      <title>How fast things change</title>
      <description>&lt;p&gt;Back in late 2008 and early 2009 I kind of fancied myself knowledgeable about Active Rain but fell out of the habit of blogging and got more into blogging on my other outside sites. WOW, has things changed. I can't figure out how to catch up and re-learn the system. Well I promise myself to get re-educated with Active Rain and begin blogging on a steady schedule.&lt;/p&gt;

      <description>I located this cool little site that for only $5.00 per month allows you to place a avitar on your web page or blog where people who don't want to pick up the phone or may not want to email you can just push the avitar and send you a text.
The interesting part is that by sharing the link you can make some referral dollars. Although you won't get rich you should be able to afford a cup or two of Starbucks.
Take a look and try it out. There is a 5 minute video and I'm sure you'll jump on board just like I did.

&lt;p&gt;&lt;br&gt;&lt;strong&gt;Get your timers and clocks set ahead one hour.&lt;/strong&gt; Daylight saving time is just around the corner and you'll need to adjust any timers on household gadgets, indoor and outdoor lights, and those regulating the thermostats on your heating system.&lt;br&gt;&lt;br&gt;&lt;strong&gt;Plant kitchen herbs inside&lt;/strong&gt; and transplant in May when all signs of frost disappear. Basil, chives, dill, parsley, and fennel can be started from seeds. Oregano, rosemary, sage, savory, and tarragon do better if you start them from small plants or cuttings.&lt;br&gt;&lt;br&gt;&lt;strong&gt;Change the batteries in your smoke detectors.&lt;/strong&gt; In addition to testing batteries regularly, you should change these twice a year without fail.&lt;br&gt;&lt;br&gt;&lt;strong&gt;Wash your windows.&lt;/strong&gt; Clean the residue left behind by winter storms by tackling the job while the weather is still cool to prevent streaking. Start indoors before installing your screens, then finish the job outside on a dry day.&lt;br&gt;&lt;br&gt;&lt;strong&gt;OUTSIDE:&lt;/strong&gt;&lt;br&gt;&lt;br&gt;&lt;strong&gt;Clean the deck&lt;/strong&gt; to remove grime, pollen, fungus, and mildew. Scrub the surface with a deck cleanser or this homemade cleaning formula: Add one cup of powdered laundry detergent to a gallon of hot water, and add 1/2 cup of chlorine bleach to kill moss or mildew.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Check shrubs and trees for winter damage&lt;/strong&gt; and prune accordingly. Remove deadwood or broken branches. Replant any shrubs that have heaved out of the soil during a freeze-thaw cycle, before the roots dry out.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Bring your garden hose out of storage.&lt;/strong&gt; Check for cracks and leaks and replace the rubber or plastic washers at the connectors as well.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Service Lawn Mowers &amp;amp; Equipment &lt;/strong&gt;Now is the time to inspect mowers and trimmers. Change the oil, replace spark plugs and sharpen the blades. If a unit needs repair getting it to the repair shop early will insure an early return&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Spread Fertilizer and Weed Preventer &lt;/strong&gt;Apply before the spring showers hit. Read manufacturers suggestions on application and warnings.&lt;/p&gt;

      <title>It's 2009 Happy New Year</title>
      <description>I got up this morning and it suddenly dawned on me it&amp;rsquo;s a New Year, and a New Year means &amp;ldquo;New Business&amp;rdquo; Think about it for just a few moments; after the parties, the noise makers, the party hats there are a million different kinds of calendars out there. What a way to remind a client or potential client that it&amp;rsquo;s a New Year and maybe time for a New Home?
Yes, I know we all do the promotional calendars but like the one I sent my number two brother, &amp;ldquo;Hot Rod Cars&amp;rdquo; or the one I sent to my Doctor &amp;ldquo;Joke For A Day&amp;rdquo;, it&amp;rsquo;s better than a picture of me hanging on their wall. Who would of imagined how many different calendars are out there and guess what, you can get them for 50%. A twitter friend from Connecticut suggests appointment books also.
A New Year also brings resolutions and new goals. Looking at Amazon. Com. Three of the top ten best sellers deal with health or financial well being. I&amp;rsquo;ve noticed on television over the last two days at least 3 ads for weight loss surgery and at least 5 for gym memberships. I long for the political season to return. Those ads at least were comical.
Putting your financial and health goals on the front burner is great to start with, but another great goal for 2009 is to purchase a new home. Regardless of what the boo-hoers are saying now is the greatest time in 20 years to buy a home. Inventory is up, sellers are motivated and interest rates are at a historical low. Why not consider moving up and getting that extra bath and bedroom you&amp;rsquo;ve needed for so long. Or as many first-time home buyer&amp;rsquo;s have discovered home ownership is still the greatest investment they can make. And with a basement or extra bedroom they could purchase my hardly ridden exercise bike and start their own in home gym.
As a Realtor it&amp;rsquo;s time to get out there and start drumming up that &amp;ldquo;new business&amp;rdquo;. Everyone else it&amp;rsquo;s time to consider getting that new home, setting goals and staying on track towards those new resolutions.

