California continues to have a severe budget crisis - $20 billion in the hole. Unfortunately, one of the solutions being proposed in Sacramento is yet another budget gimmick - an onerous 3% independent contractor withholding mandate on businesses and public agencies.
Any business/agency hiring an independent contractor (anyone who receives a 1099-MISC) will have to reduce every payment by 3%, and is responsible for remitting that money to the Franchise Tax Board, the state tax collection agency.

The first annual RE/MAX Coastal Redwoods Client Appreciation Event was a huge success!
On Friday, January 8, 2010, from 4:00 to 8:00 pm, my office had a client appreciation event to thank all our wonderful clients.

Here are the stats for how consumers came to my website for 2009. 
Several AR members have emailed and asked how I drive consumers to my website and what about realtor.com. 
If you have been reading my posts for awhile, you know I do not pay for realtor.com enhancements and this graph shows why.
To be fair I did pay for realtor.com enhancements until July 1, 2009, so if I continued to receive click throughs from realtor.com at the rate of 10-11 a month, let's be gracious and call that 130 for the entire year, (I paid about $600 last year for realtor.com), that was $4.61 per click through.  … (77 comments)

I have had many emails from AR folks asking me how I put the listings in the sidebar of my blog.  I know there is another post out there in AR land saying how to do it because that is how I learned, but rather than go look for it, here it is, my way.

Do you shut the power off at the box on some of your vacant listings? 
I have noticed that a lot of REO properties have the power shut-off, but usually it is at the breaker box as most banks require the power to be on and in the listing agents name. 
Some agents turn off the power so they won't incur a huge expense or maybe for other reasons.  I showed a listing last night and it was dark outside.  The power was off in the home so I called the agent who told me it was shut-off at the box.

Be a Productive Listing Agent. How?
I have written plenty of posts on how to be a good listing agent, from giving good customer service, to answering your phone when agents call (or anyone for that matter), to good signage, writing a monthly market report and more. 
I also wrote a popular post on realtor.com enhancements, are they worth the money? I would say less than 5% of the 309 comments I received on that post said realtor.com enhancements were worth the money.

Real Estate and customer service,  some blog posts I have read lately would argue the two shouldn't be in the same sentence, at least with the word "good" thrown in there and I admit this post started out being negative toward those agents who give us a bad name. Present your buyers offer for better results?  Yes, I know this isn't always possible.  In the case of an REO, an asset manager is not interested in what the selling agent has to say.
However, if you have an arms length transaction*, you have the right to ask to present your buyers offer to the seller.
The seller has the option to say no, but I have rarely had that happen. 
Presenting your buyer's offer may not be necessary most of the time, but there are instances that it is prudent.  Many listing agents may feel threatened by this, but it NEVER … (2 comments)

Is there a Power of Attorney involved in your real estate transaction?
If so, you may have a potential time bomb on your hands.  If you do not have a transaction that involves a POA, but know your client has one and will use it in an up-coming transaction, you need to act now.
Have your trusted title/escrow person take a look at the Power of Attorney and make sure the title/escrow company will accept it for the transaction/potential transaction.

I wrote a blog post recently on my experience at a seminar put on by realtor.com. That post struck a nerve with quite a few agents and received over 300 comments!  I was asked by someone in the comments whether I was going to renew my enhanced listing package with realtor.com when my current hitch expires in July.

Are REALTOR.com enhancements worth the money? Hell Heck no.  At least that is my observation.
I drove 2 hours one way to go to a seminar put on by REALTOR.com.  It was being billed as valuable information to show the agent how to:

The real estate agent = the conductor of the real estate transaction.
I watched a movie tonight about a movie producer trying to get a movie made with the odds stacked against him.  His leading actor's eye wandered toward very young women, the screenwriter had a confidence problem, the small town did not want the movie company there, etc.  The producer overcame each obstacle with a calm that was unwavering.  He was a chameleon changing to suit the needs of the moment to keep his production moving forward.

I think the point of his post is there needs to be a balance with blogging as in all things.

If you are a real estate agent, even if you have 100 listings, YOU NEED BUYER's and if your market is like mine, THERE AREN'T MANY.

This is my son, Joseph Gatti and this was his proudest and happiest day so far in May of 2005.  It was a pretty proud day for my husband, Garry, and I as well.
The ordeal of West Point can not be overstated.When Joseph came home for Christmas break his Yuk year (West Point vernacular for sophomore) and we took him to the airport to go back for second semester, he looked like a man headed to the gallows.
He graduated with the class of 2005 and was in several TV series that the Discovery and History channel televised showcasing that class.

REO and short sale listings are 9% of the active listings in my market and growing by the day.  They present a wonderful opportunity for buyers to get a home at a great price in many instances, especially REO listings (aka: foreclosed or bank owned). 
Getting numerous REO listings would be great, but I've noticed that many lenders already have their go-to agents.  In my market most of the agents who have a large number of REO listings have been in the biz a long time and have well-established relationships with the lenders and asset managers who are meting out these listings.

A client emailed me today and told me she was studying for her real estate license.  She is very, very excited and wanted to know if I had any advice on the subject.
