I have recently been accused of being overly negative regarding the real estate market. I have reflected on that statement and would say that may be true. While there certainly is a lot to be negative about, there is a silver lining and that silver lining has been keeping me very busy and away from blogging for the last few months. Several agents from different California Markets tell horror stories, to name a few: Trying to get agents to return phone calls. Trying to get agents to actually put the key back in the lockbox. Having agents showing up without appointments at their listings and asking the seller for a showing. As REALTORS, we work very hard to get leads and capture them, especially in this buyers market...with few buyers. Although overall sales are down in my market, my sales are holding steady with last years sales and are even higher than in many of the "boom" years. The majority of my business in my first few years was from floor time, however now it is referrals and the internet. How do I capture and retain these clients? Home sellers, I felt compelled to give a market update, even though we have another two weeks to go until months end, which is when I normally email my market report and update. The reason is that many sellers are very anxious right now and understandably so. If your home is priced above $300,000 I don't need to tell you that the market is slow for this segment of the market. Here are the stats for how consumers came to my website for 2009. Several AR members have emailed and asked how I drive consumers to my website and what about realtor.com. If you have been reading my posts for awhile, you know I do not pay for realtor.com enhancements and this graph shows why. To be fair I did pay for realtor.com enhancements until July 1, 2009, so if I continued to receive click throughs from realtor.com at the rate of 10-11 a month, let's be gracious and call that 130 for the entire year, (I paid about $600 last year for realtor.com), that was $4.61 per click through.

Thank you RE/MAX for todays closing on an escrow I opened last week. The buyer was looking specifically for a RE/MAX office and yours truly had floor. My client rolled into town and asked a local business owner if there was a RE/MAX office in Crescent City. The business owner said there sure was and gave directions to my office. Present your buyers offer for better results? Yes, I know this isn't always possible. In the case of an REO, an asset manager is not interested in what the selling agent has to say. However, if you have an arms length transaction*, you have the right to ask to present your buyers offer to the seller. The seller has the option to say no, but I have rarely had that happen. Presenting your buyer's offer may not be necessary most of the time, but there are instances that it is prudent. Many listing agents may feel threatened by this, but it NEVER

Are REALTOR.com enhancements worth the money? Hell Heck no. At least that is my observation. I drove 2 hours one way to go to a seminar put on by REALTOR.com.