      <description>&lt;p&gt;I just finished watching Dave Linegar on RSN and was amazed at some of the things he discussed. According to NAR;&lt;/p&gt;
&lt;p&gt;In 1999 there were 900,000 agents&lt;/p&gt;
&lt;p&gt;In 2006 there were 1.4 million agents&lt;/p&gt;
&lt;p&gt;In 2008 there were 1.2 million agents&lt;/p&gt;
&lt;p&gt;Dave thinks that current number is closer to 1.1 million agents&lt;/p&gt;
&lt;p&gt;1/3 of today's licensed agents have been licensed less than 2 years&lt;/p&gt;

&lt;p&gt;In 2007 400,000 licensed Realtors did not make a commission.&lt;/p&gt;

      <title>Fishing and the Grandkids </title>
      <description>&lt;p&gt;For the Grand kids. As a full timer, it's so easy to get so wrapped up in work and not be able to smell the roses or watch your children/grandchildren grow up.&lt;br&gt;&lt;br&gt;I found an article in one of the weekly throwaway Newspapers about a program called GO FISH. A program created by the Missouri Conservation District to teach children about the fun of fishing. Don't get me wrong, I've taken my grandchildren fishing before but I had gotten upset because they crossed lines, got hung up, or they just got totally bored After each class the boys are given a gift, tackle box, hooks, bobbers, sinkers, etc., and if they attend all 7 classes they are given a rod and reel at the completion. Also it qualifies them for a fishing merit badge.&lt;br&gt;&lt;br&gt; They fish in a lake that the Mo Dept. Of Conservation uses only as a lake for catch and release and is full of fish. They've caught Hy-bred (sunfish), Catfish, and Bass. Jacob even caught a water snake. The volunteers said it was a first.&lt;br&gt;&lt;br&gt;It has been so much fun to see them learning and enjoying their newest sport. They even ate some of the fish they caught and watched the volunteers clean the fish.       <title>Got my First Mystery Shopper Assignment</title>
      <description>&lt;p&gt;We (my wife and I) got our first assignment yesterday. It was called an aduit. We had to visit 5 restaurants and aduit their drive thru polices and service.&lt;/p&gt;
&lt;p&gt;We first had to order two items not exceeding $4.00 (max reimbursement) and track the&amp;nbsp;time it took for someone to take our order, how long the wait was to receieve our order and how the staff was. We also had to get&amp;nbsp;names.&lt;/p&gt;
&lt;p&gt;After the drive thru we (I) had to go in,&amp;nbsp;ask for the manager on duty and introduce myself. After that we had some forms that had checklists that gave you a rating on everything including how clean the restrooms were.&lt;/p&gt;
&lt;p&gt;Once complete I had to send in my reports, we completed all 5 reports in about 2.5 hours including drive time and my pal pal wracked up a cool $75.00.&lt;/p&gt;
&lt;p&gt;You can learn how to become a mystery shopper by depositing only $7.00 into my pay pal account. I will forward you the largest mystery shopper site that&amp;nbsp;allows you to register and search other mystery shopper sites.&amp;nbsp;It will take a little effort and follow thru on your part in order to secure assignments.&lt;/p&gt;</description>

