crescent city ca real estate professional: Be a Productive Listing Agent - 10/25/09 03:28 AM
Be a Productive Listing Agent. How?
I have written plenty of posts on how to be a good listing agent, from giving good customer service, to answering your phone when agents call (or anyone for that matter), to good signage, writing a monthly market report and more.
I also wrote a popular post on realtor.com enhancements, are they worth the money? I would say less than 5% of the 309 comments I received on that post said realtor.com enhancements were worth the money.
Why bring that up?  I have sold 10% of the residential listings (per ccmls) that have sold in my … (56 comments)

crescent city ca real estate professional: Thank You RE/MAX for Todays Closing! - 08/26/09 02:26 PM
Thank you RE/MAX for todays closing on an escrow I opened last week.  The buyer was looking specifically for a RE/MAX office and yours truly had floor.
My client rolled into town and asked a local business owner if there was a RE/MAX office in Crescent City.  The business owner said there sure was and gave directions to my office.  The local business owner also called me to make sure I was at the office. How sweet is that?
I was in, met the client, found the perfect home for him, wrote an offer, 6 days later, we're closed.
My client is working with a RE/MAX agent in … (3 comments)

crescent city ca real estate professional: How to Get More Leads & Convert those Leads into Clients - 08/25/09 01:02 PM
How to get more leads and convert those leads into clients?
Real Estate and customer service,  some blog posts I have read lately would argue the two shouldn't be in the same sentence, at least with the word "good" thrown in there and I admit this post started out being negative toward those agents who give us a bad name. Rather than go to that dark place, however, I have decided to take the high road and speak to the agents who work hard, give real estate the time and attention their clients deserve and are always looking for ways to improve.
Therefore, … (11 comments)

crescent city ca real estate professional: Present Your Buyers Offer for Better Results - 08/20/09 10:19 PM
Present your buyers offer for better results?  Yes, I know this isn't always possible.  In the case of an REO, an asset manager is not interested in what the selling agent has to say.
However, if you have an arms length transaction*, you have the right to ask to present your buyers offer to the seller.
The seller has the option to say no, but I have rarely had that happen.
Presenting your buyer's offer may not be necessary most of the time, but there are instances that it is prudent.  Many listing agents may feel threatened by this, but it NEVER … (2 comments)

crescent city ca real estate professional: Need More Listings? - 08/03/09 01:34 AM
How do you get more listings.
The number one way to get more listings is a no brainer, sell your listings in a timely manner.
When you actually sell your listings in a timely manner, word of mouth spreads quickly.  Client referrals are a wonderful thing.
How do you sell your listings in a timely manner?
Numero uno is KNOW YOUR MARKET!!! Do you know how many listings sold last month and the median price?  How about the average DOM and what types of listings are selling?  Predominantly REO's?  What type of financing is predominant in your market right now?  My market … (13 comments)
