I just finished watching Dave Linegar on RSN and was amazed at some of the things he discussed. According to NAR; In 1999 there were 900,000 agents In 2006 there were 1.4 million agents In 2008 there were 1.2 million agents Dave thinks that current number is closer to 1.1 million agents 1/3 of today's licensed agents have been licensed less than 2 years 2/3 of today's licensed agents have been licensed less than 5 years In 2007 400,000 licensed Realtors did not make a commission. After a few months away from the active rain community, I have returned. Due to my daughter receiving her 2nd double lung transplant things have been crazy. We are now 6 months out and things are going well. Trying to get business that pays in today's market is something else, but the most important issue of 2008 has passed. With more and more REO's becoming available the banks are beginning to have some issues in getting reimbursements out in under 30 days. Contacting your loan officers is the single best way to secure new assets. They can refer you to back office web pages where you can register to list and sell REO's. Before committing to listing a REO, make sure what that bank requires. Create a vendor file of clean out crews, lawn servicing, repair or handyman type vendors are good to have also. Currently I have 3 of each. Because Banks work on a 30-45 day reimbursement policy it's good to have contractors that can wait on payment. reo: Listing REO's "Be careful what you wish for" - 01/29/08 01:19 PM
With over 5 years of experience in handling REO's I have recently been recruited by two additional large banks to handle REO's in my market area. In the first week I was assigned 5 new listings. After careful consideration I decided to reduce my market area zip codes in order to hopefully pick up some "better" properties. Even experienced REO agents, eyes are bigger than their stomachs when it comes to listing the zip codes yu will service. Once you increase your service areas and you get a few REO's that need serious servicing or work it will begin to deplete