      <title>Fishing Programs for Children in St. Louis, MO.</title>
      <description>The Mo Depatment of Conservation has a program called Go Fish. It was created to teach children about fishing and conservation. I enrolled my two grandchildren Jacob and Alex. The program is free and consits of 7 classes each 2 hours long. The first 30 minutes of each class is a training/teaching time and the last hour and a half is fishing time.&lt;br&gt;&lt;br&gt;
Jacob and I went to Basic Fishing I at Suson Park across from The Kennedy Rec Center on Wells Road. The teaching part was on safety, fish handling and casting. Jacob hit the target first throw, (Granpa's chest was sticking out). Down to the lake the children went. The coaches were amazing, removing the fish, baiting the hooks, untangling lines. It was a joy to really see people who were having as much fun as the children. They were very busy, Jacob actually caught 20 Hy-breds, a fish who's mommy was a sunfish and who's daddy was a blue gill, (Grandpa's can learn too.) The coaches attempted to convince the children to remove the fish and bait their hooks, but Jacob would do neither. At the end of session one, each child was given a free tackle box.&lt;br&gt;&lt;br&gt;
Jacob, Grandma Laurie, Aunt Mandy and myself attended Basic Fishing II. Lesson time was on safety (always hold your pole up while walking), fish handling, ( by wetting your hands before handling the fish it protects the fish from bacteria) and how to tie two different types of knots. It was amazing to see how many parents and grandparents took hooks and lines and practiced tying also. Off to the lake the children went. It was raining but it didn't hamper the attitudes of the children or coaches. Class was called off when it started lightning. Jacob managed to catch 6 fish. Altough Jacob touched a few of the fish today, he still would not take them off, but he did finally start baiting his hook. The attendees recieved hooks and bobbers today&lt;br&gt;&lt;br&gt;
Jacob and myself went to Basic Fishing III. Todays lesson was again on safety, fish handling and a very interesting class on fish idenification. The group grew to about 10 or 11 and extra coaches were there too. It was a beautiful day and Jacob actually did all his own baiting and some fish removal, although he did catch a few that had swallowed the hook and had to have the line cut in order to release them unharmed. It has been amazing to see how quickly he has taken to fishing. We have gone fishing a number of times but between untangling, baiting, retying hooks and keeping them from falling into the water I have to admit I wasn't the best of coaches. Today the children received needle nose pliers and weights.&lt;br&gt;&lt;br&gt;
Class IV was lure fishing. Class was a little longer today but very informative. Not only did the coaches have books with pictures of different lures they had examples the children could handle. They also demonstrated how to bait plstic lures and demonstrated how various lures work as they are pulled thru the water. Alex finally made his first class. As a pre-teen his excitment level is much lower than his brothers. As today's lesson went much longer than most I could see it in his eye's 'I go to school 5 days a week", but he hung in there and got to fish with a pink plastic worm catching one fish. Jacob caught 5 plus the first snake for the class. Today the children receieved plastic lures.&lt;br&gt;&lt;br&gt;
We only have 3 classes left but I can't wait til Alex, Jacob and I go fishing. BTW, Alex plans on going to the final 3 classes and we will sign him up for the upcoming Basic I, II and III which starts again on September 14.&lt;br&gt;&lt;br&gt;

