I received this email from a client this evening.  What more could an agent want?   Absolutely nothing!
I promise I won't inundate you with updates every day, but I think you're the only one who half-cares and this is SO much work! 
So today hubby mowed all of the acre but the backyard.  The guy your referred, Jim, mowed the back.  I hand-pulled all the weeds at the fence line in and out because weed-eaters don't get in there, and I removed the table from the front porch, dug-up all the birdseed area for re-barking and sprayed the front porch again.

According to the Washington Post:
24% of all U.S. homeowners are underwater with their home loan, meaning they owe more than their home is worth. New foreclosures are far outpacing loan modifications. Economic weakness and government debt is what is really ailing the housing market. And, strategic defaults are on the rise. These are homeowner's who still have the capability to pay their mortgage, but for one reason or another, maybe that Joe who purchased a foreclosure three months ago for the exact same home next door owes $200,000 on the same house you paid (and owe) $400,000 for in 2005.

I felt compelled to write this seller's update on the Del Norte County real estate market because I am fielding A LOT of questions on this topic these days.  I am getting a lot more calls for listings, which generally happens this time of year, and many of the listings are for upper end homes, $350,000 and above.

First, if your agent didn't get a preapproval letter from the buyer when negotiating the offer, you will definitely want to see one now.  Why let one more minute go by without knowing your buyer is truly qualified to purchase your home.  If that's a go then start praying your home appraises for the purchase price.

What, the offer is asking you to pay up to 3% of the buyer's loan fees and closing costs?  You already took it on the chin in pricing your home to sell in a timely manner and now they want you to take 3% less and PAY their fees?  What's that all about.