      <title>Happy Labor Day</title>
      <description>&lt;p&gt;&lt;strong&gt;Labor Day&lt;/strong&gt; is a &lt;a href="http://en.wikipedia.org/wiki/United_States" title="United States"&gt;United States&lt;/a&gt; &lt;a href="http://en.wikipedia.org/wiki/Federal_holiday" title="Federal holiday"&gt;federal holiday&lt;/a&gt; observed on the first Monday in September. The holiday originated in 1882 as the &lt;a href="http://en.wikipedia.org/wiki/Central_Labor_Union" title="Central Labor Union"&gt;Central Labor Union&lt;/a&gt; (of New York City) sought to create "a day off for the working citizens".&lt;/p&gt;
&lt;p&gt;&lt;a href="http://en.wikipedia.org/wiki/Act_of_Congress" title="Act of Congress"&gt;Congress&lt;/a&gt; made Labor Day a federal holiday in 1894.&lt;sup id="cite_ref-0"&gt;&lt;a href="http://en.wikipedia.org/wiki/Labor_Day#cite_note-0"&gt;[1]&lt;/a&gt;&lt;/sup&gt; All fifty states have made Labor Day a state holiday.&lt;/p&gt;
&lt;p&gt;Traditionally, Labor Day is celebrated by most Americans as the symbolic end of the summer.&lt;/p&gt;
&lt;p&gt;Labor Day has been celebrated on the first Monday in September in the United States since the 1880s. The form for the celebration of Labor Day was outlined in the first proposal of the holiday-a street parade to exhibit to the public "the strength and esprit de corps of the trade and labor organizations," followed by a festival for the workers and their families. This became the pattern for Labor Day celebrations. Speeches by prominent men and women were introduced later, as more emphasis was placed upon the economic and civil significance of the holiday. Still later, by a resolution of the American Federation of Labor convention of 1909, the Sunday preceding Labor Day was adopted as Labor Sunday and dedicated to the spiritual and educational aspects of the &lt;a href="http://en.wikipedia.org/wiki/Labor_movement" title="Labor movement"&gt;labor movement&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;Today, Labor Day is often regarded as a day of rest and, compared to the &lt;a href="http://en.wikipedia.org/wiki/May_Day" title="May Day"&gt;May 1 Labour Day celebrations&lt;/a&gt;in most countries, parades, speeches or political demonstrations are more low-key, although especially in election years, events held by labor organizations often feature political themes and appearances by candidates for office. Families with school-age children take it as the last chance to travel before the end of summer. Some teenagers and young adults view it as the last weekend for parties before returning to school. In addition, Labor Day marks the beginning of the season for the National Football League and NCAA College Football. In 1884 another parade was held, and the Knights passed resolutions to make this an annual event. McGuire, general secretary of the Brotherhood of Carpenters and Joiners and a co founder of the American Federation of Labor, was first in suggesting a day to honor those "who from rude nature have delved and carved all the grandeur we behold."&lt;/p&gt;
&lt;p&gt;But Peter McGuire's place in Labor Day history has not gone unchallenged. Many believe that Matthew Maguire, a machinist, not Peter McGuire, founded the holiday. Recent research seems to support the contention that Matthew Maguire, later the secretary of Local 344 of the International Association of Machinists in Paterson, N.J., proposed the holiday in 1882 while serving as secretary of the Central Labor Union in New York. What is clear is that the Central Labor Union adopted a Labor Day proposal and appointed a committee to plan a demonstration and picnic.&lt;/p&gt;

      <title>I've Become A Mystery Shopper</title>
      <description>&lt;p&gt;My friend V. S. turned me onto this world recently. We've all heard of mystery shoppers but what is it really?&lt;/p&gt;
&lt;p&gt;Actually, it's not the easiest thing in the world to do. Each assignment has different responsibilities, some are going in and just grading the business on a few things, while others require a laptop, digital camera and remembering the names of greeters, staff, checking the bathroom supplies........&lt;/p&gt;
&lt;p&gt;Although some pay very well you have to be quick to get the really good ones. You can rate a drive thru experience and earn about $8-$10, or you can rate the previews at a movie theater and stay and watch the movie for free. Or if you're really good you can have a $100+ meal, get reimbursed and be paid $100-$200 for an evening of fun.&lt;/p&gt;
&lt;p&gt;It is a complex registration and requires a lot of patience to get through all of the sites and determine which assignments you want to apply for. Theres also a school you can attend. One is a little on-line class that runs $15 or if you are serious you can do a one day in person for $125. Which ever one you decide to attend you will earn a rating which will help you get the better assignments.&lt;/p&gt;
&lt;p&gt;As an added incentive you're graded on each report you complete, the higher your percentages the more schedulers are looking at you. A scheduler is the person you apply to for an assignment and who makes the determination who gets the assignment.&lt;/p&gt;
&lt;p&gt;Really a cool way to get out, experience new places at no cost and get paid for doing it.&lt;/p&gt;

      <description>&lt;p&gt;My Open Houses here in St. louis, Mo have been very slow throughout the summer and during this "slow down crunch. Instead of complaining as we hear so many of our fellow practitioners doing, I decided to become pro-active.&lt;br&gt;&lt;br&gt;I'm happy to say that my Open House visitor traffic is way up, even on the warmest of days. How you may ask?&lt;br&gt;&lt;br&gt;&lt;strong&gt;Lots of Signs&lt;/strong&gt;&lt;br&gt;&lt;br&gt;Where I use to run single signs from each turn, now I place multiple signs starting from the main turn off, at each corner and along the route. Sometimes I have as many as 20 signs out.&lt;br&gt;&lt;br&gt;&lt;strong&gt;Announce Open Early&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Both in front of the house and at the entrance or corner of the subdivision&lt;br&gt;&lt;br&gt;&lt;strong&gt;No More Balloons&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I purchased car lot flags. (100 feet long) In Red White and Blue and some of the shiny silver ones.I've cut those into 5 foot sections, attached a clip on one end and tied an open knot on the other. Then hook the clip at the top of the sign and install a tent stake into the open end knot. ( Don't drive all the way into the ground) At the main sign at the busiest corner up to 4 lines are installed. At additional corners at least 2 lines are installed. In front of the house I take a 50 foot section from the sign in the yard to the mailbox. As visitors enter I ask what bought them to my Open House today and over 75% say I saw your flags.&lt;br&gt;&lt;br&gt;&lt;strong&gt;Rider Signs&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Signs placed along the route may say things like 4 bedroom, pool, finished lower level, large yard, new systems, lots of upgrades, new carpet, closing cost assistance. My Open House Signs are 30 x 24, I attach these rider signs onto the top of those. They are 30 x 10 white with red lettering. I went to a local sign maker and had these made, very inexpensive, but effective. It's just another way to get attention focused on my Open House.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Sundays No More&lt;/strong&gt;&lt;br&gt;&lt;br&gt;Folks are just too busy anymore to come out on a Sunday afternoon to house hunt. So my Opens are done on weekdays, at all different times of the day. my sellers appreciate not having to leave on a Sunday afternoon and visitors really enjoy stopping by. Times are scheduled according to the type of house and it's location. I might do a downtown loft/apartment at lunchtime, posting announcement flyer's on the community board or dropping one off to the front desk of neighboring business/offices. I've had success with late morning, early evening and lunch times.&lt;br&gt;&lt;br&gt;A lot of visitors walk in, tour the property and ask plenty of questions, they're not in a hurry to go see 3 or 4 other Opens in the neighborhood and really appreciate the opportunity to look at an Open House on their schedule.&lt;/p&gt;
&lt;p&gt;I've been experimenting with battery powered spotlights to use after daylight savings time ends.Open Houses are fun again. Lot's of traffic, lots of prospects and my sellers properties are seen by lots of buyers.&lt;/p&gt;

      <title>Top 10 Red Flags for Home Buyers</title>
      <description>&lt;p&gt;Normally the average home buyer is looking at 12- 14 homes over a 8 week period before they make a buying decision. Since ordering a Home Inspection on each one would be cost prohibitive, FrontDoor.com, a new real estate site operated by HGTV, provides this list of 10 things to look for in a pre-inspection that will help identify potential problems.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;FrontDoor.com's Top 10 Red Flags for Home Buyers &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1) Mass Exodus from the Neighborhood&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Don't let a home's curb appeal keep you from glancing down the street. Are there several other homes for sale? Are nearby businesses boarded up or vandalized? Get the scoop from the neighbors. If everyone else wants to leave the street, maybe you should, too - before you're stuck with a bad investment.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2) Mediocre Maintenance&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Three layers of roofing and gutters with plants growing in them are signs the owners aren't big on maintaining their home. What else did they neglect?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3) Foundation Failures&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Check out the yard grading. If the yard slopes towards the house, it could cause water to run down the foundation walls or into the basement, which will be costly to repair. Scour the foundation for damage. Bulges or cracks bigger than 1/3 inch can mean the house has serious structural issues.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4) Bad Smells - Inside or Outside&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Take a big whiff of the air inside and outside the house. Do you smell anything funky? If you can't smell anything but the huge baskets of potpourri all over the house, this could be a red flag.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5) Faulty or Old Wiring&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;While you're probably not an electrician, make sure all the switches and outlets in the house function properly. Flickering lights, circuits that don't work and warm or hot outlets or faceplates are all symptoms of wiring problems.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;6) Fresh Paint... on One Wall&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;New paint can really spruce up drab walls, but it can also hide bigger problems, like water damage, mildew or mold. If the room smells strange or if you see stains or saggy walls or ceilings, have an inspector look for mold and leaks.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;7) Locked Doors and Blockades&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Ask about any rooms that are "off limits" during your home tour, and arrange to see them later if you're interested in the house.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;8) Foggy or Non-Functioning Windows&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Check for water in between double-paned windows and make sure all the windows are functional.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;9) Structural Walls or Floors have been Removed&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Sure you love the open floor plan, but was the house always open or did the homeowners renovate? If they removed a load-bearing wall without adjusting the framing, it can shift weight to other parts of the house. Hire a structural engineer if you think any renovations are questionable.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;10) Bugs!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;No one wants a house with a pest problem - be it roaches, mice or worst of all, termites. Be on the lookout for unwelcome creatures as you tour the house. Even if no foes pop out while you're there, consider a separate termite inspection if you're thinking of purchasing the property.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Bottom Line&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Always get a professional inspection for the house you choose to buy. Skipping a home inspection is not a good way to cut costs. You'll end up paying more in the long run when problems arise.&lt;/p&gt;

      <description>&lt;p&gt;An Open House&amp;nbsp;is a great way to sell a listing, plus pick up potential buyers to work with, but it can become a dangerous situation if you're unprepared. Here are some tips to help you stay safe during your next Open House..&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Notify the police department and provide them with the address, time of Open House and request a drive by during the time you'll be there..&lt;/li&gt;
&lt;li&gt;Make sure your cell phone battery is fully charged keep it with you, not in your purse or a drawer. Also keep your car keys with you. &lt;/li&gt;
&lt;li&gt;Make an emergency plan, "Various ways to escape if an exit is blocked". Keep all additional doors locked but deadbolts off. &lt;/li&gt;
&lt;li&gt;Turn on the lights and open the curtains. Make sure to lock all doors if you have to go into the basement to turn off or on any lights.&lt;/li&gt;
&lt;li&gt;Make sure that if you were to escape by the back door, you could escape from the backyard. &lt;/li&gt;
&lt;li&gt;When prospective buyers begin to arrive, jot down their car descriptions, license numbers and physical descriptions.&lt;/li&gt;
&lt;li&gt;When showing the house, always direct the prospect, never lead them. Especially into a room where you're blocked in. &lt;/li&gt;
&lt;li&gt;Notify a friend or a relative that you will be calling in every hour on the hour. If you don't call, they should call your cell and if no answer they should call the police. Make sure you answer that incoming call from them even if you are speaking with a customer.&lt;/li&gt;
&lt;li&gt;Knock on a neighbor's door and let them know you are holding an Open House and ask if he or she would keep an eye and ear open for anything out of the ordinary.&lt;/li&gt;

A deposit is required before renting a truck. Some companies insist upon a credit card deposit, others will accept a cash deposit. The requirements for renting a truck vary by company, but all renters must have valid drivers' licenses. If the renter is handicapped, they must bring proof that the person who will be driving is licensed. Some require the driver be 18 years old, 21 years old or 25 years old. The person who rents the truck is responsible for the truck in case of an accident or theft, even if someone else is driving the truck.       <description>CARRIER - Company transporting your household goods.&lt;br&gt;&lt;br&gt;
DECLARED VALUE - Usually a value you place on all of the items you are moving. It's better to over estimate than to under estimate because any insurance will be based on this amount.&lt;br&gt;&lt;br&gt;
ESTIMATE, BINDING - This is an agreement made in advance with your mover. It guarantees the total cost of the move based upon the quantities and services shown on the estimate. Note: you should ALWAYS try to get a written moving estimate, even if it is non-binding!&lt;br&gt;&lt;br&gt;
ESTIMATE, NON-BINDING - This is what your mover believes the cost will be, based upon the estimated weight of the shipment and the accessorial services requested. A non-binding estimate is not binding on the mover. The final charges will be based upon the actual weight of your shipment, the services provided, and the tariff provisions in effect.&lt;br&gt;&lt;br&gt;
EXPEDITED SERVICE - Expedited service is an upgraded service that guarantees delivery by a specific date. This is NOT standard and if you do not opt for expedited service, you should treat the "delivery date" as a VERY ROUGH estimate. Always estimate an additional 30% if long distance move.&lt;br&gt;&lt;br&gt;
FLIGHT CHARGE - NOT an airplane trip! This is a charge for carrying items up or down flights of stairs. Charges for these services may be in addition to the line haul charges.&lt;br&gt;&lt;br&gt;
FULL REPLACEMENT VALUE COVERAGE - Insurance coverage that fully covers the entire replacement value of your goods. This is NOT standard and will cost you extra (generally quoted in dollars per $1,000 of replacement value). The best coverage to take.&lt;br&gt;&lt;br&gt;
FULL SERVICE MOVE - The most common kind of move, in which the moving company moves all of your items out of your current residence and into your new residence.&lt;br&gt;&lt;br&gt;
GUARANTEED PICKUP AND DELIVERY SERVICE - A premium service that guarantees pick up and delivery dates (your mover will provide reimbursement to you for delays). Often subject to minimum weight requirements.&lt;br&gt;&lt;br&gt;
HIGH VALUE ARTICLE - These are items included in a shipment valued at more than $100 per pound ($220 per kilogram).&lt;br&gt;&lt;br&gt;
LINE HAUL CHARGES - The charges for the vehicle transportation portion of your move. These charges, if separately stated, apply in addition to the accessorial service charges.&lt;br&gt;&lt;br&gt;
LONG CARRY - A charge for carrying articles excessive distances between the mover's vehicle and your residence (for example, if your driveway is inaccessible). Charges for these services may be in addition to the line haul charges.&lt;br&gt;&lt;br&gt;
MOBILE CONTAINER - If you do not have a full-service move you may be offered a mobile container, a large container in which you can load your stuff, usually wooden with a canvas cover. This is a less expensive way to move a small apartment, but requires more labor on your part. Great for a college move. Check out ABF or Pods.&lt;br&gt;&lt;br&gt;
OPERATING AUTHORITY - This is the official certification awarded by the government that allows a mover to move your belongings between certain areas.&lt;br&gt;&lt;br&gt;
ORDER (BILL OF LADING) NUMBER - The number used to identify and track your shipment.&lt;br&gt;&lt;br&gt;
PEAK SEASON RATES - Higher line haul charges applicable during the summer months. This is why our checklist recommends you book early if you plan on moving during the summer!&lt;br&gt;&lt;br&gt;
PICKUP AND DELIVERY CHARGES - Separate transportation charges applicable for transporting your shipment between the storage-in-transit warehouse and your residence. &lt;br&gt;&lt;br&gt;
SHUTTLE SERVICE - The use of a smaller vehicle to provide service to residences not accessible to the mover's normal line haul vehicles.&lt;br&gt;&lt;br&gt;
STORAGE-IN-TRANSIT (SIT) - The temporary warehouse storage of your shipment pending further transportation, with or without notification to you (this is DIFFERENT than temporary storage). If you (or someone representing you) cannot accept delivery on the agreed-upon date or within the agreed-upon time period (for example, because your home is not quite ready to occupy), your mover may place your shipment into SIT without notifying you. In those circumstances, you will be responsible for the added charges for SIT service, as well as the warehouse handling and final delivery charges.&lt;br&gt;&lt;br&gt;
NOTE: Your mover also may place your shipment into SIT if your mover was able to make delivery before the agreed-upon date (or before the first day of the agreed-upon delivery period), but you did not concur with early delivery. In those circumstances, your mover must notify you immediately of the SIT, and your mover is fully responsible for redelivery charges, handling charges, and storage charges.&lt;br&gt;&lt;br&gt;
SURFACE TRANSPORTATION BOARD - An agency within the U.S. Department of Transportation that regulates household goods carrier tariffs, among other responsibilities. The Surface Transportation Board's address is 1925 K Street NW., Washington, DC 20423-0001 Tele. 202-565-1674.&lt;br&gt;&lt;br&gt;
TARIFF - A document (in whole or in part) containing rates, rules, regulations, classifications, or other provisions. The Surface Transportation Board requires that a tariff contain three specific items. First, an accurate description of the services the mover offers to the public. Second, the specific applicable rates (or the basis for calculating the specific applicable rates) and service terms for services offered to the public. Third, the mover's tariff must be arranged in a way that allows you to determine the exact rate(s) and service terms applicable to your shipment.&lt;br&gt;&lt;br&gt;
VALUATION - The degree of worth of the shipment. The valuation charge compensates the mover for assuming a greater degree of liability than is provided for in its base transportation charges.&lt;br&gt;&lt;br&gt;
WAREHOUSE HANDLING - A charge may be applicable each time SIT service is provided. Charges for these services may be in addition to the line haul charges. This charge compensates the mover for the physical placement and removal of items within the warehouse.&lt;br&gt;&lt;br&gt;

      <title>How to find a "Good" Mover</title>
      <description>Moving is such a stressful event and it can become very expensive. By not taking some basic precautions, it can become a real nightmare. So how do you find a mover or moving company you don't mind seeing driving down the road with everything you own?&lt;br&gt;&lt;br&gt;
My recommendation is to move it yourself or use a u-pack we drive company like &lt;a href="http://www.upack.com" title="ABF U Pack" target="_blank"&gt;ABF&lt;/a&gt; or one of the companies that drop off a &lt;a href="http://www.pods.com/moving.aspx" title="Pods" target="_blank"&gt;Pods&lt;/a&gt; that you pack and they haul and drop off at your new home. Using one of these services insures the price your quoted stays the same, everything arrives that was packed, and with minimal damage, dependent on your packing knowledge.&lt;br&gt;&lt;br&gt;
If one of those options isn't going to work, then you need to get away from the computer, according to The &lt;a href="http://welcome.bbb.org/" title="BBB" target="_blank"&gt;BBB&lt;/a&gt;. Most of their complaints filed have dealt with moving companies found on line. Surely, there are some good companies on line you say. But finding one before your furniture is loaded up and rolling down the street with an unscrupulous mover, the chances are not in your favor.&lt;br&gt;&lt;br&gt;
After you get off line pick up the Yellow Pages or call your real estate agent or request a referral from someone you know. Locate at least three local companies who have been in business for at least five+ years. Stay away from moving brokers who job out your move. For consumer protection the selected mover needs to be a member of the Motor Carriers.&lt;br&gt;&lt;br&gt;
Have them come over to the house to look at the items to move and give you a written estimate. If they won't come out for a bid find another company. Check with their represenative if they will be doing the move themselves are jobbing it out to another company. Again, if they're not going to do it find another mover. Make a point to visit their local office to make sure their legit, signs on the building, trucks painted with the company
logo.&lt;br&gt;&lt;br&gt;
Never hire a mover who gives you a quote based on cubic feet. Never, ever sign blank paperwork, and know what you're signing. Read the document, understand it and don't worry about making the moving company wait.&lt;br&gt;&lt;br&gt;

How long they've been in business&lt;br&gt;
Local Address&lt;br&gt;
Phone Numbers both local and toll free&lt;br&gt;
DOT and Motor Carriers numbers (Verify at Motor Carriers Council Website)&lt;br&gt;

E-mail addresses&lt;br&gt;
References (and call them)&lt;br&gt;&lt;br&gt;
While checking their license status you can also check on their insurance and one more thing to check on  call the FMCSA's Safety Violation and Consumer Complaints hot-line at 1-888-368-7238 and ask them about the complaint history of your moving company. They are open from 10am to 6pm EST Monday thru Friday and it's worth the call.&lt;br&gt;&lt;br&gt;
Finally, if anyone other than the moving company that you hired shows up on moving day, fire them on the spot. This is worth repeating... never, ever sign blank paperwork, and know what you're signing. Read the document, understand it and don't worry about making the mover wait.&lt;br&gt;&lt;br&gt;
